I just want to share my experience about this builder.

I bought flat in this society few years back and now I am facing -

1- Flat sold showing false parking and now trouble for every one.

2- Old members filed civil and criminal case against builder.

3- No society firmed by builder till date. Daily problem for us.

4- No fencing, common road issue with next builder so no compound all at front-side, no security. scary environment for children and women because no fencing.

5- No water in club house, no maintenance for common amenities. Now no one is using club house.

6- Water issue, only corporation water available for society which is not sufficient and no other provision for same.

7- Builder not looking at all for all these problem.

Over all don't buy your dream home or any property from this builder.

His all team is cheating every customer, be aware.

Hello everybody,

I am owner at MI Casa bella and we are facing huge problem due to false  builder

Following are issue, I am starting from main gate

a) After three years no name no entrance gate for project. "Nile patde ka gate" this is identity for visitor.

b) VVIMP -> Once you enter in premises at right hand open space on which other developer planning for 7 floor building and road is common for both, means no wall no security still development(As per past experience it will take 5-6 years) This is big and life time problem for everyone.

c) On your left hand open space for commercial, .only god knows what is planning.

d) C building: facing major problem is parking.I came to know there is only 12 legal parking and flat is 24. He gave shed which is completely illegal for open parking.Still no one get parking allotment letter. He collected 10K and all documents for soc.formation and now he is not ready to do it.

e)  Club house: Every member(A, B anc C wing) paid 50K for club house but amenity are third class.Very less and poor quality  equipment available in gym.You can check from window:). Swimming tank is also useless.

f)  A and B building: Transformer is open and all building always facing issue of electricity.No gas line, no solar yet.

g) Electricity backup is from C building for A and B building this is worst.

h)  Street light not working and connection is from c building.height of bhikaripana.

i) VVVVIMP: No security in premises.Snake, dog and any person cal easily entered in premises.No compound wall.

j). Builder is unprofessional arrogant, liar and after sell he never entertain you.

k). CONCLUSION: THIRD CLASS PROJECT.

If you feel this is false do activity before buy flat  as below:

1.Do inquiry at any owner from A, B and C building.

2.Analyze all above 10 points during actual visit you will get truth.

*I request you please think before invest your hard money in this project.

Even I am saying don't invest you money in project which is belong to this builder(Jitendra Kodnani/Rishi construction)

VERY GOOD WELL - PLANNED FLATS, fully ventilated and airy. Open from all sides.

Beautiful homes at reasonable price.

The project is situated at a very good and prime location with schools, hospitals, shopping centers, etc. nearby.

The Express Highway is only 5-10 minutes drive.

The Hinjewadi Software Park is very near, maximum 10 minutes drive.

Builder is very good and friendly.

TOTALLY SATISFIED.

An excellent project by Rishi Constructions.

The parking places have already been allotted long back and everybody is aware of it.

The main gate and the compound wall is in place with security personnels 24*7 at your doorstep. There is no drainage issue at all.

The club house is fully equipped with proper gym equipments for us.

The builder has also taken care of our children by providing see-saw, slide, swing, etc.

The swimming pool is designed according to the safety of our children as well as adults.

Inspite of many residents of'C' wing not paying the complete money to the builder, the builder has given spectacular amenities at his own cost.

I am being staying in the'C' wing since long and am planning to buy  one more flat for my relative  from the same Construction Company as I am very much satisfied with their service, quality and positive attitude of the builder.

I hope you would have visited RISHI construction or Mi casa bella site at wakad and would have got apparent picture about project like cheap quality of work, arrogance of builder, lack of customer service, bla, bla, bla....

But still as a current owner and deceived customer of Mi Casa Bella I would like to mention some defects/faults/worst qualities of this projects:

-SIMPLY SAYING VERY RIDICULOUS, ARROGANT AND HOPELESS BUILDER as well as his projects.

-BIG issue is of Parking. There are total 24 flats in C wing and only 16 parking can be fit/adjust at ground floor and rest 8 parkings can't be adjust/fit in the surrounding premises at all (can be called as covered parking). Still parking is not alloted to any of the customers after 1 year or so.

-Very very poor quality of bricks and cement plaster.

-No leveling of inside wall, its like waves.

-Very poor quality of Tiles and not at all leveling in the flooring work.

-Poor quality of sliding windows and their locks.

-Window grill is not safe, it can be broken easily without knowing the inside person.

-No accuracy in any of the door and their frames.

-Leakage in bathrooms for all flats and on the ceiling also.

-Within a year all walls are started cracking just because of poor plaster.

-Very cheap and very risky electricity fitting.

-Possession was delayed by 1.5 years and still NO possession letters to any of the customers and not yet NOC by corporation.

-Club house is not yet ready even after taking full payment.

-Light backup for common areas including lift for 3 buildings is on single UPS with cheap batteries not even on Genset and the issue is backup doesn't longer last.

So Please don't waste your precious time and money in thinking about this project.

Please go for any reputed builder and buy your dream property but not at Mi casa bella.

Project - Mi Casa Bella Wakad  near pink city, (Rishi construction).

Basic defects/mistakes in the work. Even after possession they dont take care it.

Let me give some examples here

1. 
   Door frames are not in correct shapes. There are bends in the frames. Means.at the bottom if it measure 3inches at the top it is 2.5. or in the middle it is something else.
   



2. 
   Sliding doors of window are pathetic. One can easily remove sliding door by tilting it.
   



3. 
   Wall for Bathroom No leak proof.(Still waiting for rain for big test)
   



4. 
   When we got possession we found out 22 mistakes that builder needs to be corrected. Even after two month they have not taken care of those.
   



5. 
   Bathroom windows and doors are very very low qaulity.
   



6. 
   Possession was delayed by 1.5 year and they dont regret to customers. They have an attitude when they talk to customers.
   

7.No level for all flooring(Bathroom and living room)

Don't Waste your time, money and Patience.(About more feedback you can visit to any C- building customer who already booked or staying right now)
