The journey to find a home in bangalore seem a far fetched dream with the growing frauds and manipulations done by the real estate mafia. Let me share a personal experience by Reliaable Developers Reliaable Developers Official in one of their properties #PioneerEternia at Electronic city phase 2.
In the first enquiry, they ask us to visit the property, then once we come down, they would explain all amenities with a USP of two lakes in the project (please don't fall for this - the lakes are accessible to general public as well, not exclusive to the project).
Another promise they make it that Ms. Kiran Mazumdar Shaw is developing the lake as a CSR in her personal capacity (don't know how far is this true as no document supporting this claim was shared with us, but sharing their brochure where they mention pharma company collaboration).
Once you get invested, do your due diligence in rera, personal legal checks, do a final visit before closing, then the circus comes to play. When you go to book the plot, they will say so sorry its sold. You may please check other plots. And, mind you they don't say all this until you are fully ready to buy. Then, they try to stick some other non-desirable plot for you.
In the meantime, when I raised a fresh query for same specifications, suddenly the plot became available. The executive/ channel partner Shibil says - Sir the plot is available for you to come down to book, Probing Shibil further we said that one Mr. Kiran has said my friend that plot is sold out - so how can you say it's available? Shibil replies - Sir, I have told Kiran to book it for you today morning and maybe that's why your friend got a sold out response.
Parallely, I am talking to Kiran who says that the said plot is sold out and that you may talk to Shibil. Incidentally, Shibil's phone gets switched off.
So the final crux is, they will entice you to come to the property to have a visit saying they have plots in your desired specs, but when you want to book, they will say - Sorry, that is sold, please book these.
Its a bad marketing strategy, plus ruining #KiranShaw's reputation by attaching her name to the project. I have all recorded conversations with their executive, if any channel wants to cover, I can share it.
