All projects of this builder have some problem or other. They have land issues, they have no knowledge of construction and hire cheap labor. The STPs don't work , layout plans are changed as and when they please and  they do not respond properly to complaints by residents once the flats are registered. Their employees are insensitive to the customers who enable them to earn their bread and butter and speak harshly and impolitely.

They behave properly till you registered. There are so many disputes on their land which you will get to know only after your booking or registration, after which they will not pick up your call.

Quality wise better to check the Raja Sannidhi, Begur Koppa Road......Think 100 times before visiting the Raja Housing Guys...

Most of the Projects from RAJA housing have issues. I have booked a flat in the D block of Raja sannidhi  in Begur Road. The builder hoodwinked us and coerced us to make full payment. when we booked the flat we were not told f any legal issues and boasted of everything good about the project. the project is now delayed by more than 2 years.

But they are not able to resolve legal issues and issues with earlier land owners. they forced us to register the flats and its almost 4 months after registration they have not completed the remaining works. we do not know how long they are going to take further. bottom line , be careful in purchasing any property from Raja housing. of late it seems even Raja Aristos , a high rise project from Raja housing is under litigation of some nature.

After taking possession of the flats also the flat owners are undergoing lot of problems of improper handover of maintenance of the apartments. Raja sannidhi apartments shows off the lethargy of the builder in taking care of the maintenance of the apartments. anybody planning to book a Raja housing property, must come to Raja sannidhi in Begur road (adjacent to eagle ridge resort) and speak to any resident to understand how bad the builder is.....

The worst builder in Bangalore. The person working under Raja Housing do not know how to communicate. The apartment quality is worst.

Think more than 100 times before thinking of any project under this builder. Visit Raja Sannidhi appt, Begur Koppa road, to know the quality and land disputes....

I have bought an apartment in Raja Aristos, the completion time was december 2011 and it is still not completed.More over, they don't answer calls, they are unable to get an EC or OC for this project.

My loan repayment is high since this project has been delayed so much.

I was a costumer to Raja Uday & Co. and loved the builder Mr.Raja Uday, unfortunately I did not realize they were two different companies.I was very happy with Raja Uday & Co but this company Raja Builders handled by his cousins is very bad and extremely disappointing.

I am a Middle class man, I cannot afford to take such delays. Can someone help me on how to approach this problem ? I am really worried.

This is a review about Raja Sannidhi , Begur Koppa road . An apartment complex from Raja Housing.

There is nothing good about the builder so I am not going waste time on thinking about good things. However I want give honest facts about the issues so I am going to list down those . You can verify these claims from any Raja sannidhi residents by visiting the premises.

Trust – This is the biggest issue. This builder cannot be trusted , here are the examples , D& E blocks were constructed and sold however there is a dispute so court asked the builder to stop registrations. Customers who bought the apartments cannot register till it settles. No khata transferred even after 3 years of completion of A, B, C blocks Builder still not completed amenities which were promised. Things like separate entry /exit roads, swimming pool , Children’s park etc. are still pending.

Fire engines cannot enter A, B, C , D blocks as there is no passage . People live here in constant fear.

There is no working STP plant in place. Builder is pumping sewage water to the next compound . However builder showed 1.5 Lakhs as maintenance for STP and this was deducted from association fund.

Builder illegally converted open spaces to parking areas and sold it to customers even though residents objected this move.

Construction quality is poor .Many apartments have seepage issues. Builder illegally took power worth 2 lakhs from common meter for construction of D& E block , this was not refunded to the association fund. Builder not ready to explain various expenses in the last 3 years even after several requests from the residents. Builder is also not ready to visit the premises to discuss any of these issues.

I have booked a flat in Raja Sannidhi, D Block, The promised due date was Dec. 2011. It's may 2012 and builder is not communicating with me at all. When I call them, they transfer the calls to each other and finally no one takes responsibility of giving a proper answer.

It's seems they are cheaters, I am planning to go to consumer court and also to approach a court because I have paid them almost 80% of the money which bank has sanctioned. Bank is charging heavy interest on the amount because of the delay. I am staying in a rented house.

I brought  a flat in apartment "RAJA HELIX" at Bilekahalli, Behind IIM- Bangalore from the builder- Raja Housing & Construction Ltd. My property is next to Vijaya bank colony  in Bilekahalli.

It seems, the builder landowner has not payed betterment charges and this is not helping us in getting the Katha transferred to our name. This means, the builder should help us more in giving us a legally clear title to the property buyers.Now we are asked to bear the cost of payment of betterment charges.

My sincere advise is : Please dont buy anything from this builder unless the documents are legally clear.

The builder should honour the written and oral commitments to the customers.

People, please please review the builders older projects, get customer testimony and then take a decision on booking a flat with this builder.

The builder promised a lot of facilities but he is yet to  provide all the agreed facilities so far .

Few examples of incomplete commitment::

1-Not paid the complete betterment charges while developing the property . Now customers are asked to pay it..

2-No functioning Borewell( One is totally dry. Another , pumps water only for 60 minutes in this winter. Dont know, if we get one drop in summer time ). Third bore well promised but no action from the builder.

3- No proper Gym( rain water seepage inside the walls  ),

4-low quality basement flooring,

5- Defective plumbing / Plumbing

6-Bad quality of Main doors / frames

7- BWSSB water supply scarcity.( Irregular water tanker supply )

8- In Efficient Site engineer called who just wastes time and does no work at all

10- No proper garden Maintanence

11- Child play Area is missing but was promised in the deed copy.

The builder was quick enough in getting our payment for the flat purchase .He should be more committed in solving the building  unfinished civil/one year maintanence  work.

You are welcome for the tour of my apartment and witness the bad service & maintanence  from Raja Housing Ltd.

interested people should be careful while booking in their future projects called- Raja Aristos/Raja Sannidhi  and any other of projects  in Bangalore UNLESS you are given 100 % assurance of the promises they make.

Rcommendation :Better go for a bigger brand like Purvankara, Mantri ( though little bit more costly ) which gives you quality & reliable construction, maintanence service  and all the amenities as promised in the sale agreement.

Last week I had visited Raja Ritz Avenue which is in Hoodi Circle next to my office SAP, projects seems promising and construction has come out good.

I saw there Mock up flats, it seems to be quite impressive .but they didn't allow me to see the actual flat stating safety reasons, which I wanted to see that was the only concern .

Rest everything looks fine, thinking to go ahead investing in this project .

My Apartment No: D - 102, which recently I have become a tenant of Raja Sannidhi Apartment,  facilities and amenities are good. Neighbors were very friendly and helpful. As a tenant I highly recommended this project.

I have booked in flat no FI - 15 at Raja Aristos, that is close to my office, as well as for daily requirements it's closer. After some time we meet with many other owners. Overall the experience till date with many is good. Their response rate is good and construction quality/concept is really good.crm team always clarified our doubts so always felt confident about Raja Housing Ltd.Construction place is pretty good compared to some big builders in that area.

I  am from Hyderabad and for my job I shifted to Bangalore. I was living in rented house but as time went, its little bit difficult for us to manage with our guests and all. So I thought to buy a house and I searched and visited many projects and did not find a good home in my budget. Lastly I contacted the broker, he suggested me a flat in raja sannidhi. I visited and it was suiting my recruitment also it has  all the amenties .so I booked a flat .It’s always good to buy a flat rather than being in a rented apartment.

I visited a project Raja Helix, Bilekahalli from Raja Housing Ltd. I saw the construction quality that was good and the commitment they have done with the customer have been full filled.I was also happy to know that OC was available for the project, though it was a project of very few units I had to freeze any decision of buying the flat due to the single unit available & orientation problem I was forced to drop my purchase.
