I could guess the enthusiasm  the people had before going for a review . Radiant is a up coming averaged sized builder who is putting all the effort to increase the Brand Image of his company. Radiant group all projects looks good in one short.but R they Really?  Management is trying to build the brand but indirectly they are only spoiling it.HOW?

1) They have assigned all their jobs to contractors who dont know what is the job to be done? This is the case of all the finished and upcoming projects.

2) Due to unproductive of their site supervisors, contractors have done the job as their wish and missed out many things in one and other flats which was a headache to the owners later to rectify it.

3) Some of the projects they have used poor quality materials  which is further spoiled by contractors who was doing the job.

4) They may or may not give all the documents while handing over. We have to fight for it.

5) The apartment is value for money. But the contract job given and daily supervision is required by Radiant team about the work done.

6) Due to lack of supervision, projects are getting delayed, thus resulting in poor quality and repeated jobs and increasing the expenditure of the group.

7) If you are a prospective owner pls visit your flat daily until they finish the jobs.to avoid suffering later.

Recently visited this project. They still have flats available here. I am planning to buy a flat here at Radiant Karel located in Nayandhalli, Mysore Road. They are quoting Rs. 3400 /sqft base price, 1.5 L for amenities, 2 L for car park, Rs. 150 /sqft for KPTCL and BWSSB, plus VAT, plus Registration.

After reading all the comments about Radiant Structures, am a bit worried about buying a flat from these guys.  Also any of you who has bought a flat here, please share your views.

Radiant builders are big cheaters. Don't believe in this builders.Always include a penalty close. They will delay projects at least for a year. You would never get anything on time beware. Better that you Stay Away. I have bought a flat in radiant silver bell located in sadarmangala. They promised to deliver by Nov 2011. I booked in April 2010. No They have not delivered till march 2012 and they are inconclusive on when I will get the flat. I am extremely disappointed with Radiant. There are many hidden charges also. I had to pay extra for switches, utility slabs, better tiles, washbasin almost everything other than walls. They will also charge 25000 extra for first year maintenance.

There is no resale of these kind of Projects For reference look into old proj constructed by this builder. Good location but low price. Also feedback of quality of material is very poorAgain look into the reviews and personally visit place before buying. Low class builder huge risk…

Be careful before investing, blindly not go after less amount, think in this coslyst world why n why less rates.

The Sq. Ft. rates are low, but they charge heavily for other charges. Let it be parking, water, electricity, sewage etc. And they charge additional money [may be same as any other builder] towards, taxes, legal charges and aminities charges. These charges are sufficient enough to cover the low Sq. Ft rate whatever quoted.



  1. They are so nice and soft spoken, till the booking is made [Money is paid] and acts rough once the first installment is paid. You left with no choice than be at the mercy of the builder.



  2. None of the documents or agreement copy will be shared till the money is paid and once you pay the money, you have no other option than signing the agreement with what ever clauses they say.



  3. All the agreements, they have a clause that says “I have read and understood all the documents related to the flat and land and would not request for any other document what ever case in future.”. This is really a trap. If something is wrong with any of the land document, regarding ownership or any other kind, radiant doesn’t hold any responsibility as per the agreement. Be careful to read the agreement before signing. The agreement comes only after paying the initial minimum amount and you will not have any other choice than signing this agreement. They wont remove this clause from agreement even if you request.

If you are thinking of buying a house/flat with this builder, then I suggest you guys to move to some other builder who has very good review. I had booked a a flat in radiant lakeview project on sep 2011, and they had promised to complete the project by April or May 2012, now it is Oct 2012 and I am still waiting. The staff my god one of the toughest job to handle these people, unprofessional, unpolite, irresponsible.

You raise some queries about the work in progress, they don't have proper answer, and I bet they say will call u back on the progress but you would die but not get a call and also they would not receive your call. These people whom I have talked about were Site Engineer and Manager for this project, never dare to talk to people below this level like block in-charge, they are still rude fellows. Due to this kind of response if you go to higher management and complain you would get a good response from the higher management but you would have a personal grief with the Manager and Site Engineer of this project, as the higher management screws these fellows.

No professionalism in the work what they do. For any modifications they have a negative approach, even if you take a responsibility of paying for the modification. Guys be aware with this kind of fake, fraudulent builders!!!!!!!

Blue prints for Water / Sewage / Electrical connection is missing. One out of 4 Over head tank is kept as abandoned due to which the residents are not getting the water pressure for their utilities. Finishing is pathetic.

Moreover, when the issue is raised builder is listening at all. Only date and date is been given, but its almost a year over now, but still no response from the builder.

When we tell to go to the consumer court, he doesn't date at all.

Radiant Group are excellent Builders in Bangalore. I have purchased a Flat in their Flora venture and I am fully satisfied about their construction. The staff are very friendly and most courteous. They have altered the interiors as per my choice. they followed the timelines and handed over the Flat in time. They have taken risk in changing my flooring when I requested for change with minimum extra cost.Employees respond quickly for all queries and helped in getting the Bank loan.

They are really Relentlessly Striving for our Peaceful Living(RSPL).

Ahh at last I have moved in to my own flat in this August, but the list of troubles have not ended for me yet. Before getting into the flat I did my homework by checking with the people who have already moved in about the difficulties faced by them. I very well knew it won’t be that easy but never thought it will this struggling and frustration. The bunch of empty heads who are supervising this property think whatever they say we customer have to buy it. The illogical answers for already developing cracks on the walls, the reasons for not putting the door handle, keeping calling bell cables naked and not sealing with a switches are the few amazing answers which I have been hearing from them nowadays. The swimming pool which they think is the priority for this 7 month already delayed project is stinking since last 2-3 weeks because of stagnated water. The so called supervisors don’t even understand the basic hygiene issues that is getting created because of this and the kind of issues that may create for the living residents if it is not cleaned soon. Recently I have also heard that they are not allowing the local TV vendors and Internet providers to provide their services directly to the residents who badly need of it.

Everyone in this project involved wants to eat some amount under the table. All the residence are living in the building are living with high voltage electricity, no internet, no intercom. Life can’t be worse than this after purchasing this so called dream house. Again I am feeling like I have not bought a flat but bought a bunch of troubles and that too on EMI. People please do not buy flats just because these guys have a name and have many projects around Bangalore. As the basics of life says when you have quantity the quality is compromised. The same can be very well experienced here. These guys should change their business lines as Lets Trouble Our Own customers. I am sure they would have fed someone very well to get that ISO 9000 certificate. Looking at the quality of the work I being from a Hotel & Tourism background can very well disqualify them.

Who the hell certified them? I will post more experience as soon as I complete a month here at Redwood.

Project Delay almost a year now . If you are booking any project with any Builder please add a point in agreement as if project is going to delay then builder shall pay the bank Interest  or Rent . This will give some relief.

Modification charges is too high . If you like to get your stuff to fix that cost is also high. I have ask for extra power point and they have charge me 900rs 5AMP and 3000rs 15AMP . Tiles fitting is too much even the worker will not give respect of customer tiles so you need to buy extra tiles .

Its a good project. You can book. Even I have a flat in this project. Engineers are friendly. Though the project is inside, after some time this area will become quite busy due to large number of apartments are coming nearby to this project. You can book this project with no doubt.

There is no legal issues find with this project and almost all nationalised banks and private banks are funding for this project.

Hello,

I'm planning to buy an 3 BHK in Radiant Redwood which is located in Koppa Road near to Bannargetta Road. I have been promised for possession by March 2011 where just the cement works are been completed. The amenities mentioned as Swimming pool, Gym and play area for kids. I noticed the difference between carpet area and built up are was 130 sq ft.

Please provide some feedback on the bulder and the property.

I am planning to buy a flat in Radiant Shine ( Begur Road, off banngergatta road). just wanted to check if this is a good option. ? the price looks comparatively better than other builders in that area. I have seen Radiant Lotus which is close to my house near kodichikkanahalli main road which looks OK from outside.

Bad experience with Radiant Structures.

I bought a flat from the Radiant Structures team and here are my observations.

Pros:



  1. The price is competitive and comparitively lesser than very big builders. Radiant group is not that big company though.



  2. They are taking up alternations of the flat if you need any, if it can be accomodated based which phase of the construction the alteration requested.





I donot really see anything other than this in Pros:

Cons:



  1. Same as any other builder, the flat prices are different for different customers independent of what time you are booking it. If you are smart enough, you may get a slightly better rate than others.

  6. I have booked the flat in the month of Jan 2010, it was nearing completion and they promised that by September 2010, it will be ready to occupy. Today is May 7th 2011, almost one month past the committed date and still its not complete. Not just that, the way the work is progressing, it may complete by end of 2011 if everything goes good.



  7. Some of the people who bought the flat has been behind the builder to complete the work of their flat and somehow hot their flat's work complete and moved in. But staying in dust and dirt. Parking line is not properly done. The next door flat cement/sand work is going on. Corridoors are full of mud, water and dirt. Its a horrible place to live. Common lighting, lifts, power backups, nothing is done. The reason for delay is that as soon as majority of the flats are sold, they moved workers to the new work location [the other new projects] to show the work progress of those flats and sell them.



  8. The work is progressing at snail pace because the workers are not available [moved to the new project] and even small things like, but white washing the walls would take one and half months. They have left with a bunch of workers and it would take ages to complete.



  9. They would not give any commitment during agreement on the date of occupancy as it will be legal. Even if they give it [A few of us insisted to put that clause in the agreement], they will make sure that there are other points which give enough loopholes for them to escape. Those points are legally difficult to proove for the customers favour and you have no choices left.



  10. All the alterations would be charged HEAVILY. For a sample of an AC Plug Point or Fridge plug point, they will charge Rs1500/-. You are left with no choice to pay them. Because to put an extra plug point or light point, you have to break the switch board and put a new one which would spoil the walls and difficult regain the same finish as before. You will be left with no bargaining power. They will give you 2 -3 choices for tiles. If you dont like any and wish to buy your own tiles [or simply anything], they are not willing to adjust that amount from the payment. The only option is that they will reduce~25% of the actual cost of that material from payment.



  11. Alterations are a nightmare. They would do at their own choice and they might not listen carefully on what change you need and if you need to get it corrected, you are going to see the other face of the site engineer. They will give all kinds of bulllS**t response lilke, that material is not available in the market. We cannot get it on time now. If you need this only, then wait for another 4 months. It will take time to order it get it back. But no guaretee that you will get it after 4 months, we will try. What we will do.:-)





12.The quality of the work is not that good, as we had an issue and requested to change the poor quality bricks used for the construction. As one of the buyer had scores of years of experience in cement industry, we were able to assess the quality. If not we have to just belive that they are using good quality material.



  1. Its so difficult to get the owners of the Radiant group to discuss any matters. Even if they come, nothing is going to change. Just for the sake of argument, they will keep on arguing.



  2. Worst thing is the approach and behaviour of the site engineers. They are so rude and cannot get anything done without raising your voice.



  3. I can keep on writing such points. The other apartmenet owners from here may have 20 more points own their own. What ever I wrote here are the common experiences. I am not sure how other builders are. May be of the same kind. But not sure. One last thing I would like to add. They have not yet given the possession certificate for those who moved in. No convincing answers. Not sure what the challenges are. Not sure of any legal complication exist or not.

I am planning to buy a Radiant apartment in Yelahanka. They have promised to give possession by oct'2010. Plastering work is going on inside the apartment. So flooring, painting and fittings are due. I have negotiated for rs. 2100/- per sq.ft. This is in the 1st block. Blocks 2 and 3 are also under construction.

So If I pay now the amenities I will get only once all blocks are ready.

Also They have given me a choice to select the tiles and fittings. I find quality of construction quite Ok. can anybody give feedback on this. Are they trust worthy. Please letme know should I go ahead and buy this apartment.

Daily we come across various ads in print and electronic media about upcoming properties, ready-to-move in properties etc. I have been evaluating properties of various builders till i zeroed in on a so-called "ready-to-move in" property of radiant constructions (radiant lotus, bomanahalli) in the month of September 2009.

Good things first. I got the 3bhk flat at a reasonable price considering the locality (it's in kodichikanahalli, 2 kms from bomanahaali junction, hosur road).

After the initial payments and loan processing, I was promised that the flat would be ready for occupation by Dec 2009. Looking at the spate of complaints (about delayed projects) in the real estate industry, i thought i was lucky enough to get possession so fast. Little did i know what lay ahead.

First things first. You will be promised about dates every now and then. The management, the site engineers, the field sales team: everybody are capable of giving a date (for the flat to be ready), but no one keeps their promise. And, if you think it's common in the industry. You need to look at the work that is pending. It's basic work like painting, acid-wash, bathroom fittings etc. Remember, its a ready-to-occupy house. Even for these small things, the site engineers give an estimate of 2 months (which is revisable according to his and management's convenience).

Next comes amenities like lift, gym, swimming pool, play area etc. At the time of payment, we need to make a full and final settlement to avail these. But to use any of these facilities, we have to wait till all the flats in all the blocks get filled with tenants. It might take several months, might be upto an year. But, you need to wait.

Next, accessibility. Same case like any other builder. When it comes to you making payment, they run after you. But, when it comes to work that has to completed from their side, you need to wait coz, you are not the only one.. Please remember. So, dear friends, when you are looking out for radiant properties anywhere in bangalore, keep a few things in mind (apart from the usual list that you consider before buying a flat):



  1. Check the status of "ready-to-occupy" properties. Will you be getting all the facilities/ amenities right from the day you occupy the flat or is it that you need to wait till all the flats are occupied



  2. Be very clear about "all-inclusive" prices. Better get in writing that you will not be charged for anything extra ( i was told to shell out 90, 000 for cauvery water after paying of the "all-inclusive" price. And this was not mentioned to me in the beginning)



  3. Make sure you get all the facilities that you are paying for (radiant wants me to pay for the gym, swimming pool etc. Which will easily take another one year to be operational.)



  4. Never ever listen to the words/ promises of site engineers of radiant.



  5. Try to get in touch with the tenants to understand the problems associated

I was booked flat in the month of may-2012 in Radiant Elitaire, when I booked it was plain land and the possession date announced by Radiant is jan-2014, during the time of construction I used to get many updates from the customer care and lot of email related to slabs, brick work completion status.

I used to get email related to paint, tiles selection Really I appreciate that and exactly in the month of January -2014 I got a email to take possession, where I and my family was very happy because I am already paying the EMI and rent. Thanks for Radiant Group for making my dream house in place . Appreciate it!
