I generally dont write about some thing on my own unless some one asks for it :) (for all the right reasons). But this time, I am not going to wait for Purvankara and I am sure, they wont ever ask me to write some thing about them:). (For Puravanakara:  I am the netted customer who has already paid all the money and they have no business left with me).

I am going to write my experience with Purva Riviera Project.  Here is summary of how did end and Start.



  1. I started looking for an apartment in Bangalore in 2004. Came across reviera Project. Marketing team told me about "pretsigious and ambitious" project called riviers (Sugar Talk). BTW: I dont blame them. every one is doing that today in this fast moving world.



  2. Model Apartment was Great and I always knew that its not what I am going to get. Purvankara did Great job in meeting that expectation. They were bang on Target. In Software Term, It was exactly opposite - WHAT WE SAW is NOT WHAT WE GOT. (~WYSWYG)



  3. I paid all the money at once and got a promise that I will get some discount at the end. (Bunch of words)



  4. AFter than, for 1.5 Years,





There was Silence. There was NO Communication. The marketing team contact was unreachable. I was silent spectator to the building which was coming up in pieces.



  1. One day I got a letter that my Apt is ready. I had to Wear helmet, cliemb 50 Steps to reach my apt. It was done for Them. There was NO way I could take the apt possesion as huge amount of outside work and other apt were still under construction.



  2. I asked the after Sales person, how can I start living here? According to him, apt was ready and its upto me to decide. That was Smart, he thought. I asked him if he is willing to move in with his own family in this condition and if yes, I can lend my apt for him. He was speechless and didnt talk :). ANy ways, point is, Purvankara knows this game better than any one of us. 7. Finally, I got over all the hurdles by just waiting (time was the only solution) and got the possesion and registration done.





Here are some of the observations:



  1. Quality: Puravankara are AVERAGE builders in this case. Attention to Details is Missing. If you pooint that to them (by asking for modifications), they show their HUNGER for money openly. I call that Exploitation.



  2. Communication: Some Standard set of answers available with all the ROBOTS working at their Office. For them, its a Business as usual, no matter its your dream house or what ever. They dont believe in email or phone calls. EIther they are not Net Savvy or just deaf. Only thing works is going to their office and waiting for some one to listen to you. The scene is not any better than Govt. Hospital. (I think, there must be some board in Purva Office, which reads "Hospitality my foot :)" )?



  3. Compensation: All Rubbish. They know how to eat, drink and snatch your money. If you talk to after sales, with very serious look and CALC in hand, they will tell you, how we owe them the whole world.



  4. I heard, Ravi Purvankara asking some one (in response to certain compalint) that what is the rate which u got this flat? My answer would have Been - "Dude, Not for FREE".  He should be honest for once.



  5. BottomLine: Purvankara is Not some thing out of this world or some thing. They are avarage builders, with huge amount money made by false expectations, some legal help, no honesty and sincerity. BTW: I dont blame them for that as every one is in day light robbery int this space. No one has time for Ethics and values. Grab as much as you can and make merry. Purvankara is one Happy soul that way. My Best Wishesh to Them and one humble request, raise yourself from these cheap responses and gimmics and do some thing wonderful for the Community for a change OR ELSE dont keep harping about your quality, name and what not. Shut up and do what you are doing, There are enough folks who will keep falling for your Gimmics.

May be the experiences differ but  when I decided to go in for a apartment the one name that came to me was Puravankara and went with that and no wonder am surprised at the reviews of some guys

I met the executive at the model house who gave me detailed information about the project and(also helped me in selecting the financial institition)

I used to get the reminders regarding my payments regularly, there was an incident where I could not go personally visit the Purva office to make the payment,  After Sales Executive were very considerate and sent their person to have it collected from me.Thank's for persisting with the follow up of my case.

For those people who cannot visit the apartments can check the construction progress along with the pictures.

At the time of possession I received an Welcome Note, Purva owner's manual & Security Guide(very informative) sent by Purva Customer Care.

Of course I would say after entering the apartment like everyone I had to face little initial problems which I felt normal and I requested for their fixing in a time bound schedule.  The site people though took sometime to fix completed with an excellent care.

This reassures me that Purvankara is serious about customer care.

Since I bought the apartment It's been a very pleasant expirence for me with Puravankara's I have been happily residing in one of the Purva Apartments and also planning to buy another with Purva.

I wish I cud give lower rating than this.but unfortunately mouthshut doesn't allow me to do so.i'm writing this review only b'cas of a gentleman who stayin abroad wrote a real good review and I was amazed to see that.as i'm resident of one of the purva's pathetic apartment here goes my review for that:-

Expected:-Planned completion of the project:- Dec-2005 (Assured by purva sales at the time of buying apartment)

Actual:- Work is still going on and purva shifting focus to the new project and least bothered to finish the riveira project. By any chance if you forget to close windows during the day time and when you come back in evening.Gosh .you can see dirt, dust all over ur house welcoming you.Labours, workers peeping into ur apartment all the time if it's in ground floor. Dumping the materials on pathway. Dark corners of the staircase is been effectively used as toilets by labours, so that apartment owners can have a descent fragrance all the time. Work is still ongoing with new problems getting added everyday(April -2007) .

Almost year and half delay . isn't this cause to ask for compensation?And when we did that wat we get."Force Majure" clause .hahaha.

I can go on and on.praising the worst of the lot in buliders one and only purva.so if u considering purva as an option .please rethink and reconsider.

Hey I would like to share some of my experiences with Purva team, Bangalore.

Firstly the dedicated and affable marketing team who helped me in answering all queries though I was sitting thousands of miles away.even before I bought an apartment.

Though this was not my first apartment which I have bought in Bangalore .my experience with other competent builders was not so pleasant.when compared

They gave me a detailed view of the project, cost, materials, finish  .took me and my family ample no of time to the site and answered all my queries even after I bought the apartment.

Though there were not many modifications at my house, but what ever I asked/requested they said yes and carried out with a proper update ……….of course there is a cost involved in it which the site team justified

It gave us immense happiness and sense of satisfaction esp when you travel thousands of miles just to see your apartment ………. with all the customization requested being incorporated

Though the Purva/After sales dept   were very stringent in their payment collection but would return the services worth your money also .and I feel for a project of that magnitude it is essential .

The personnel at the Customer care dept were extremely helpful in sorting/explaining the issues which were out side the scope of the After sales dept

I also referred a couple of my friends in here who were also interested and looking for a good property, they also bought it for which Purva paid me a referral bonus which was very surprising and pleasing.

I was also glad with the way they professionally handed over my apt and its keys …….wishing us good luck . bouquet .chocolates. as if I  have bought a new car….This was truly an  overwhelming experience

With this  I am planning  and convinced  to go for one more property of  theirs which is newly launched in Chennai.

My relationship with Purva folks has been bad. The sales people sell " dreams" only to be broken! A big fat bunch of lies. The first day I landed at their office, the sales rep made me wait for 20 mins. which she was talking to her boyfriend! Then she give me info which was wrong. Made us wait again for 1.5 hrs promising a site visit!

Once I signed the deal. they were not bothered about anything else. took their own sweet time to give the papers for verifcation. Promised me a good parking slot and gave me the worst possible one. They refused to exchange it to anythign else.

Quality of construction: 80% good. there are problems in 20% areas. and they refused to fix any of it. they just gave empty promises. I had to get most of them fixed at my own expense.

Overall Purvankara Quality Of Service: Poor! Its a good real estate market. and they r acting as if they are doing mankind a big service by being there. They simply dont care about the customer. Attitude is pathetic of Sales, After Sales service and even the interior design team.

I can add few things here.

1- They dont know basic civil engineering.

2- They dont know anything about alignment, verticality.

3- They dont know how to lay tiles, how to do grouting, how to do wall plaster

4- They dont konw how to give proper slope to the floor.

5- They cant fix even Taps/showers/(water fittings) properly.

6- They know how to talk big things.

7- One Bugger Contractor with engineer came to me and told, we will fix all the problems but dont write problems to Yahoo Group.

8- One utter useless fellow is made the site incharge who got no control over his subordinates engineers, for your information his name is Vijayan.

9- They have used poor quality fittings e.g. window door jali, which has broken weels and whose mesh is getting rusted.

10- One good excuse they give is supply is not there if you ask them to replace anything.

This list can grow eternally.

>I am glad to see mouthshut include this category for reviews. After running pillar to post, I guess this is the penultimate forum for the owners of apts in Puravankara Riviera to vent their feelings (the next one could only be the consumer court).

This story begins when a person gets tired of staying in a rented accomodation and decides to buy and apartment of his own. The very first step one tends to take is a find out the best builders in Bangalore (or supposed to be!). Its rather unfortunate, but yes, hitherto Puravankara has somehow managed to maintain a very good reputation.

So after crossing the Riviera advertising board several time enroute to your office at whitefield, you decided to drop by at the construction site to enquire about the apartments. Wow!! ... thats exactly what you would say on entering the sales area. They have a lovely mockup of the entire apt complex, and very professional sales team, an excellently done (both construction and interiors) model apt. Its almost a no brainer that one would want such an apartment so you take the plunge.

But guess what ... that is really a plunge !! because from now on, you are at their mercy. They have u're money. You having put in ALL u're hard earned savings, don't have the risk appetite to forgoe the apt and move to another place. Doing so would also deny you the housing loan benefits.

So what actually happens?? read on ...

Well, to begin with the apt complex is delayed by exactly a year now, and is still under construction ... and is marked as completed on the Puravankara website.

for starters, this is what u get from puravankara after sales ....



  • a team of people who will keep assuring you for 6 months, that you will get u're apt in a couple of weeks



  • a team of people who for the last 6 months have been assuring us of garage allotments taking place next week



  • a team of people who for 8 months kept saying the BESCOM electrical connection would be available next week onwards



  • a team of people who will NEVER EVER reply to your emails



  • an after sales manager who you would love to beat the hell out of because he just cann't control his toungue, and for those of u who don't know him ... he's called Y.N.Rao





then we move on to the main course ...



  • You have a resident getting hurt due to falling debris



  • You have an incomplete leisure center



  • An incomplete clubhouse



  • You have a house u've moved into which does not have the cable tv wire drawn into it



  • the dining room of the house is electrically disconnected from the rest of the house



  • you have a switch for the balcony point but no wire between the switch and the light fitting



  • you have breakins into your houses because you have to move in while other apartments were still under construction



  • you have chipped tiles



  • you have water logging in bathrooms



  • you have leaking flushes in the bathrooms



  • you have DIRTY windows/granite/balcony railings/switchboards and doors when you move in



  • you have no BESCOM electricity supply (and guess what, puravankara will take the running cost of the generators from the residents, this is not confirmed, but as I know Puravankara ... I guess that should be up next)



  • you have garage ramps constructed in such a manner that your cars undercarrriage hits the ground when you try to enter/exit the underground parking



  • you have a main door which has cracks in it (you know y? because a smaller sized door was fitted with wooden strips all around then then polished!!)



  • you have undulations on the walls



  • u have a house electric supply tripping all the time because of faulty connections





and finally dessert:



  • go to seek compensation for the delay ... no response .. not from customer service, not from after sales and not even from ravi/girish puravankara



  • go complain about damage to your car, you have a builder who is not responsible for that damage because u parked it at the wrong place (apparently puravankara neither wants to shoulder the responsibility of the delay nor understand the plight of the people living here as construction is in progress)



  • u have a car which gets repainted every morning :)



  • u have a couple of residents involved in elevator crashes ( yes those elevators actually fell !!)



  • u're apt complex does not have a main gate





I could go on and on and on .... but I guess the above shud sufficiently spoil u're appetite for a Puravankara apt.

If you want to buy a house and move into it ... want to experience that feeling of moving into your own first home ... Puravankara Apts are not the place. Buy it from Shobha, Salarpuria, SJR, Rohan, Prestige, Brigade, Nagarjuna, Sigma ... any local builder for that matter !! ... but don't buy a Puravankara apt and regret it as are approx 600 residents at Purva Riviera.

*Addendum 1

*It is official now that Puravankara is not going to pay the compensation for the delay in the project. So whats their story. Well according to Puravankara when they sold the apartment to the customers they forgot to include the clubhouse area in the superbuilt up area. Hence, the residents can either seek compensation and pay for this extra area that has been added to the super built up area after the sale/construction agreement OR forfeit compensation and get this "extra" area for free.

As you can see, Puravankara ain't as good at construction as they are at legals. I wonder when they will lauch a legal consultancy :-)

*Addendum 2

*Puravankara usually takes the services of Handiman for facility management of the apt complexes. Handiman's management at our apt complex sucks big time. Some of their stories:



  1. Due to an internal dispute betwn their security and handyboys, residents letters were turned back to the postal dept for nearly a month. It is only after a resident realised that his letters were missing that the dispute was resolved after intervention by the internally formed task force.



  2. They have launched parking stickers today. Its hard to figure out whether the parking sticker is for Purva Riviera or for Handiman's office. It looks more like their ad campaign ! :-)

My experience with Purvankara builder has gone from GOOD to WORST.

These folks are very good at demoing, marketing and selling their apartments. I still remember when I considered buying one of their two projects they showed us both the projects fairly quickly with their expenses. Since I don’t believe in getting “free rides” I knew that I

would be paying for all the initial activities some way or other.

However, I did not mind that because I thought I will at least get “peace of mind”. Since, selling is what Purva is good at I did not have any issues in “buying the apartment”, which was supposed to be

delivered in March 2006. We really liked the MODEL FLAT, which now we realize was the “hyped up” version of reality.

Guess what? The problem started with payments. Most of the times

Purva folks did not send the demand letter to banks in timely fashion and to make the matters worst my bank folks also kept on delaying payments. I was terribly dissatisfied with services from both the

agencies because most of the time I had to intervene to solve their problems.

Second problem we faced was about not getting what we were promised. Initially Purva marketing team got us excited by showing BALCONY DOORS which one could open in a way that living room and balcony can be

shared easily. However, when we checked the reality the DOORS were not the one they promised. When we enquired the reason provided was “architectural constraints”. I wonder where these freaking “architects”

had gone when these idiots designed their apartments and how come they

only realized the problem while implementation?

Another problem we faced was during the phase called "modifications". Purva asked us to figure out what modifications we

need and told us that they will charge us on the differentials. We thought okay its better to do modifications now to save money. Me and my wife visited lots of ceramic tiles places, and decided that we will

get our bath rooms & bolcony tiles modified. We submitted our modifications request and received a shocker when we saw the cost of modification. It was more than 2.5 lakhs even though the cost of material was 1.5 lakhs so if we were only required to pay for difference then the cost should have gone below 1.5 lakhs and not above it. When we inquired with Modifications department, they said Purva will give us the material they had procured EWC, Tiles etc. When I

asked them why did they procure that in the first place. The answer was…well we buy in bulk and we bought everything. I felt like slapping the person who was incharge of modifications. I just didn’t understand how this whole costing was "differential" for them and how they had decided to take on this new policy without informing us. Soon, I realized that it was their way of making some extra bucks. In retaliation we dropped our plans of modifications, paid a some penalty

out of deposit we had made for modifications.

When project work was going slower than expected we realized that we

were not going to get apartments when it was promised i.e. in March


  1. I still remember Purva folks advertising in the news paper (Times





of India) that they will show the competition how to complete the

project on time. While reading those ads I felt that Purva folks were

either “too good” or just “bunch of idiots”, who didn’t understand what

they were doing. Project was severely delayed and most of the people

got possessions at least after 7 to 8 months of delay. What Purva team

did not take into account was that I had to pay RENT for all these

months and I lost at least Rs. 1 lakh because of their mistakes.

Recently, When I asked them for compensation for delays junk at Purva

are talking thinking about it and then taking in to consideration the

payment delays etc. to come up with compensation scheme. I wonder what

these “bunch of idiots” can provide me. Let us see.

The biggest problem with Purva is their AFTERSALES SERVICE (or lack of it). There is no SERVICE. You have to call them myriad number of times before they respond to you. If you are out side of Bangalore then expect lot of STD calls because emails will generally not get reply. Overall, in my opinion Purva folks are “pathetic and completely junk” to work with. I agree that their apartments are probably better and have more amenities than small time builders but then I wouldn’t want to deal with these folks again.

I too'am one of those hapless beings who fell into a trap called " Purva reveria" promoted by Puravankara Projects in airport road in Marathahalli, Bangalore.

As had been mentioned earlier by other victims their energetic marketing team played me in too. If you are planning to buy from Purva then please decide after reading below:

When you make your intentions known to one of the marketeers, you would be followed by them as wolves. From 7:30 am to 9:30 pm you would get calls about the apartments being sold as hotcakes and any further delay on your part would make you loose the privilege of being a Purva owner.

Finally you fall prey to their promises and pay in the cheque, and start dreaming about the possible day that you would enter your house.

This is when the real fun starts.


  1. As had been told by one of our friends here, purva cleverly delays sending the demand letter





to the bank, triggering a delay in your payment schedule. You suddenly get a letter stating that

"delayed payments would attract interests". Now after reading the other reviews

I realize that this is a planned ploy to meet the "known" delay in completion.


  1. Then you would be sent a notice that if you need to make any modifications to the house "it is now" or else never. Here too, purva sees opportunities to mint money. Even ten rupees from your pocket, if it is suckable, they will suck. Just to change the switch point a feet above the





designated place, they would charge you 7000 bugs. You will slowly start to feel uneasy now.



  1. Then finally you some how make the payments since the completion date is approaching.  You call them up and they give you false progress reports over the phone. In one of the calls they would say, it is already completed Sir, upon digging further, they would say that a model apartment in another block is done and you can have a look, yours would be a ditto of it. And it would take just fifteen more days to finish it off. No, you would start to become a bit uneasier.



  2. Thinking that within fifteen days your house would be complete, you would commit to your current owner that you would be vacating the house by such and such date. He would start searching for a new tenant, so on and so forth. After 15 days you find your apartment/ flat to be in the same state as before. You call after sales, they don’t pick up the phone. This would anger you now. After 15 attempts the Great Mr.After sales manager would come on line and he is the epitome of politeness, I tell you. All that he doesn’t do is bite you. After a hello sir, he starts barking, you bang him right and left and cut the call. You start to feel depressed straight away, and in the corner of your heart you get a feeling that this had been a bad choice.



  3. After lot of such, over the phone, in person fighting your house would be brought to shape in a hurried manner. You go to the house after office, in twilight and are somewhat happy that your barking are yielding something, but while driving back you realize …the flat is done, but where are the lifts?, where are the stairs?, Construction is still going on and people are moving around with helmets, forget the car park, what about electrical connections?, what about drinking water?, Damn it, by this time you would be so mad that you would have jumped a signal and a few auto men and yellow boards would have cursed you.



  4. After this, registration of the houses would start and you would need to sign off with the builder that your house is in “as promised” condition. You take your wife and parents to the house on the weekend in daylight and now you would be pissed off. The tiles would be laid hook and crook, doors when closed will struck shut and you need 2 to pull it open, then the glass windows will be full of cement and white paint. Nothing is proper. You feel extremely depressed by now. You go and complain to the Great Mr. After sales manager, again another fifteen days!. You are fed up with it and decide to go about the registration and call the same manager and ask him to send you a “to do list” or ”to pay list”. He gives you a list of “to Pay”. This would contain miscellaneous component, which he says is bribe to BDA.( this component is in 5 figures!). By this time you are torn and your house owner and you are not in talking terms for the frequent change in plans.



  5. Finally you pay all of it up and then get in the house, coughing and scratching amidst all the dust and fear of something falling on your head but you wouldn’t be able to keep up with rising rent and EMI. You use the bathroom and the water wouldn’t drain out, the slope of the floor is in the opposite direction!. You call the electrician to fit the fans, you open the socket and you don’t find any connecting wires inside atall, you also realize that the ceiling height is shorter than normal, then the glass doors wouldn’t lock properly for the walls are crooked. The electrical supply is through Gensets and you switch on your PC and the geyser, it trips.You would open the tap one day and you find red colored soot coming out.





You call up the support staff and again “ FIFTEEN DAYS”. I don’t have words to define your state now.



  1. You meet one of the Puravankaras( Girish or Ravi)while he is on an onsite visit and tell him all your vows, instead of giving you solutions, he would ask you what was the rate / sq ft you paid .you say 2245 he replies back, talk to marketing and they would take it for 3000. You feel as if you are eating shxx and also wonder if these people eat currency notes for lunch!.



  2. As a perfect jolt, you hear that the lift in a particular block has had a free fall from 9th floor to the 3rd floor with a person inside it.!. You would agree that the house is in no way complete with the current status as compared to the promised date of completion. You go and ask for compensation ….not another fifteen days… you would be said that you had missed your payments on a few occasions and defaulters are not eligible.





As an icing on the cake, your friend would visit your place, with his family and his wife would claim that it has started to look as a resort as promised, by looking at the palms that they had planted near the compounds!. You will be searching for an answer and give a wry smile with an ”Yes”……. Purva wins!.

Think over.

People might think that by disclosing this I would be undervaluing the property. I don’t care, when I myself had been so undervalued. What remains of my “dream” house? To hell with it.

I realise that I have bought the house from Thugs.

Satyameva Jayate! Purva is downgraded by CRISIL rating. Reason? for what else, delaying their projects! They've priced higher and never delivered. All those sufferers can feel justice done. Delay, Cheat, exorbitantly priced and snobish attitude and the list goes on and on and on...I think I share almost all those mentioned by various victims here. People who are lining up for buying good apts, verify the details before you venture. This should definitely open their eyes. They seems to have opened a customer support wing with the most ridiculous name considering the situation - Purva cares. People believe it is an eye wash to save their face in wake of so many unfavorable incidents with customers. Now that their rates are going south ward, this should be a good news for the devastated customers.

Purva Customer service and After Sales experience is worse. You just enter the trap with Purva guys. They loot you in all possible ways and treat customer as their foot. Even Purva would play tricks with loose worded contracts and try to always use it to their benefit. Any number of complains they just dont care.

Overall, its pathetic experience to get things done with Purva even afer paying premium to their property. If possible never buy property from Purva that is under construction. You could consider buying Purva property if it is ready for possession(move-in property).

On good side, they have nice marketing and sales that makes you more cheated as things sudenly changes after you pay them your money. Also the sales guys are very talented to show you only few apartnements out of the pool and makes you feel that project is completely sold. If you visit them couple of type, they might show you diiferent units as they dont keep track which one they showed you last time. So push them to show more and more units and you would get endless choice.

Also be careful with the pricing of different units. They have some guidelines and try to sell you all the units in premium price even though they might not be really premium.

Just keep track and setback before you buy it.

This is a feedback for the Puravankara builders in general and Purva Panorama project in general. I am a victim of many falsehood, cheating and outright daylight robbery by Puravankara bulders. I know the face value and thereby the resale value of my apartments might go bad because of this. But I genuinely felt nobody should be a prey of this mafia anymore. Read if you are planning to buy an apartment in Purva. Purva had an excellent marketing team. They make a very good, attractive model apartment to get clients. Frankly they do a good job in that. the Marketing folks were very courteuos, helping and were wonderful to work with. But that was just a wonderful mask behind which lurks outright deception.

The problem started with the hand over dates of the apartments. Purva promised everyone to have the project handed over in 2 groups. 1st group in Nov2006 and second in Feb2007. But as things stand, none of the blocks are ready. After a lot of fight and back and forth commotion, some people agreed to take possession in whatever form it is, if Purva complete their works within the flat. The thinking behind this is that they can start their wood works and by the time the wood work is done, they are hoping to be ready to move in.

But the trouble began as they started handing over the apartments. During the time of hand over, they asked us to sign a declaration-cum-undertaking document mentioning that Purva has exclusive rights to develop more storeys in near future and even can do construction on remaining area and flat owners has no claim or right on same. It also mentioned that in this process undivide share may also come down. They claim they have the right to modify any structure at any point of time. So the people who bought apartments thinking that they are at the top most floors(you need to pay premium for higher floors, mind you) to enjoy the nice view around, are taken aback hearing that the buildings around can go up for new customers and totally block his view. Purva is cashing on a set of residents who hasnt formed any union or society and by the time one is formed, all the clauses and rules in the interest of Purva will be in place and their society will be toothless in effect. Now a small group of hapless owners who are aware of the current situation, is trying to unite as many owners as possible and trying to get a legal guy to fight this out. We all know how difficult it will be to do that. But still we are going to fight this out. The Marketing guys while selling the apartment, claimed that if the construction is delayed, they have some penalty clause by which they'll pay the buyer some compensation.

And he also claimed they are one of the very few set of builders who gives it in writing. They used this Penalty clause as the USP for selling the property. But as per some convoluted statement in the agreement, if the buyers make delayed payments, Purva is not liable to give the project on time or the penalty. This is even after paying the interest on the delayed payments by the owners. Now this is their strategy says another client. Banks don't disburse payment without the demand note from the builder. I experienced that, Purva issue the demand note after the due date (4-6 days after the date) & then banks too take 3-4 days to process.

I had raised this issue before also and asked them to send the demand note in much advance, but they didn't do this. Now they are blaming on us for the delayed payment. Finally the After sales manager from Purva confirms that none of the people are eligible for the Penalty in Purva Panorama other than those who paid the full amount upfront. Now for those who took the possession, finds it tough to do their woodworks as they are not allowed to take the vehicle transporting their materials to the apartment. They had to carry it all the way by themselves, manage it to their apartments without lifts in working conditions and what not? This is after paying all their pending dues and even paying in bulk (50000 Rs for 2BHK and 70000 for 3BHK) for the future use of the amenities and for something that they cant even figure out how it would be

Now coming to the amenities. To the suprise of the owners, we came to know that all these amenities are just name sake. For an apartment complex of 600+ apartment, the supermarket is just 350 sqft! Not bigger than a HOPCOM's vegetable store! Swimming pool with toddlers pool combined is about 1600 sqft. Where are less premium apartments like Mantri residency provides a pool of 5000 sqft. Owners complained against this showing other apartment complexes as example. The builder gave us a blantant reply that they think that is enough. Regarding the convenient store, they say, if they have to make it bigger they have to reduce on something else. Moreover, the overall area is never going to increase. So whatever we gain is at some loss elsewhere. Now another inconspicuous deal: Goto their website for Panorama: https://puravankara.com/projects/panorama/laymap.asp# you click on that layout plan and see that there is a long strip of green land which will come in the centre of your screen and try to read what is written in the bottom of that. It says PRIVATE PROPERTY. You might not be able to figure it out easily what is written there.Many buyers bought this place thinking that this is a vast open land available for them to relax! Now, that is a private property and you cant guarantee what can come there. Was this told to the buyers? Ofcourse not. When I asked the marketing guy why he didn't tell me this, he said Purva was trying to buy this place at that time, but it didnt happen.

Funny answer. Till very recently they havent even put a compound wall around this private property. They finally did only towards the end of the project. When all the fishes are in the net, that is! Further, there is a weird second part to this. The land lord for this plot where Purva had constructed this apartment as a joint venture, still shares the compound. There is an independent house within the project! Have you ever seen such a project in your life?! These people can enjoy all the amenities within the project without paying a single paise or even having the responsibility of anything. How is that?! So for those people who want to be prudent, I suggest dont even indulge in thinking about Puravankara builders. Take it from me, you'll never be sorry later on! Learn from our mistakes.

My parents lived alone in a bungalow in Bangalore and felt separated from everything. I decided to purchase a flat for them where they can feel like they belong to a community. After looking at Purva Palm Beach, I knew it was the place for them. It had all the facilities inside the complex, and they would be quite happy in the place. Most of the flats are already booked, and I was lucky to have found a great flat for them. My parents came to see the flat with me and are waiting for the deal to be signed so they can shift immediately.

I was looking for a flat to invest in in Bangalore that I could rent out. I looked at a few areas, and Hennur Road was perfect because of its proximity to many industrial and IT areas. I chance upon Purva Palm Beach on a website, and it felt right. Went to see the flat the next day and talked to Puravankara customer service. They were helpful and answered my questions. I have already decided to buy here, and the price is right since I am buying directly from the developers. Once the bank loan is sanctioned, I will start looking to rent it out, which I know won’t be very difficult.

Since we moved into our apartment in Purva Palm Beach, we do not feel like going for our usual weekend trips. The society has a lot to offer such as lush greenery and a lagoon to have long walks within the vicinity breathing fresh air. The major attractions such as the wave pool and the koi pond keep our children always engaged and we love to see them having fun. There is so much to explore such as a jacuzzi, a sunken bar, snorkeling, and so on that we do not need to go anywhere else now for rejuvenation.

You have heard the name of puravankara builders many times. So I also thought that I should go and buy a flat from them. After meeting with I had the worst experience in buying flat. The actual and the dimensions they say are different and the material they use to build up the flat is not good. You would also after meeting with them. The staff support is also bad. Firstly when we saw the demo it was good looking after the purchasing of it you will find that its not worth it. The interior is also not good looking and quality of materials for them is also not good so I recommend you to go other good buyers.
