In my opinion please think twice before booking any property from Puranik. They have my money on the name of deposit and not return back yet after cancellation. False commitments on final amount led to the cancellation of deal. As we all earn income after a lot of efforts please check before pay any single rupee to puranik

Puraniks Unicorn Thane Project is not trustable. They have blocked my

Rs.1 Lac which I had given as booking amount. They made false commitments of loan. But they didn't sanction loan from there bank and forfeited booking amount and said sabka amount refund nahi hota jo booking cancel karte he. So don't trust on Puraniks Builder Project at all. Don't go to their sales office. 1 star dene ke bhi layak nahi he ye builder.

Delayed the project (Aldea Anexo, Pune) by almost 2 years, low quality, amenities work not even started, covered parking not allotted yet, CRM - FMS doesn't respond.... shameless crooks hired there.

I and my wife had visited in one of your property in Thane GB Road which is Puranik City Reserva. The sales representative Sanket assisted us with the property tour, upon liking one of the flat we gave the EOI amount of 11k for blocking the flat. It was assure that we will get the refund anytime we wish to withdraw. Due to some personal issues we gad to cancel the plan and asked for our refund.

Upon asking about the refund date it was told to us that we will have to wait for 2 months just to give a small amount of 11k from such a big builder. I would like to highlight that this was never told to us during booking the flat. we still said ok and waited for 2 months as per their second false promise. now its almost 4 months and still we haven't received our refund. we are following up with them almost every other week and they keep extending the dates.

This is very unprofessional especially from such a big and reputed builder like Puraniks. This also does not give us any confidence to have any relation with you in future and will never recommend Purankis to any of my friends and family.

Also I will be posting this in all the review pages were ever possible. so that people should know how they make interest money with our money.

Puraniks sales team not trust worthy they give false commitment about possession & their Customer relation team gives other dates of possession hence think before booking, after booking they are not returning money. I am waiting for my money.

Selling flat with murder history at market price.zero transparency.after full payment and handover in process the light meter taken away due to non payment by builder.after several follow ups with society on builder outstanding understand that society transfer by seller not paid and to be paid by buyer without complete handover maintenance on the buyer during this crisis period.in whole a buyer completely screwed by builders and society and dream flat becomes a nightmare.

It's been 3 years everyone is facing this issue and that is no water in flush . After paying full amount from the money we earn from sweat and blood this is the type of residence this is .. I have personally asked ppl to not to go with any puranik projects. stay away from this pit hole ppl.

Urgent Requirement of a FootOver bridge here as Location-on a highway road with no foot crossing so you have to walk long to get crossing or run between terrific speeding cars n trucks taking risk of life(Children staying here need to go for tuitions, Men n women for work)

#No shops nearby,

#No autostand , running autos dont go everywhere

There is no foot over bridge & to cross over / move to the other side you need to do so at your own risk which makes you vulnerable to Road traffic accidents(specifically for young children's . Or else you need to travel as far as ola signal /stoppage. This is huge inconvenience for residents who have invested their life time savings .in the project.

T.M.C & Puranic company need to jointly find a much required permanent workable solution for this .

I am a resident of puranik city at thane developed by puranik builders pvt. Ltd.they usually boast about there policies and quality of flats they sell but only recently I found major drawbacks viz

1.they use low quality gypsum for plaster on walls i.e. Bombay or super gypsum which is cheaper by rs.50 than india gypsum which is used by ither prominent builders across thane and these guys charges u the same rate as other buildesr,


  1. they do not use jindal section for aluminum windows like other builders





3.there contractors for painting, plumbing & aluminium windows are there close relatives who are not at all professional and do not give desired quality

4.they have a very good record of not giving flats on time and they r continuiung with this and when asked they will give absurd reasons

Please donot buy flats from them because it would be better to buy flats from reputed builders by paying around 300rs per sft more from reputed builders or 300rs per sft less from local builders
