I booked an flat in Pride B tower in Chennai Padur on March 2023 with the reference given by Proptiger website. They ask me to pay 1L as token amount like blocking your flat and sales person said it will be refunded 100%. Unfortunately, without verifying legal documents, I signed on booking document and paid 1L as booking amount. When I sign the document I asked them here cancellation charge mentioned she said it will be like 1 or 2% from 1L so I signed it. When I verify the legal documents, they said previous owners details will not be included in the agreement so I thought of not proceed further and canceling the booking. When I request for refund of 1L they replied like 10% of the unit value and booking amount will be deducted so refund is not applicable for your apartment. Please never trust the sales person and CRM person of this property. All lies only, they will not even respond you once you paid 1L. I chased them for 4 months to get the clear legal document which is only related to my flat only. Never sign on any document or pay booking amount based on the sales team words. Keep it in your mind all lies which they are saying. Even they were not shared legal documents in paper they said it cost more and it is vast document. If it is a vast document they can share the documents which are related to the flat which we are buying right, I dont think that cost more. I wonder 81acers of land they are owning and they are concern about the cost of 800 page of whole document or 80 page of the document which are related to us. This was mentioned by the sales person about the xerox cost I dont want to mention her name here. My only mistake was I trusted them and signed on the booking document without reading it completely. Thanks Pacifica I lost 1L but you saved 60L of my remaining amount.

On 6 June 2019, we paid caution deposit about 4.92L to book a 2BHK flat in Phase C, 1302. However, we have requested cancellation due to the family emergency during covid(my father has been hospitalized) on 12 Aug. 2020.
The initial response was that I will be refunded by deducting the minimal processing charges within 60 to 90 days.
I have been following up with Hillcrest for the past 3years+ and there is no positive response. Now HillCrest says that as per the policy, we need to pay back additional amount.
We don't understand the fact that we don't own a single brick/sand from HillCrest and still forfeiting hard earned money.
I request everyone whoever reads this message to help me on how to handle this.

Borewell water, Interior space, exterior space, ceiling height, view, road accessibility and road width are the best in this project.
This project has only basic facilities and amenities that is why maintenance fee is low compared to other near by projects.

Its been delayed, supposed to be completed by 2018 but they didn't finish the project yet June 2022, OC has not been received, threatening buyers to cancel their flats if one raise their voice. Charging 20, 000 in black for registration and don't allow to register the flat by own. Charging lot of extra money and even charging Maintenance without OC. No amenities and even the club house is postponed to 2025 which was supposed to be ready by 2020. Not providing any penalty even though it was mentioned. When buyers go to meet, they hire bouncers to threaten the buyers and the highlight is no WATER. They charged for everything but just have two borewells for 650 families and even today when 40 families are staying(without OC), they are buying 30+ water tankers on monthly basis so how the 2 borewell will supply water to 650 families without public water line. Very happy with the project. Was available at fantastic rates when we had bought on launch and the pricing has appreciated considerably. Want to buy an additional apartment but nothing available, even on resale. Management very good at communication & helpful. Clean paperwork unlike many messy Hyderabad developers

Excellent value for money at which we purchased. Nothing even close to this quality available at this price in the vicinity. Planning is superb and they are already in handover despite lockdown of last year. Flat in tower C.

Think twice if you are planning to buy a flat in Pacifica companies especially Pacifica North Enclave.
I booked a flat in Pacifica North Enclave and deposited my saving for buying a dream home from them and it was my biggest mistake.
In this pandemic, my financial situation went broken and they were sending letters for further payment in 15days else penalty will be 15% on the remaining required/asked amount, so I asked them to cancel my unit and refund my deposited amount for getting things better again with my saved money which is in their pocket.
Now, you don't believe they asked me for a 10% deduction of the total basic cost of booked flat and 1%+Tax as a cancelation charge which is higher than the deposited amount. In this Pandemic situation where everyone helping each other as much as possible, they are proving themselves as selfish profit makers.
I was helpless and feeling cheated by such a reputed builder from Ahmedabad.
In the last six month's I had so many conversations with their CP(Hiral Thummar), Shantana, Suvankar, Ronak, and after so much request/ beg for my own money, they are ready to give my deposited money after a deduction of around 1.72lakhs so I signed the cancellation agreement before around 20 days.
They are just passing their time and they are still saying that we will only return your remaining amount once your unit will be sold out.
They can't even saying me that in a specific /certain period you will get a refund.
They are also saying me to sell this unit by myself with the help of CP, How can a reputed builder staff say this to the customer?
Neither they are giving me any interest in my used money nor they are giving me full payment.
Still waiting for my refund payment.
I am a single-income family person.
They don't even care about anyone's family who trusted them and gave them their hard-earned income.
Kindly help and let me know what to do because they are delaying unexpected.

Booked in phase 2. Hillcrest Much better here than options around. Please check the final costing of all projects and I’m sure you will close on this one. Trustable promoters. Looking for good neighbours only!
