If you plan to buy a property from Oberoi Constructions, you'd do better to speak to a few who have bought & taken possession. It's important that you speak to those who have taken possession. OC is very sweet till the time of possession. However, skeleton falls from the cupboard when the time to take the possession comes. I know of at least two of its projects where OC left very bad taste in buyers' mouth  -- Oberoi Woods, Goregaon East, Mumbai and Oberoi Park View, Kandivali East, Mumbai.


OC has made unfair demands & put unfair restrictions as a precondition to possession even though these were not part of the orignial registered agreement. Either the buyer fights a legal battle against OC or tolerate the injustice. Sample of some such things from Oberoi Woods project where possession is currently being given:




  1. Maintenance charges are being levied from 1st June08 even though bmc water supply is not available, builders work is still not over, buyers are not allowed to reside there, possession is currently being given only for fit outs.




  2. Maintenance charges (incl tax) estimate given is Rs.13000 plus per month. New buildings with similar facitlites in the vicinity have maintenance charge of around Rs.3500 p.m.




  3. Extra money towards maintenance (over & above mentioned in the agreement) is being demanded despite the fact that original maintenance fund is still intact.




  4. Now that all their flats have been sold at OW, hardly anyone picks up phone at sales office. For every little thing buyers have to visit their office. Sales staff says we are understaffed. Try calling 28426666.




  5. A registered undertaking that the flat is not yours until contingent liability of builder towards VAT and service tax is not settled by courts/legislators is beeing demanded at the cost of buyers. Why should buyers be made to pay for an undertaking that is being registerred for the safety of builder?




  6. Those who have taken possession feel they are living in somebody else's house. There are so many restrictions on what can be done and what cant be done with your house. Even if you want to make furniture in the new flat, you need to take OC's permission and approval by submitting your designs!!




  7. Even with L&T as construction contractor, there are problems of water seepage, leakages, poor quality finish etc.
