I am a proud employee of the best real estate company in Bangalore; Nitesh Estates. I am writing this after reading some false reviews regarding staff courtesy and salary issues. It has never happened that we haven't received any salary. We are always paid on time. The working environment is very friendly not even amongst each other but with costumers  also. When we join the company we are taught that always treat customers like family because they make us what we are.

We always keep in mind that costumers should never face any troubles. It often happens that some delay issue are their but we never trouble our clients for that. The working tactics of our company is different. We believe in innovation and always try our best to serve best quality luxury houses at possible minimum rates. I request people to go and watch our work themselves rather then believing in false complaints.

I bought Nitesh flat and the commited date of delivery was sep 2013 they are almost late by 1 year. Now when when I asked for a compensation they sent me the following mail. PLEASE DON'T BUY NITESH FLATS..

Compensation for delay

"We would like to appraise you of a serious issue that we had over the last couple of  years  with our principal contractor M/S Ramki Infra  , a 3000 Cr company of repute  . This company was engaged  after due diligence , but the company got embroiled in investigations by various agencies  & could not undertake any work due to a serious financial crunch which has affected all their projects across India , and we became a victim in two cases , Nitesh Flushing Meadows being one of them . Having completed 70 % of the project , we could not find a reputed company to take the work forward  and we were constrained to retain the Ramki team ,  but manage the construction and financial committments on their behalf .  While this  matter of engagement between us & the contractor is purely our responsibility , you will appreciate that a company of the size & repute as Ramki Infra winding down construction was not even remotely forseable . We have been currently doing the following on behalf of  the contractor ;  sourcing of labour , steel , concrete and other infra structure items . Ramki Infra , has been retained only due to statutory reasons eg taxes .

While this is purely our predicament ,  it is only  fair that we update you of the true situation . Frequent transport strikes , sand lorry strikes etc which resulted in acute shortage of raw materials at site constrained us from undertaking construction activity as planned activity . In addition to these , the cost of steel , cement & sand have increased exponentially which has seriously impacted the projected costing .

Despite the above impediments , we have been focusing on completing the project and have been directing our resources towards this . Many of you who have been visiting the project have acknowledged that this is visible  . You will appreciate that there is no compromise in the construction , be it the type of elevator , sizing of back-up power , generators , type of painting , landscaping , as also  accessories & fittings . Hence we are not in a position to consider a compensation. "

I would not only like to inform but also recommend Nitesh Estates to buy your flat in Bangalore.

I visited Nitesh Estates's different project sites in different location and I am going to my brand new flat and I am waiting in a delightful manner to live in my dream flat. The workmanship of their staffs is really excellent. It is going to be completed on time as on the March 2014 and on budget and we are very satisfied with the quality of materials and product used for the construction purpose. The flow of work was very neat from starting till end.

Thanks to God for I went to a right and honest developer in the Bangalore city. This builder is knowledgeable, organized, professional, know about the entire process which had made my buying experience as enjoyable and not even a bit stressful.

Thank you Nitesh Estates for that.

Nitesh is not paying salaries to staff, dues to contractors, commissions to agents.  All big  Real Estates Agents  and its association have banned dealing with Nitesh Estates is what many agents have told, when I was searching for home. The agents I was dealing with warned me from dealing with Nitesh. The owners are in problems. He blocked and advanced many properties with false promises.

Yet I put my foot in my mouth. I have realized how against the agent community is towards Nitesh. 6 agents vehemently had strong negative feelings on Nitesh. They preferred loosing their commission but not to  deal with him. Amazing. All the details I got  from agents and others were correct.

Yet I did a mistake. I am repenting. They have apparently not paid a FM channel a small amount of 4.5 lakhs for having advertised. Look at the state of affairs.

All IPo funds are sunk. No projects will complete. He is not paying salaries. People who can handle arrogantly and manipulate with customers are still retained in work. That staff does not realize what they are getting into.

I need to write this so that you think 100 times before investing your hard earned money in Builder Like Nitesh where their Punch line - Expect more does not go along with real time projets delivery and promises. I can tell you some points to take the informed decision- While selling - Sales team will try to lure you to any extent.

Delaying project is the DNA of the group Senior executives like CEO, CRM head does not bring the experience and gravity to customer. Communication is pathetic. CEO commits the dates which are not agreed with Middle level Managemant and they (Nitesh folks) start discussing in front of the customer. Very prompt to collect the money and several reminders. no responses to customer emails.

No professionalism during project implementation and delivery. We need to teach them as How to send user  friendly Project status report. Yes this is correct. I am already suffering. Hope you don't land in the same boat.

The list of why you should not invest with Nitesh Estates are many but I am listing out the main things that a new home buyer should consider while buying a property. It is wise to learn from the mistakes of others than learning by burning your own fingers.



  1. Once the Sales deed is over after all sweet talks you will be handed over to CRM Team. CRM is headed by Gretta Vinu . there are several other reviews specifically about the CRM team of Nitesh Estates which would be enough to make you understand what kind of crap you need to deal with.  SO AN UNPLEASANT, NON - COMMITTED, ARROGANT CRM TEAM  who don't understand the meaning of customer relationship . DEALING WITH THIS TEAM= PASSING THROUGH HELL . So GOOD LUCK!(Probably hired from some C grade B School which didn't teach them about CRM).



  2. NON ADHERENCE TO SALES AGREEMENT - This public limited company cares a damn of what is written in sales agreement. On delay the company is supposed to pay its customers Rs 5/ sqft  per month from the month of delay(usually 2.6 years from day of booking) . Non of the previous project customers have got a dime from this so called ethical organization which has people like Mahesh Bhupati on its board.  SO BE PREPARED TO PAY UR RENTAL+ EMI's . And trust me this will not be easy on your pocket.





3.  BAD RELATIONSHIP BETWEEN CONTRACTOR AND THE BUILDER

For their project Flushing meadows there has been change of contractors(3 times till date). The project is delayed for 1.8 years now and no where near completion . Once the structure work is completed, the time when you pay 95% of the cost, work will stop. On any given day you won't find more than 20 workers at the site . So you should be smart to know how much the project can get delayed in such circumstances. Their project Forest Hills was delayed for 5 years. Again none of the owners were paid compensation as mentioned in agreement.


  1. U CAN BE ASKED TO SELL UR OWN APARTMENT TOO





In case you protest about the delay in project, non payment of compensation, indifference of the CRM team to their higher management, they may ask you to SELL OUT your property if you are not happy with the circumstances. That's their way of concern addressal . They do not care the emotions of buying a home.

Nitesh Estates Ltd. seems to be following a practice of overcharging the residents of the apartments they have sold. They force people to sign maintenance contracts with perpetual validity, without any SLAs and exit clauses.

The residents are left with no choice but to sign such absurd agreements as Nitesh Estates refuses to handover the possession of the apartments in spite of making all the payments by the customers. My experience with this builder has been particularly bad and I will not recommend this builder to anyone who plans to buy an apartment.

IF YOU WANT TO BUY ANY PROPERTY FROM THESE GUYS BE PREPARED FOR INDEFINITE DELAY, NO COMPENSATION AND ARROGANT STAFF !!

There are several reviews on Nitesh Flushing Meadows and here is my two cents. A real scenario that happened with customers at their MG Road Office.

40 Odd customers get an appointment fixed a month back with the CEO of the company for 19th January 2013 at their MG Road office with much difficulty. They arrive dot on time on the designated date.

CEO and team are unavailable. They are at the project site instead of being at office. Reason, CRM Team DIDN'T COMMUNICATE to customers about change in venue.

On trying to reach them over phone they are unavailable. Gretta  - General Manager CRM accuses customers of lying of not receiving email. Neither is she ready to forward the email that was supposedly sent. Obviously because no email was sent.

After waiting for more than 2 hours and requesting for another appointment date no body buzzes. The General Manager CRM Gretta Vinu arrives at the MG Road office after more than two hours of wait. Instead of apologizing for the lack of communication for creating confusion she shows attitude to them and talks very rudely.

She keeps them standing at the lobby ...... doesn't even offer them to sit in a conference room and hear out their concerns.

When customers question her about why she doesn't answer emails or takes phone calls to hear the concern of her customers. She rudely responds that she "CHOOSES NOT TO ANSWER THE EMAILS SENT" !!

There is a heated argument  between Gretta and the frustrated customers.

And she walks off from the place.

THIS IS THE ATTITUDE OF A GM Manager CRM towards it's customers. The project Flushing Meadows is already delayed for more than 1.5 years. Their earlier project Forest Hills was handed over after 5 years. And Nitesh Estates is not paying compensation to it's customers as signed in the sales agreement.

Let me start with the 5 “” review on this forum! – I am sure, that is created by Nitesh’s CRM team only!

Don’t believe on my review as well – Possibly, I am a person from a rival builder!

So, before putting your hard-earned money into Nitesh’s project – Please do a weekend drive to the below live project of Nitesh Estates!

Nitesh – Flushing Meadows – It is around 3 kilometers from Whitefield HopeFarm junction to Hoskote road. You can personally get convinced on below points.

1) The project supposes to get completed on 2011 - December. But still the plastering work is not completed – Indefinite delay.

2) As per Sale agreement, Nitesh Estate is suppose to give a penalty of Rs. 5/Sq.Ft on delay – Not given to anyone - No respect to their on sale agreement.

3) Customers had a meeting with the CEO and he sarcastically asking back to the customers like – If tomorrow sky falls down, how do you get this penalty? So, don’t ask

I will be more explicit in my review. March 2010 I booked my flat in Nitesh Flushing Meadows. The sales team are super courteous and proactive. They would not hesitate to make over seas call to me. At the time of booking I was promised that the handover of the apartment would happen in December 2011.

After booking the flat I was directed to the CRM team. The CRM team is the most hostile team I have ever come across in my life. In 2011 September when I came back to India I was horrified to see the extreme slow progress of the project. The structure was not even half way through. I was communicated by the Gretta Vinu, the CRM team head that there was some issue with the existing contractor and that they have changed contractor to RAMKY. She assured that the handover would happen in June 2012.

It is November 2012 and the project is no where close to handover. Now the CRM team in always unavailable. And talking to them is never a pleasant experience. Gretta Vinu the head needs serious lessons of what customer relation means. She is non reliable and arrogant to tell the least.

And this is not just my opinion but the opinion of all the customers who have interacted with her.

Now that the customers have made 90 % of the payment the attitude of Nitesh Estates has become hostile. The top management is never available for comment.

After 2.5 years of booking the project is no where close to completion . As per the sales clause Nitesh Estates should make a payment of Rs 5 per square foot as compensation due to delay. When asking for the same the top management told that they were not aware of the compensation. Neither is the work progressing nor are they making any decision on compensation.

My suggestion is that if you want to make an investment with this builder please evaluate your finances safely. Else you might land up in an unpleasant situation where you have to  pay EMI and also house rent for an indefinite time. Because once the money is taken there is NO COMMITMENT. Only vague talks !!

And a final word of caution  don't go by the BRAND NAME of Nitesh Estates. I am repenting for my wrong decision. So writing this review to help prospective buyers.

Make all evaluations before investing. And be extra cautious dealing with their CRM Team ( Gretta Vinu)

Please donot put your hard earned money on Nitesh estates. they always give false promise. they never stick to their words. If you already invested then god can save you. Its really painful to deal with them.

Nitesh is one brand I would not recommend to my foe. Their punch line says "EXPECT MORE" but if you are booking an property with this builder Nitesh Estates, you can EXPECT MORE TROUBLES.

I had booked a property in Nitesh Flushing Meadows in March 2010. I was carried away by the brand name and the tall promises they made and now I am paying the price for it. They had promised to deliver the property in December 2011 at the time of booking. It is November 2012 and they have not even finished the structure . forget about handing over.

Neither are they paying compensation for late delivery which is also there in their sales agreement.

Once you have booked a property with them and made 90% of the payment the same CRM and Sales team which was proactive when you were booking the property turns out to be the most hostile.

Besides being rude and impolite, they don't respond to your emails neither are they available to take calls or return them. Please beware of Gretta Vinu, Furshim Sultana and Bhargavi. They are the worst people to deal with. U can take my word for it or repent in future.

Regarding the construction quality, they provide the cheapest tile quality and bathroom fixtures. You can see the tiles they have used in their current projects.

They will also not entertain the slightest of changes that you would want to make .

Once again if you are thinking of putting your hard earned money with these guys then THINK AGAIN. It is better to learn from the mistakes of others than burning your own fingers. Don't get swayed away by the hyped up brand image that this builder is showcasing.

The weather and infrastructure of Bangalore is such that people automatically get drawn towards this city to start a new life. I too wanted to buy a flat in Bangalore and settle down there as both my wife and myself were working with an MNC there at that time. Later, we moved to Ukraine.

While looking for good residential projects at that time I came across the properties developed by Nitesh Estates and became a proud owner of a beautifully designed apartment that had all the modern amenities meant for luxury living. Nitesh Estates have state of the art residential projects in the prime locations of Bangalore. I was very much satisfied with their services.
