I have booked my property in Nitesh Estates Hyde Park in the year 2010. Their commitment to handover the Apartment was in the year 2013. But they have not given us the poccassation up to till now i.e after completion of three years even of their Committed date. In between since last three yearsNitesh Estates have committed the various dates and promises for completing of the construction schedules of the Nitesh Hyde Park Project, in which they have totally failed in all of their Commitments.

Hence I will never Reccommend to any

one for investing in Nitesh Estates.

I am an unfortunate owner of flats in two properties of Nitesh Estates - Hyde Park and Cape Cod. Its been more than 6 years and I am still waiting for completion and handover of my flats. Every aspect of Nitesh Estate is pathetic right from project execution to customer relations. The sales guys will entice you will all things nice about Nitesh Estates but that's where the good part ends and then you are sucked into a web of lies, deception, false promises, threats, bullying, shoddy quality - every bad thing you can imagine - you will get it from Nitesh Estates and its staff.

While I have suffered both financial setbacks and emotional distress, I would advise any new potential buyers to be extremely careful and avoid Nitesh Estates projects at all costs. And mind you, this holds true for all other Nitesh Estates projects as well - Columbus Square, Caesars Palace, British Columbia, Chelsea, Hunter Valley which are all in deep trouble as far as completion is concerned. Its the same story everywhere and the list goes on. You can cross verify these facts from any buyer of Nitesh Estates properties. Even if you think of Nitesh, my advise is that you first speak with some existing buyers before you take a decision

There are much better, sincere and honest builders in Bangalore and I see no reason why anyone should knowingly commit a mistake by choosing Nitesh Estates over other premium builders. They are only good at fleecing customer's money and nothing else!

Booked a flat in NITES_Companyh Chelsea in Jan, 2015, when promised Constructionguru30 would start by May, 2015.  When there was no progress, we cancelled booking 1 year ago and invested in other builder. Since then, we are continuously chasing for refund or 3 lacks deposit without success.

I found so many customers in similar situation, but I didn't see any initiative to hold them accountable. I think that is why these builds don't care these reviews as they are still able to sell their products to new customers. So, no point preaching others to stay away from them as there will be positive reviews as well to counter balance( I don't want to comment whether they are paid or not), but take concrete actions on its merit.

Anyway, my plan is as follows - I encourage you to follow similar avenue.



  • Already given written notice to refund booking amount



  • Tweeted to @NITES_Companyh_Estates( no response)



  • Contacted lawyer to file a legal suit for refund  deposit with interest+ legal fee+ inconvenience+ any damage, possibly fraud case



  • Legal notice due to be sent to them ASAP





You could also file in consumer court, but I want them to face full force of law of the land.

I will update my progress in this forum and encourage others to do the same.

Don't be fooled by the castles NEL builds in air for you. They have failed on all fronts - timely delivery(reasonable delays are part of the game, but NEL has gone beyond all acceptable limits), customer service in empathizing with customers and lending a helping hand due to what are basically their failed promises and unmet timelines, etc.

Projects that started in 2010 are yet to see closure and they are less than 50% complete. While customers who have invested all their hard earned money have been left high and dry and are struggling to make ends meet with EMI, rent on existing property and severe mental trauma, this builder has the gall to continue launching new projects brazenly with a huge spend on marketing and branding. No response from any level of the NEl management right from a junior executive in their CRM dept to the office of the COO. They have demonstrated very well across multiple projects in Bangalore what crooks they are and have siphoned off customers' hard earned money. They do not even deserve the single star that has to be selected by default in this review.

I am speaking on behalf of a large number of customers in NEL's Caesar's Palace property, but it's the same story across several other projects - Cape Cod, Hyde Park, Columbus Square, etc. Where projects are supposedly complete, there is a huge lax on maintenance and completion of common areas and utilities, all while residents continue to pay through their noses as monthly maintenance.

Sincerely hope all residents and customers take the builder to task using the new regulations in the bill introduced recently.

We booked a residential unit in "Hunter Valley", a 21 acre housing project in Hennur, advertised and launched by Nitesh Estates Ltd. The booking amount was paid by us on 1st May 2015.

When we visited the site in March 2016(nearly a year after booking the unit), we found that there was no activity there.

We were recently informed by Nitesh Estates that the project was delayed and we could consider transferring our booking from Hunter Valley to another ongoing project. We explored this option but found that the price of other project was not fitting our budget so informed them to refund the booking amount and close the chapter.

Response from Nitesh Estates has lacked any commitment.

To begin with Nitesh Estates were wrong in advertising and booking apartment for which they did not have all approvals. Having done so they were again deficient in using our fund for more than a year and then informing that the project was being shelved. Having decided to abort the project they are delaying in refunding the advance.

Frankly we went to Nitesh Estates thinking that they were better than other builders. And now we sincerely hope they are! But are they.

For Nitesh Chelsea Rs.3, 00, 000/- was paid to you vide cheque 763603 dated 1.9.2014 drawn on Canara Bank for booking Apartment D1902

Till date numerous enquiries and visits to their  office have not seen the project taking off though promised delivery by 2015

I was forced to procure a site and build a house sought to cancel the said booking and  seek Refund of the booking amount along with bank interest from date of remittance  till date of payment .They have not complied.Their staff is horrible so is their service.Keep off from them.

Here's my reply to their e-mail. My home is delayed by more than 3 years, after paying more than 80%. This e-mail is self explanatory.

Dear Ashwini Kumar, Uday, Saurav and ‘executives’ of Nitesh Estates,

No ‘Thanks’ for sending the status report. B’cos, it doesn’t cover correctly, even one point discussed during the meeting. True reflection of how you are treating your loyal customers. I’m ashamed that I’m now part of this mess.

I will keep this e-mail short, b’cos, you will have many such e-mails to read(If you really want to and care). You have treated everyone equally badly  who invested in NHP and in the process, you have become ruthless and expert in it.

Coming to actual points discussed in the meeting, I will talk only about 2 points that are critical.(However, you manipulated all points in the minutes).



  1. Compensation for delay: You are shamelessly saying the something. How can you even think of expecting us to appreciate you(except your ‘Nitesh’ group) for the work you are doing to us?



  2. Handover dates: Nothing new, you will(once again) shamelessly give a new date in a couple of months. You can never complete the project without putting enough people on ground. All your techniques are so far, cheap eye washing techniques.





Please note that this e-mail will go in public forum. I’m determined to expose you as much as possible, even if results in devaluation of my home(?) in NHP. At least, it could help future victims.

(And if you are thinking that we are helpless and just making noise, take a deep breath and do some yoga, it might help to get better).

This is an entirely fake company with no intention of ever delivering on the promise. I'm writing this to warn every one.

DO NOT BE FOOLED by their false reviews.

I booked an apartment at Chelsea without paying heed to the bad reviews here. No progress in work has happened n they still do not have permission to build. This after more than two years of collecting the booking amount.

Looking to sue the company for refund of money and also penalty. Looking for fellow sufferers.These ppl are shamelessly stealing money inspite of RERA.Shame on nitesh shetty!

I can see lot of fake review about nitesh estates here specially I can see of Nitesh flushing meadows and forest hill. My advice is to go to personally and meet residents or you can see latest video News 18 "where is my home " for actual condition of these projects.

One can easily understand that these are fake review. Before putting your hard earned money do a reality check  then you can understand how these projects are doing.

What a great relief! I was living with my family in a rented apartment for quite some time…. last year I had booked an apartment at Nitesh Forest Hills……… and on the same year they hand over the property to me. I never paid attention to any Nitesh Estates Complaints or any Nitesh Estates Reviews about the project. I always knew that I can always trust in Nitesh Estates. Thank you…….Nitesh Estates!

I am very new to this investment thing……Then one of my good friend who is a long time investor in properties suggested me about Nitesh Long Island by Nitesh Estates…. At first I was little tentative but then I started to read Nitesh Estates reviews and Complaints.….he was right… the place is ideal for investment for its location and the rising land value.

Apart from that the place is also coming up with many amenities. I have decided to buying a property there.

Last year I heard some good nitesh estates reviews from one of office colleagues talk about nitesh ceasers palace by nitesh estates in praise………. Jokingly I asked him only kings live in palaces…last week I was surprised to hear from him that his property is almost handed over!

Then I thought with that price and the apt location this place is a good steal. Now I’m considering to buy a property for myself too! for guys interested blocks c and d is to be ready by June 2016!

My parents and I have been living in a rented apartment since many years. And it is a proud feeling that we now have our own home at Nitesh Esates. After reading some really nice reviews about their property Cape Cod, we decided to invest there.

The handover is expected to be around end of this year. Very happy and excited about it. Am sure first investment feels the same for everyone. They offer so many amenities that we won’t even feel the need to step out of the apartment complex. Wish me luck.

I have good news for all Real estate enthusiast, construction for Nitesh British Columbia has begun! I had booked an apartment there and looks like it wouldn’t take much time for Handover. My dear friend had bought one there too and after his great feedback, I was convinced too. And you know what, Nitesh team is really helpful, all my doubts were cleared after talking with their representatives.  It was a big step for me and definitely life changing. If you too are considering an apartment near Kanakpura Road, I say you look at Nitesh British Columbia

Nitesh Estate offered me an apartment in Caesar Palace, Bangalore with a buy back option in 2014. The option clearly stated that if I surrender my property after one year I will get Rs.600 per sq.ft return on my investment from Nitesh Estate.

We signed an MOU for the same but after one year when I contacted Nitesh Estate they bluntly refused to pay back my money. Its been more than two years now that I have been struggling with them, following up on a regular basis. The employees who were giving me surety in 2014 simply refused to entertain my calls and reply to my mails. I had invested in this property with a loan and for last one year I have been paying monthly installments and interest to the bank for a property that I cannot afford.

BEWARE: It's a fraud company, I advise investors not to invest in any of their property. I am going to take legal action on this company soon.

Feeling excited! Getting the keys to my first ever apartment at Nitesh Central Park. Just heard from their CRM team. My experience with them has been really nice, very simple and straightforward. I would really recommend the builders, for both investment and moving in with your family. The project has launched block A, B & C at the moment; I also believe these apartments are still on sale.

A great opportunity in my opinion; I Suggest you take full advantage of this right away. And what’s the best part, the property is fully equipped with a swimming pool, garden, gymnasium and more essential amenities.

I owned a flat in Nitesh Hyde Park. But these guys are frauds of biggest order.

Construction: The pillars are so thin, that the building might collapse any day. Those are meant for a 1-storeyed house and not 12 floors. The walls are filled with cracks.

The doors and windows are very cheap quality stuff. Fittings and fitments are Chinese made.

Water: It's been over 6 months, and no water supply. People take bath, do toilet in Office. You are at the mercy of tankers.

Electricity: Since 2015 project completion, the property doesn't have an approved electric supply. Wirings are so cheap that there have been multiple cases of short circuit. A friend told me that in another property, one flat caught fire and was badly damaged due to poor wiring quality.

There are plenty of deviations. That's why Hyde Park doest have OC or CC or Khata in place. It's an illegal property.

I fought for months, filed legal cases, and finally got back some amount of the money I paid.

Never ever buy any Nitesh property.

Nitesh Flushing Meadows project is pathetic. First the project was delayed for around 3 years. Now the maintenance is taken care by Nitesh property Management Ltd. Worst maintenance I ever saw.

Lifts are not working, water is  leaking in all over basement, windows(in common area) are without glasses imposing huge security risk.

They seem to be following a practice of overcharging the residents of the apartments they have sold. They force people to sign maintenance contracts with perpetual validity, without any SLA and exit clauses. Poor residents are left with no choice but to sign such absurd agreements as Nitesh Estates refuses to handover the possession of the apartments in spite of making all the payments by the customers. My experience with this builder has been particularly worst and I will not recommend this builder to anyone who plans to buy an apartment.I wont recommend Nitesh property to anyone.

I own a flat in Hyde park and the quality of Nitesh is pathetic.  No one gives response in addressing the issue. Once the final payment is done, none will respond or bothered.

I won't recommend anyone to buy Nitesh properties to friends and relatives. Who ever bought properties with them should read word by word on papers before signing. I hope the Chairman & CEO is looking at these comments and will take corrective actions.

Dont go by what they say. Their projects necer finish on time. my father booked flat at Cape Cod. Poor man is in too much tension as project is getting delayed too much and he is paying pre emi. Too much loss because of Nitesh. Very bad. Hope it is completed soon.
