I had a very bad experience with mohankumar constructions. Even though their architects are good , their execution team is not upto the mark. Following are the issues i faced and I have the proofs for all these .

1) initially before signing the agreement, they will project as if there is 100% transperency and no communication gaps . They will added to WhatsApp group also. But when you ask for an info or update there will be no response in the WhatsApp group . I had to call them or msg them multiple times to get a minimum response. They do not even share the daily statuses of the site progress.. I had to ask them multiple times.

2) There won't be proper supervision of the construction work . I understand they might have multiple sites, but in critical phases i found that there was no supervision . As a result there were issues on the plastering and the shape of concrete beams which i had to point out to them . If I have to point out these things , why do they have a supervisor?

3) They have frequent labour issues ( that's what they say) during festival days and there won't be any progress in the site . On the whole , in my house construction, there was more than 120 days without any work. The above 2 points are just one of the many examples of their negligence.

4) in my case, even though I communicated the house warming date 6 months prior , they could not complete it on time. Is spite of me telling them the constraints and the need for the housewarming to be on that date , they did not take it seriously . They kept saying the labor issue. When I asked why can't they plan it ahead , there was no response.

5) I thought , because they run this company in a corporate model , there will be proper communication and transperency but it was the opposite.

Overall: the quality of their construction is very very very bad. Their GM will call you only if they need a payment otherwise , none of your issues will be addressed. So if ur doing a residential construction, I would not recommend this company. Do not fall for the price like I did.. Spend 1 or 2 lakh more on a good construction company where u will get the overall value for money.

I will tell my experience with mohankumar constructions pvt ltd.u decide urself. In March 2022, after searching for a construction company for a long time through Google and YouTube, i decided to start our house construction with them in our plot located in redhills after discussions. They said they can take care everything from approval, construction and everything. So, we started designing, in June they asked for 2lakhs as advance to start the approval process. I transferred the amount in the next day. After waiting for long time, on December 2022 they said that they couldn't proceed with the approval as our area requires ASI NOC which they haven't done before. After regular follow ups, On 1st feb2023(yesterday), i got my refund amount after deducting 35000 with the breakup of 25000 as service charge and 10000 for remaining works..., ..........decide urself.

During first meeting, the company guys said they'll take care of all services right from design drawing to demolition. Even though we insisted that we'll take care of that work, they said they are doing this at free of cost as service to their clients.

They charged extra amount in services like getting approval. But due to some issue in getting approval we postponed the project and asked them to refund the amount which we paid for getting approval. But they didn't pick our calls/respond properly and it took almost more than a year to get our refund.

While doing refund they deducted charges for services which we did not insist but they voluntarily did at free of cost. These guys will not stand by their commitment.

Best construction company. Completed our project from design to handover within 7 months. Started the project by March month. Initially we planned to construct only ground floor but we wanted to add another floor in the middle. They completed both floors for the duration signed for ground floor itself. Mr. Udhayakumar and architects was very helpful through out the period.

I saw their company in social media. Later contacted them and asked for a suggestion to design my house. One of their executives called me and asked for an appointment. Then, they came to my site and took some photographs. Within 2 days they gave a 2D plan for my house. After a few corrections, they gave me 3D plan and elevation. This helped me to build confidence. So I decided to proceed further. They gave a detailed quote with 3 packages. I was offered free modular kitchen and false-ceiling. That was a crazy deal. All the process went very smooth. They offered a bank loan for the construction. All the documentation for the bank loan including collecting the documents, xerox and co-ordination were done by them. EB connection and borewell was also done at very reasonable price. They got the temporary EB connection and they charged only 6000 Rs. For borewell, 250 Rs/feet. I have put bore for 100 feet. I paid additionally for motor, fittings and pipes alone. Their plumber came and finished all the other works. I thought this would be a great head ache. But they really helped me out in a very professional way. I actually planned to construct my house at their basic package - 1400 Rs/sqft. But the other package features were very good. Finally, I signed an agreement to build my duplex house at 1800 Rs/sqft. They promised UPVC windows, Teak doors, Johnson 2x2 Tiles, Parryware taps and closet, Anchor switches. Every fitting are branded. Every process were documented and handled in a professional way. Thanks Mohankumar Constructions Team.
