We have purchased a flat in the MJ Lifestyle Amadeus Apartment, near Rayasandra Lake when it was nearing completion. The planned date of completion was Dec 2015, with a possible extension of 4 months and the "lifestyle" amenities were supposed to be completed within 6 months of apartment completion. The sales team could nicely fool us into buying this flat by promising many commitments like good discount, and even more discounts(of upto 15%) on the additional upgrade work. We were really happy to have got a good deal and then it all started. The apartment work was dragging like anything and the first few flats were handed over by Jun 2016(2 months from the promised completion date).


About 10% of the flats were occupied by Sep 2016 though the basic amenities were not completed. The quality of amenities were so bad that most of them needed multiple rounds of rework, thanks to the "low" grade workers and "very low" grade supervisors. We could finally get handover of our flat by Nov 2016 with about 10-12 major works pending and the major amenities like Clubhouse, Tennis Court, Gym and Swimming pool waiting to start construction(We had assumed that there was some good Muhurat to start construction). Afterwards the pending work were all completed parallely to the interior work, with heavy blame games of responsibility war between our interior guys and the MJ construction team.


The real picture was still to be seen as the builder started turning his back towards the construction of the so called lifestyle amenities and even the maintenance need of the entire apartment. The ground work for these amenities which were supposed to be completed by Oct 2016 are not even started now(July 2017). Most of the residents have lost hope of getting these amenities completed even in another year.


So dear all, if you are planning to buy a flat or even consider planning to buy a flat in MJ Lifestyle Amadeus apartment do think four times. You are paying a bomb sum of about 50-70 Lakhs to purchase a big apartment which is having the following qualities.




  1. Only basic amenities, and having only about 7 of the list of total 22 amenities specified in brochure.




  2. Do not have the basic cleanliness(take a walk around the apartment, in the ground floor and basement where you'll find construction debris and supplies dumped.




  3. A deaf eared developer who just boasts he is the best "lifestyle" developer in Bangalore, but never listens to the basic demands of the residents/owners living in.




  4. A lot of additional and unaccounted expenses in the name of UPVC, eKhata, Documentation, Khata Transfer, Electricity meter transfer or any additional work to be done.




  5. A very talented set of "kaamchor" workers and the delays to complete any work because of them.




  6. An almost useless maintenance team who just keeps on complaining about non-availability of workers for catering to the demands of the 50% residents already moved in.




  7. An almost "absent" management who just don't care about any ETAs and which knows just to decide on a next planned date of completion of a work(which they won't meet).




  8. A good infrastructure which is always looking forward to create a big hole in your pocket.
