For all those who are looking to have a dream home in their properties at Lucknow, I would suggest to have a re look and look somewhere else for the amount of money being asked the quality of construction combined with the after sales support of the builder is just pathetic.
Well, I am a resident at their M I Central Park project, which currently is under some litigation for its name itself and no one can see any signage from the main road even though we are registered under that name. I will name a few pros and cons for an easy assimilation for all the aspiring buyers.. else best would be to take feedback from the residents before investing your fortunes in this place:
Pros:1. Of course the location for which he is minting money.
2. Most likely timely handover of the flat (within 1 year of the registry) after some begging and requesting if you are in a hurry else at his own speed.
Cons:1. Be ready to face a cold shoulder from everyone down the chain once you have booked and paid the amount. You will literally feel like an abandoned son and wondering whom to approach for your concerns. If at all you manage an ear, it shall only be a deaf one.
2. The amount charged with hidden agenda is enormous. You will be left high & dry before taking the possession as neither will you get a draft sale deed to see nor will you have an opportunity to proceed for sale deed without giving the pre possession charges.
3. Once you are resident maintenance is at the whims and fancies of their staff with preferences for their favourites and with already paid the maintenance for two years at exorbitant rates you shall have no option but to keep requesting their appointed agencies to take a look into your concerns.
4. Many cases of seepage, bad quality construction material and finishing along with the poor quality of wooden finishing, tiling work and bathroom accessories are just a few to be named.
The top management is rude as hell and consider them no less than GOD and has to be pleaded time n again to pay some heed to the grave concerns of the residents.
There is no clarity on the floor area and proportionate share of land in the sale deed which is against the Acts and Rules on the subject and builder has kept exclusive rights for usage of terrace, car parking and clubhouse as per his whims and fancies. The clubhouse having paid the life membership you shall be in for a shock for a high monthly usage charges to the tune of Rs2000/- pm for a family of four. Similarly, he is charging for the diesel back up at a fixed rate of Rs110/- per KW ( 3KW compulsory), even though its running and maintenance are covered in the maintenance contract and should be covered along with the maintenance charges per month already paid.
7. Most of the facilities and items ( eg.. ACs given one less than promised, false ceiling not done as promised in the sample flat demonstration) are found missing or still in the pipeline even after taking the payments like.. piped gas pipeline, Bank ATM etc.
The list is on and on. The prime thing is that with the huge amount he charges for the flat and sweet talking he does before locking his deal, he completely ignores the residents and his sole aim remains to extract money from all possible means. Even the title is clear of all encumbrances or not is not clear as time and again the newspaper and media are abuzz with his feud with the seller (Mr Budhraja). The residents at Central Park are frustrated and feel cheated as also the same is being done at his other project at Rustle court, the details of which are already in social media and also cases running with the LDA and UP RERA. Numerous correspondence and requests with him are just brushed aside and not heeded to.
I along with many others had come with a dream to spend a lifetime at this place after retirement but just within a year of moving in, we are certain for a relocation soon. Hope the review helps those who are highly fascinated by the good and sweet talking by the staff before buying and by reading all the dummy and fake reviews posted by their own staff.
