We booked a flat in MDT Phase 1 in 2009, the promised delivery was in end on 2009, but it was finally completed in mid-2011. The project management team is very unprofessional and since they have outsourced construction to a third party, getting things done is a challenge as nobody takes ownership. You will keep running from one person to another, make calls, send emails, reminders but they will take their own sweet time to do things and come with lame excuses for delays. The finish of the interiors is pathetic, so many touch-ups and repair will be required that you will loose track of them. There is absolutely no quality control, and as a customer you are expected to do a thorough inspection of each and every aspect yourself. Manjeera or should I say its architects, did not give due attention to minor details from safety perspective as part of its design, hence you will see low height elevator buttons, huge gaps in the staircase railing beyond the prescribed limits, uncovered gaps between ground floor and parking, uncovered rainwater sumps. essentially safety is their last concern.
Worst part of the project is that it was projected as a luxury gated community, but the management tried to cover their lack of understanding of consumer expectations, inexperience in execution of large residential projects, flawed marketing strategy etc., by converting it into a gated hostel by leasing its flat to a major IT company for 5 years. Smart move during recession and T-movement? The jury is still out on that.but one thing is for sure that those who purchased for investment grabbed this offer and took possession of these flats. Both Manjeera and investors were happy, but look at what happened to those who purchased for self use. they are royally screwed by this move. this place turned from a gated community into a hostel overnight. Now who wants to pay 50 lakhs and live in a hostel environment? Has the builder cheated gullible buyers? Yes, it has but legally it cannot be stopped since there is no such clause in the agreement which stops the builder from doing so.
Potential buyers with families willing to live here should visit this project on a weekday after 7pm. The noise and roadside dhaba's will certainly drive you off the property, if seeing the progress of the project didn't. No amenities are ready, and will not be ready till another 3-4 years given the track record of this company. Check out the other projects like Aparna Sarovar, Cyber commune, etc even if they may cost more initially but will save you a fortune than dealing with the unprofessional Manjeera team which can experience first hand while trying to get possession of your flat and thereafter.
Other disadvantages - no street lights, no landscaping, only open parking for now, no car wash facility, no MS grills or mosquito net in windows, no creche, no shops, no clubhouse, no real security at entry/exit, no piped gas, no LPG dealer will deliver to this project, many courier companies too refuse to deliver this far, no jogging track, access road from project backside to the Gopanpally road not ready. This project will not get completed before another 5 years, and few more years for this area to develop.
If you're planning to buy your dream home at MDT, please be forewarned that it might end up being just that - a big Dream. Also, a simple calculation will tell you that you can get a far better return(rental income) by putting your money in a bank FD than loaning it to Manjeera.
