I visited Manjeera Dimond Towers to purchase a flat. And my experience is very bitter, since there are very arrogant people sitting  there, and their attitude is very bad and their body language is like if you want to buy else get lost.

Worst customer care / service I have ever come across. Customer Service(Bad)

Staff Courtesy(I will give negative points for this)

We have purchased 2 flats and a villa from manjeera constructions , all I can say is “I am very satisfied with the way my company has treated me so far.”  and they plan excellent in those areas where you can multiply money in just few years , you can look their projects like aditya trade centre , aditya park inn , these areas got popular after their constructions only I see these bad reviews and I think this is some marketing plan of other real estate companies in hyd ( coz you can see in their user name they didn't use real name : means they just wanted to degrade) .

All I can say is one can blindly invest in any of their projects. but make sure you choose right one for you if you plan to reside !  I am not related any ways to manjeera or its marketing team I am just a customer after I saw these bad reviews I thought of expressing my feelings ! There are 1000's of happy family's in their happy customers list !

Manjeera had started a project called Manjeera Diamond Towers - Phase II in Gopanpally, Hyderabad. We booked the apartment in the 2009, ever since we booked an apartment here, it has been a frustrating experience for us. There was a delay in getting approvals, the construction stopped mid-way, they had resumed it again but there has been a huge delay. There has been close to 15 months delay. The project has not been handed over yet. Everytime a date is given and it gets postponed by 6 months by default. They said they would handover the apartment in March 2013 with amenities, now we hear from others who booked recently that the amenities would get completed only in 2014. So, even if they handover the apartment in March 2013( which we still are not sure going by our experience with them) it would not be complete and there would be constant construction activity and is not different from a standalone apartment.

We had bought this apartment not as an investment but to stay, this is in fact our first home and we are thoroughly frustrated with Manjeera. I have read some earlier review and I totally concur with them. It might be easy to brush this review past saying that it is from a competitor or someone within the management. At the end of the day, it is upto you to take a wise decision. Invest only if you have excess money and dont care about moving in. Do not invest your hard owned money in the project.

This note is for the new buyers of Manjeera Diamond Towers:

I have a friend's father who's the VP of Manjeera Constructions. I wanted to purchase a flat in Manjeera, so I went up to him with these negative comments.

PFB the response given by him:

1) TCS hostel issue : To maintain the brand value of Manjeera, 3 towers were given to TCS new joinees on agreement with flat owners, which was considered as a smart move during recession times.But, it turned out to be an issue for the other residents.The tenure for TCS employees is going to get completed in 2 years.Which will surely resolve the issue.

2) Delay in construction : Construction started parallel in 8 towers and due too recession, the number of takers fell down drastically and the count at that time was 150/700, where the 150 homes were spread out across various towers.So lack of insufficient funds lead to delay.Now, just 20% of flats are available, which ensures more than sufficient funding for successful completion of the project with minimal delay.

3) Amenities and facilities : Facilities and amenities will be provided as promised and the greenery would be maintained.Construction of the club house has already been started.

I am not denying the fact that negative comments were wrong.All those negative comments would be very positively answered.

The current price quoted is a very good deal considering the proximity of the location.

Think wise before taking a step and make sure that you don't lose a good deal because of the above factors.

I have booked a flat yesterday and hope to get it ready by March, 2012.

Also, I would like to list down some positives of the project.

Intimation of continuous progress :The continuous progress of the project would be updated to the buyers on regular basis through text mails and videos which every investor has to agree.

Happy investor : Every person who chose this project is happy as an investor.

EMI payment : The management was paying regular Pre EMIs even though there was delay in the project which every investor has to agree.

I have purchased the flat on OCT 2008. Till date the construction is 40% complete. I talked to the workers and they are not paid for months. Manjeera is cheating people with their hard earned money. Please visit the site and talk to the workers and get feedback.Join Manjeera groups from Google and yahoo to get more information .

We as a group talked directly and indirectly several times but no impact. Planning to move to court as well and it is in process. The existing people has been complaining on poor quality of flooring /amenities etc. I have been visiting frequently to the site and to my sadness there is no progress.

We bought a flat In Manjeera Diamond towers in 2010, earlier we bought a flat in Manjeera heights as well which is paying us good returns, and we are satisfied customers of Manjeera constructions.

After seeing all the negative comments and posts in Mouthshut we personally visited Manjeera site, the people showed us inch to inch of the constructions and the transparency level is fair enough, cleared all our doubts including the hostel issue, Parking and the water problem.

Well let me thank the person who started the negative publicity on Manjeera using mouthsut, I am sure his motive was to defame Manjeera but it went other way round, Manjeera gained  good mileage and positive response out of it, it seems people rushed to the site to see if it was really true [ all the negative comments ] but to the surprise of everyone the intensity of the problem is not as great as mentioned by the people, the executives accepted there was an objection from the people on hostel issue which is solved now, the car parking is good, we even had a chance to interact with people residing in the Manjeera towers, I specifically enquired about the flats and no one gave us negative feedback.

In fact people residing in the towers are happy with the quality of construction and drinking water facility the best part is the reception from the staff and patiently answering the entire questions.

Point No 1:The simple question here is, if the builder is really bad then why would somebody come on review sites like mouthshut and post negative comments which would decrease the brand value and ROI for the person who invested of the property, instead someone would sit with management and get the blocks cleared.

Point No 2: The executives of manjeera have shown us the proofs that most of the negative reviews[80%] are from same Ip address and same system, which shows this is deliberately done by a useless fellow  who’s deeds are costing us time and increase negative publicity which would eventually effect buyers not him.

Manjeera is 26 year old company and these storms in the tea cup would not affect its reputation any way, I request all the buyers of Manjeera to personally visit the site and am sure you will be satisfied with the kind of progress and response [with proofs]. And do not fall prey to all these negative comments and false allegations, talk to management /executives and get all your questions cleared.

I am writing the review here so that people do not panic like we did, instead check for the real updates from Manjeera constructions.

I have booked flat in MDT phase 2 last Sept. I have visited the site last Sunday and here are few updates.

1) Construction of phase 2 is going much faster as compare to 3-4 months back. Brick work for 2nd, 3rd and 4th floor is going on in phase 2, E Block

2) Club house has been started.

3) I got the opportunity to check for parking space in phase 1 which is ample to park big car.

4) Many people in the forum has raised points regarding the cafeteria in parking space. Though I have not checked personally but as per Manjeera it has been removed from the parking area.

I am hoping that we will be able to get possession this year.

After seeing a few harsh comments on Manjeera Diamond Towers, I am compelled to react. I own three flats in the city and have decent experience. Yes, even I had problems and issues with the project like many did. But when I interacted with Maanjeera staff, they have all responded very courteously and closed most of them in time. More over, when I was really worried about its occupancy and fallen market value, They have taken steps which positively helped me. For example, if TCS lease were not there, I think it would have been very difficult to raise population in that area. I really thank Manjeera for taking post sale and post handover care like that.

I request people who are posting harsh comments on the capital asset such as a flat. I dont think any owner of a flat would do that because an asset is a capital asset and has a market value. If there are issues, one should sit with other owners and builders to resolve the same. Blasphemy like this is very immature. Not only that it may financially hurt other owners like me which is not welcome at all.

One last word, when I met Manjeera Senior management, I got fantastic reception and response which I felt good about. So I encourage who ever is disappointed to do the same.

All - I have been seeing a few comments by folks about Manjeera - scorning them and spreading a message of hatred and disgust. Guys, lets take all these critism on face value and then start your ground study. Visit all big builders to see their projects - Aparna, My Home, Ashoka, Aditya............and then go to negotiate with each of them one by one. At last go an meet people of Manjeera.

Just to do a analysis of how these builders are and whether Manjeera is really that bad?? as projected by some posts in this site??? I can give it in written, you will find Manjeera is the post professionally managed company among A rated builders in the city. They are known for transparency, honesty and ethical ways of doing business. If you don't believe my words, - let me say you I am a customer with them.

If you don't believe me, speak with banks - ICICI, HDFC, SBI, LIC who has been dealing with customers who bought from Manjeera. They are dealing with Manjeera in manifolds, compared to people like us. Take their opinion - Manjeera stands out in their opinion too.

I had this experience of purchasing a flat in MDT Phase 2 in November 2009 and yet I am awaiting its delivery. The staff is courteous enough to hide behind Talangana and Third party outsourcing issues which truly does not make sense and neither is a depiction of a professional approach. Once you hear their sad story it feels even after having so much construction achieved, they are still naive and unable to focus on taking immediate deterministic action. The staff is completely honest in doing their best effort to pick some odd date out of the calendar and express that as the delivery date. Don't exactly know how long will this circus run but if any one is planning to invest in a  flat for his baby's baby then it seems to be a perfect investment.

Hello. Since my last review. I am still disappointed with whats happening in MDT. Construction is still not up to the required speed. Its been 3.6 years now since I booked yet no delivery. I tried contacting even the top management in order to sort out problems their own employees and managers have created, but even they are not helping and in fact showing me arrogance. It's the worst service I have experienced and one of the worst unprofessional management I have encountered. Makes me feel disgusted.

Has anyone booked Flat in phase 2 of Manjeera Diamond Towers? What is the price they are asking for?

What can be approx hand over dates and is it good to invest in Manjeera Diamond Towers?

I have idea as Phase 1 is much delayed but what about phase2- Will they give on time.

Location is fine as far I know.

Any help is much appreciated as I am very confused.

I have got an apartment in Manjeera Diamond Tower Phase 1, but in the current state it is neither livable nor rent-able, as it is literally aTCS hostel. As per management, Phase 1 is ready for possession but how can I make my family live at a place with all TCS nuisance, dirty graffiti and no other families around? Worst of all the design is not Child safe, after I had a first look at my apartment and stairs; I had communicated the same to Manjeera’s management, but like always, no action. The height of projecting wrong image, none of the model houses had similar issues.

This project is being branded as the accent on fine living, really? Is that what you call a fine living when there is fully functional hostel kitchen in the parking, drinking brawls every day from kids just out of college and on 3 month long induction period with TCS?

Here is an excerpt from brochure of Phase 1 of ManjeeraDiamond Tower, “Rarely, there come reminders of what life was once about, of what life should be like. Manjeera believes that at that at least some part of life should be lived on one’s own term.” True to their words, they are forcing us to live on their terms without being least worried about our hard earned money, peace of life, and safety.

As per Manjeera, Phase 1 is ready for possession, but “hello”where are these basic amenities promised by you; forget about the so called luxury amenities?

Guys seriously, think twice before you invest your hard earned money here. Till now we haven’t seen any impact/action from Manjeera’s management on highlighted issues despite repeated meetings with them. I believe if we don’t see any progress, only way out would be knocking the doors of consumer court.

Bought a flat in so called Manjeera "Diamond" towers by a reputed builder called "Manjeera Constructions" having great experience of building 10 storey buildings easily. They are marketed as "luxury" flats and promised a "Gated Community" to the buyers.

The experience in the past few years turned out to be a horrible one. In the process of chasing them up for everything and with the project progress and quality, I've lost peace, valuable time and more importantly the hope of seeing this project coming to end.

Management did play lots of tricks in keeping buyers quiet. Due to lack of unity among the buyers, there is no way for residents / owners(or should I call proud owners!) to communicate with the management.

For the value they charged / are charging, any small builder will do a great justice to the buyers.

Shame on Manjeera management. However, if you have attempted to showcase the lack of professionalism through MDT project, I think, you have achieved your aim. Cheerio!

We booked a flat in MDT Phase 1 in 2009, the promised delivery was in end on 2009, but it was finally completed in mid-2011. The project management team is very unprofessional and since they have outsourced construction to a third party, getting things done is a challenge as nobody takes ownership. You will keep running from one person to another, make calls, send emails, reminders but they will take their own sweet time to do things and come with lame excuses for delays. The finish of the interiors is pathetic, so many touch-ups and repair will be required that you will loose track of them. There is absolutely no quality control, and as a customer you are expected to do a thorough inspection of each and every aspect yourself. Manjeera or should I say its architects, did not give due attention to minor details from safety perspective as part of its design, hence you will see low height elevator buttons, huge gaps in the staircase railing beyond the prescribed limits, uncovered gaps between ground floor and parking, uncovered rainwater sumps. essentially safety is their last concern.

Worst part of the project is that it was projected as a luxury gated community, but the management tried to cover their lack of understanding of consumer expectations, inexperience in execution of large residential projects, flawed marketing strategy etc., by converting it into a gated hostel by leasing its flat to a major IT company for 5 years. Smart move during recession and T-movement? The jury is still out on that.but one thing is for sure that those who purchased for investment grabbed this offer and took possession of these flats. Both Manjeera and investors were happy, but look at what happened to those who purchased for self use. they are royally screwed by this move. this place turned from a gated community into a hostel overnight. Now who wants to pay 50 lakhs and live in a hostel environment? Has the builder cheated gullible buyers? Yes, it has but legally it cannot be stopped since there is no such clause in the agreement which stops the builder from doing so.

Potential buyers with families willing to live here should visit this project on a weekday after 7pm. The noise and roadside dhaba's will certainly drive you off the property, if seeing the progress of the project didn't. No amenities are ready, and will not be ready till another 3-4 years given the track record of this company. Check out the other projects like Aparna Sarovar, Cyber commune, etc even if they may cost more initially but will save you a fortune than dealing with the unprofessional Manjeera team which can experience first hand while trying to get possession of your flat and thereafter.

Other disadvantages - no street lights, no landscaping, only open parking for now, no car wash facility, no MS grills or mosquito net in windows, no creche, no shops, no clubhouse, no real security at entry/exit, no piped gas, no LPG dealer will deliver to this project, many courier companies too refuse to deliver this far, no jogging track, access road from project backside to the Gopanpally road not ready. This project will not get completed before another 5 years, and few more years for this area to develop.

If you're planning to buy your dream home at MDT, please be forewarned that it might end up being just that - a big Dream. Also, a simple calculation will tell you that you can get a far better return(rental income) by putting your money in a bank FD than loaning it to Manjeera.

I am working in a MNC bought a flat in manjeera , The quality of work is good, the response from staff is good and also the updates. As few people put up Harsh comments here [ though they are all biased and fake]. Let people visit the construction [towers in this case] and then decide what the truth is. I am not a mere investor I have put money taken from the bank as loan and I am paying the EMI,

I agree there were problems like hostel, parking, gas connection, water, roads and street lights .But what I appreciate about manjeera is they never denied or gave a false report of the above mentioned problems, they accepted and have strived to rectify and most of them are set-right now.

and regarding tickets and gift if some one did not like they shouldn't have accepted it, you accept the cakes and gifts,  you enjoy movies and come here write negative review about manjeera, I wonder how people can be so biased and selfish. Though it a part of their business promotion @least manjeera is bothering to wish you on your birthday now you consider it as a flaw and sin... I bet no other company even cares to update you on what the progress is, manjeera @least  is caring to send you the pics of the progress the first initiative from an constructional firm.

My friends have bought flats from other constructions, more or less every one has the same kind of problems.And if you really have problem go approach consumer courts don't try to reduce the brand value of the flat I bought. I guess the person who is creating multiple id's on various names and posting against people residing in manjeera is jobless.

if You are having problem with construction company and you both solving according to law is fine, but with help of review sites you create fake ids and write all negative things is not acceptable .
