I bought 2 flats from this builder. Did both mistakes even before realising his real face.

Builder has not provided OC or any valid legal documents. And one top of it we had to deal with all legal and government problems for non compliance by builder.

He collected money for kaveri water and bwssb, but has not paid a single paisa to government. All noc and documents had to be procured by us which had to be done by builder for the money we paid.

So ending up paying from pocket for most of the things for what we already paid builder.

Bought a flat in Shilpitha Sunflower and regretting my decision everyday. Unprofessional builder with inexperienced staff. Builder is not completing the project and people are living in hell like situation. No proper power backup is available. Builder is least bothered about the condition in which people are living and not at all worried about completing the deadlines.

Hello Brothers,

I happen to visit the site(ROYAL) few months back to book a flat. I was extremely excited after seeing the positive reviews about the project written by so many brothers who booked before me. I even paid the booking amount. Until the booking process all the staff and sales people were very nice. I visited few times after booking to see the work in progress.

I was utterly dissappointed to the quality of work and the experience of the work force. There were cracks all around the project. They have a walking track which is tilted to one side and it has cracked from beginning till end. the walls and beams have cracks.

While I was roaming around the project, I saw some argument happening between some flat owner and a site engineer called Shankar(don't know if the name is correct. He is a short guy and can't speak hindi or english properly). I happen to speak with few brothers who booked the project to know their opinion. They all told that this guy called Shankar has screwed up the entire project. He has no work experience in civil engineering and he has been assigned this project as chief engineer.

What people told me that this guy has built the back boundary wall, tennis court and ampitheatre. All of which had developed huge cracks. And, best part is this is the 3rd time this wall has cracked. A chief engineer who can't even build a wall properly and he has been assigned the job of the entire project.

Some residents even told that for small alterations he asks for money(in form of bribe, which is not accounted for anywhere). If you don't pay he will intentionally delay your work for months.

Some other resident brothers told me about the site in charge, some Reddy(name I forgot, guy with a moustace, seems like some relative of MD). This Reddy guy seems to be hand in hand with the Shankar engineer guy. I know this commission sharing thing runs in every project, but at least despite paying bribe you get quality work. In this case, despite paying money you don't get your work on quality and on time.

Some resident brothers were kind enough to show me their flats. It seems all the top floor flats have cracks on the beams. Are you kidding me? How can you have cracks on beams? This is a new project and all these issues are surfacing now so early.

The builder is charging money from residents for maintaining the project. Still I saw lot of garbage, filth, pan spitting, cigarette butts all around. I would never want my guests to be welcomed by all these when the visit my house when they walk through the narrow 4 feet corridors. I have seen projects from local cheap builders who have a 6-8 ft corridor.

The finish quality of wooden doors, balcony doors, glass, grills, pillars and beams - are all pathetic. No beam is straight. The quality of aluminium sliding windows is just so thin and filmsy. Some doors are light brown colour and some are black color doors. There is no uniformity.

Some residents told me that when it rains, water splashes through the windows and due to the gaps in between the window & wall, the water leaks inside the houses. None of the corridors have water outlet points and it seems during heavy rains the corridor is like a mini swimming pool and water gets stagnated and enter the ground floor houses on the back side flats near tennis court.

Despite all these, many owners have wrote positive reviews as they want to sell their flat and get out of this project.

Only thing I liked about the project is the trees and plants on front side and huge open space on back side with kids playing; that was a nice sight. Apart from this, nothing clicks.

I was advised by residents to cancel my booking & I did.

On facebook, they have a group page for the apartment run by residents. They post photos and events of the project. The feeling you get from that Facebook group will impress you the most. But, alas it's NOT the real picture. As they say - "All that glitters is not Gold". This is one classic example.

This review is for Shilipitha Sunflower project by Maithri Developers which is located in Borewell Road, Whitefield.

I bought a 2.5bhk in spring block of Shilipitha Sunflower and last month we moved to my flat.

My Experience has been amazing and I feel to have made a good decision. Amenities are good here and there is a lot of open space for kids to play and good space for walking/jogging. There is no common wall and good space is left between the adjacent flats.

Anybody who is looking for a property around Whitefield area should definitely visit this project once and I am sure you are going to love this.

Taken flat in Shilpitha Sunflower and am fully satisfied with the decision taken to buy here. Major factor is the free space available in the compound. When ever we interact with the Team they are co-operative, listen the things and respond.

There are lot of amenities promised and guess they will slowly fall in place(considering the scale of project).

I can recommend this project considering the location, price, quality, amenities and saying that does not mean you dont need to follow up for your things. With any type of builder you choose to go, you need your presence for some things to happen.

Buying a flat in a city like Bangalore is a tough job.  If you are capable you go for all tier-1 builders and spent 70-80 lkh for a 1000 sq ft but some one like me, who is from a middle class back ground, with an average software job  are mostly fall a prey to someone like Maithri Developers.  I am a owner of a flat at Maithri Shilpitha Royal. Here I will mention the pros and cons of Maithri Builders that would help future buyers to take decisions.

Before buying there I had reviewed almost 50-60 properties, for almost 6 months.

I found Shilpitha Royal is most reasonable in price, clam and quite location, close to whitefield and ITPL, bigger in area compared to other mid level projects, Nice view and amenity area/swimming pools. Bedrooms are designed such a way that the space for cupboards are extended out, which makes them spacious and more over the builder was supportive when I ask for any internal modifications with out any extra charge.

Now comes to cons, all started 6 months after possession



  1. Its a cheap builder. Builder cheats in every raw material and knowingly buy all duplicates of good brands. The PVC pipes for toilets and the gum/cement used to join are so bad, it leaks in 6 months



  2. Door handles, locks and even wiring are from duplicate brands.



  3. The biggest problem:  Builder is a'Reddy' and his relatives(who probably has no idea in construction) are the architects, engineers and electricians. As a result you will find uneven flooring, uneven walls, cracks in walls, rain water doesn't go out, toilet water jams, flooding under ground parking.



  4. All these small/mid level chindi builders normally don't buy land, rather they give shares to land owners. Here the never ending problem of maintenance starts. The land owners have half of the flats and they never pays maintenance, they are even bigger gundas than the builder, so builders don't dare to ask for maintenance. But he double charge other owners. This is the case with all Maithri Projects.



  5. Maithri Staff: Builder has a few loyal staff, who are the biggest pain in customer neck. Shesadri: This guy manages some projects. he will charge money from builder and customer to fix minor issues, he will threaten owners, he never listen to any of your problem. In short he will make ur life hell. We raise concerns to the builder and builder was nicely taking fun out of this. Venkat Reddy: Comparatively better in behavior but total use less. Because of him Shilpitha Royal is a mess Hemanth: He is a second level gunda, who is an assistant of Shesadri and venkat Shankar Reddy: He is the supervisor/engineer. God knows what he does. Very tough to deal with him Deepthi/Sailaja: These two manages official work, they will make sure to make ur life miserable. BVS Reddy: Builder and root cause of all problem.





Maithri is in market for'Shilpitha Sunflower and Shilpitha Spendors', but I would suggest all new buyer please visit Shilpitha-Royals. Because these are the same workers, same engineers and same cheap materials used.

Even with this builder you have to invest 50-70 lkh, When we are investing this much then we don't deserve the never ending hectic.

Few year back I was looking for my first home in Bangalore. Prices were on the rise and was hearing projects being delayed for many years. I went through big name Sobha, Nitesh, Vaswani, Srinivas etc. My main criteria was affordability and location to my office and location to my kids school. After 6-7 months research I chose shilpitha sunflower project located at Nallurhalli Village, Borewell Road, Whitefield.

We chose this project due to following reasons -



  1. Got reference from friend regarding Maithri Developer's earlier project namely Shilpitha Splendour. I personally visited the site and liked build quality, space between flats, and overall ventilation. and then I took brief walk in the community, it was not congested and felt good and safe for family.



  2. Location of Shilpitha Sunflower project is very good. Pretty much we can avoid all major traffic congested points while going to most of the IT companies in whitefield and ITPL.



  3. Prices of the property were reasonable as compared to other big builders in the market.





My experience with the builder and staff has been very satisfactory during the construction phase of the flat. Builder provided all required documentation to help me get my loan approved with SBI. During most of the construction phase, I had been outside India, builder and staff kept me updated on project's progress. and responded well to all my queries over whatsapp and emails. From tile selection to wall color selection, everything I coordinated sitting outside India. I would be not be able to do it without help from builder staff. From overall construction and approval standpoint, I feel this project was delayed by at least 1.5 years as I was one of the first buyer in this project hence I am in loss from  both interest and rent standpoint. but some delay in norm in such big projects.

Recently I visited India to take possession of flat and complete registration process. The construction quality of project is very good as expected from earlier projects of the builder. though I noticed the ramp for basement parking is too steep. Overall when you enter the project, you will never feel that this is first high rise project from the builder. everything looks and feel very much professional.

My registration process was very much seamless. Staff took care of all my documentation. I had to simply wait for couple of hours in registrar office to get photo and signature done. also they advised next steps related to SBI bank i.e. what I should be expecting from them etc.

Overall I would say it is good builder who delivers. and if it continues to deliver same or better quality of construction keeping in mind customer satisfaction, it may soon enter into the leagues of big names like Sobha and Manthri.

Hi My name is Indramani Das, bought a 2.5 BHK house in Shilpita Sunflower Spring. Special Thanks to my friend Kulu for suggesting the Property. Thanks to Venkat and Sandeep, Deepthi for their special support to complete my house on time.

I have done a fair amount of property reserach near Whitefiled, Shilpita Sunflower is one of the best Value for Money properrty in Borewell Road Whitefield.

Quality of work and facilities are great, It is excelellent in terms of quality in comparision to other projects in Borewell Road.

I would rate it as Excellent. One of the best Project in Whitefieldl

I would recommend those who are looking for properties to buy near Whitefield. Should have a visit to the site and you would fall in love with the Project.

Like many others, this is our first home in Bangalore and we are very excited and glad to share my views here.

Construction quality:

It has one of the best construction quality. I m following this project right from its foundation, it has excellent 20mm steel bars, great open spaces, strong wall width, two layers of plastering and colour(you can see by visiting the site)

Layout

It has best in class layout plan with more open spaces, spacious landscape, bigger corridors and very minimal shared walls. It gives a best conditions to say it as home.

Location of project

It in prime location of Whitefield, with less than 5kms from best school, EPIP Sez, Hospitals(Vydehi, Columbia Asia), Restaurants and Malls(Phoenix, Forum and IOWA). It will be of utmost importance after the commencement of East Corridor Metro.

Builders feedback

They are always ready to meet us, listen to our issues and provide practical solutions. They have helped in areas other than they committed. Overall its a smooth experience with the builders and they are very transparent.

Price

Last but not the lest, this project is charged very economically as compared to the neighboring projects and total outcast others when comparing the amenities.

As a honest owner of flat in Sunflower, I feel its excellent investment for the hard earned money and if you are looking for flat in Whitefield I would recommend Sunflower project.

2.5 bhk - Summer Block must tell I am flawed by the built quality, branded fixtures and very supportive team.

Experience has been amazing and feel relaxed to have made a wise decision.

Few brands to mention YALE, Geberit, Sonora, Jaguar etc .

Any one looking out for home sweet home and not able to decide, pls our community & you will get more value for your hard earned money.

I am moving in couple of days.

Though there were issues in the beginning of flat purchase, things are smooth now and the project has been executed well.

This project has bèen set up in a very quiet area which is away from the usual noise and traffic. The reason I opted for this is that extra amount of common space and the overall look and feel of the project.

Would recommend this project to people who are looking to move away from crowd.

We bought a flat in ShilpithaSplendourAnnex and the overall experience was good with Maithri Developers.The flats are fairly priced for the location and quality of construction is decent. The Builder and staff are extremely approachable, We have requested for multiple alternations in the flat, the staff were kind enough to oblige with no extra cost.All the effort for bank loan was assisted well including the bank visits.

Overall a very satisfying experience  with Maithri developers and I recommend their future projects - good value for money!

@BBMP is going to demolish the road which BBMP have given permission for road to the apartment Shilpitha Splendour. This is another case of fraud from BBMP along with builder B V S Reddy Maithri Developers.

BBMP has approved the plan of Shilpitha splendour to make the apartment.

Everything was perfectly executed and BBMP did the registry and people moved in.

Now BBMP is going to break the approach road from main road to the apartment as it says this as Rajakalue(Storm water way).

BBMP is telling that no body can stop storm water way.

So the question is how come BBMP has given permission earlier to make the path, do the registration and when people move, just start the gundaism and break the way.

Once the road is demolish people are not able to move from apartment to main road.

This is the horrible politics going on in between builder and BBMP of looting hard earned money and putting in there pockets.

Request all to please share this so that it can come in light of all people.

I have recently shifted to Bangalore, I was looking for a better place to shift, than from my colleagues I came to know about the Maithri Project, they told me that it is feasible and located in the center of the city, in reach of all the necessary  things.

I visited there site, I was glad after seeing the work going on the site, the staff who attended me is so polite and humble, the amenities they are providing is good, all over I had decided to book my flat.I suggest those who are looking for better future must book their apartments, its worth to buy.

I am really happy about their construction. I too visited Shilpitha Splendor I feel its good. I purchased an apartment in Shilpitha Splendour from Maithri developers, and got the best price at that time. And they gave me the finest quality apartment with lot of open space.

Recently saw a flat in Maithri Developers. I was impressed. They actually do deliver futuristic designs and have good amenities. Though I found the price to be on the higher side, the project is still good and I am forced to buy.

Plus that project of Maithri Developers is in Town center, that's impressed me a lot. I will still be looking in the area for other projects. So far Shilpitha Royal is looking very good.

This is to bring in your announcement that I booked flat in Shilpitha Splendour venture in 2010 and made my registering in the venture.

Due to some unhappy incidence, I had to demand for repayment on 9/6/2011 and request was defer to with all pertinent legal papers having acceptance from Maitri Developers from then ahead notwithstanding visiting their workplace.

Of period and making frequent call, my money was not reimbursed foremost me into thoughtful economic question and emotional torture.

In the month of March 012, after solemn thrust back reimbursement officer approved to recompense me all my charges by 2012 April of and gave me a recognized letter (text attached) authorizing the same, nevertheless after one month of outstanding date also there has existed no news and in spite of calling the workplace no.

Of period I have not got repayment. I am a female currently based in Chennai and roaming/Calling to Bangalore for somewhat which is my right has ran to huge distress and emotional anguish.

I am now in procedure of taking lawful act in contradiction of them and I can be communicated on ishanth_sharma@yahoo.in

M/S Maithri DevelopersPVT LTD, draw scheme for flats at their Bangalore in the year 2010.Due, good name of Maithri builders & developers, I had also applied for one apartment of flat and a booked the flat. The rest of the money I was paying through Monthly installment.

They have committed to give the possession of the flat by 2011.But when I got news from some reliable resources, there could be delay in project due land acquisition. I had stopped giving installment. And, keep in regular touch with their sale persons and their sales manager.

At last I applied for the reimbursement of money on and they took all the original receipt document giving, their receipt only. And they guaranteed to transfer the amount within in three months of time. From, the last one year I, M in regular touch, but every time they are giving one month time.

From the last two months their sale manager making fool to my wife and 100% assured that after a week, refund money will transfer in my account in two installments.

Please Note, I belong to a middle class family and my hard money they are not returning. If, I got invested in somewhere else it will double the said amount.

Now, you are requested to help me and return my money with applicable interest and claim for the harassment due to loss of armistice of attention.
