Hello Brothers,


I happen to visit the site(ROYAL) few months back to book a flat. I was extremely excited after seeing the positive reviews about the project written by so many brothers who booked before me. I even paid the booking amount. Until the booking process all the staff and sales people were very nice. I visited few times after booking to see the work in progress.


I was utterly dissappointed to the quality of work and the experience of the work force. There were cracks all around the project. They have a walking track which is tilted to one side and it has cracked from beginning till end. the walls and beams have cracks.


While I was roaming around the project, I saw some argument happening between some flat owner and a site engineer called Shankar(don't know if the name is correct. He is a short guy and can't speak hindi or english properly). I happen to speak with few brothers who booked the project to know their opinion. They all told that this guy called Shankar has screwed up the entire project. He has no work experience in civil engineering and he has been assigned this project as chief engineer.


What people told me that this guy has built the back boundary wall, tennis court and ampitheatre. All of which had developed huge cracks. And, best part is this is the 3rd time this wall has cracked. A chief engineer who can't even build a wall properly and he has been assigned the job of the entire project.


Some residents even told that for small alterations he asks for money(in form of bribe, which is not accounted for anywhere). If you don't pay he will intentionally delay your work for months.


Some other resident brothers told me about the site in charge, some Reddy(name I forgot, guy with a moustace, seems like some relative of MD). This Reddy guy seems to be hand in hand with the Shankar engineer guy. I know this commission sharing thing runs in every project, but at least despite paying bribe you get quality work. In this case, despite paying money you don't get your work on quality and on time.


Some resident brothers were kind enough to show me their flats. It seems all the top floor flats have cracks on the beams. Are you kidding me? How can you have cracks on beams? This is a new project and all these issues are surfacing now so early.


The builder is charging money from residents for maintaining the project. Still I saw lot of garbage, filth, pan spitting, cigarette butts all around. I would never want my guests to be welcomed by all these when the visit my house when they walk through the narrow 4 feet corridors. I have seen projects from local cheap builders who have a 6-8 ft corridor.


The finish quality of wooden doors, balcony doors, glass, grills, pillars and beams - are all pathetic. No beam is straight. The quality of aluminium sliding windows is just so thin and filmsy. Some doors are light brown colour and some are black color doors. There is no uniformity.


Some residents told me that when it rains, water splashes through the windows and due to the gaps in between the window & wall, the water leaks inside the houses. None of the corridors have water outlet points and it seems during heavy rains the corridor is like a mini swimming pool and water gets stagnated and enter the ground floor houses on the back side flats near tennis court.


Despite all these, many owners have wrote positive reviews as they want to sell their flat and get out of this project.


Only thing I liked about the project is the trees and plants on front side and huge open space on back side with kids playing; that was a nice sight. Apart from this, nothing clicks.


I was advised by residents to cancel my booking & I did.


On facebook, they have a group page for the apartment run by residents. They post photos and events of the project. The feeling you get from that Facebook group will impress you the most. But, alas it's NOT the real picture. As they say - "All that glitters is not Gold". This is one classic example.
