Lakeshore club members coming to downtown club house for gym and also people staying outside palava are also coming to gym without valid if card.

Watchmen is involved in this and on one of card he allows rest 4-5 members who don’t have any of card nor they are members of palava. They are outside villagers who stay in the clubhouse the entire day and creates ruckus in the gym.

As per Section 354 (C) of the Indian Penal Code no once can click anybody’s photos and videos and people in the gym are always making videos without concent.

There should be a strict action taken against outsiders who don’t belong to palava and still using clubhouse and it’s amenities…

My husband is a devoted lover of open spaces and swimming pools. Needless to say that Lodha Palava has Olympic-level pools & grand clubhouse.

Beware of Unprofessional and kiddish brokers of palava. These people showed us a property 1604 lakeside I on 17th October 2020 and called us again on 18th October 2020 to sign the MOU in absence of owner Rajesh Jajodia who is based out in Kolkata. They were literally forcing us to give a 1 lakh rupees as token amount which we denied but agreed upon to pay a minimal amount to take ahead the buying process. MOU was signed but these unprofessional people didn't sent the documents ahead for Jajodia to sign and return back. Meanwhile we had arranged funds by breaking our savings and rest bank process to buy the property at the earliest, in short we were all ready but then Jajodia started ignoring our calls but Mr. Darshan Kataria, Darshan Shetty, Dhananjay Shetty were too confident about the deal and poured us with bunch of lies. We waited and even took follow ups from the owner to expedite the process which should have been done by brokers. At last the deal was off while unethical Rajesh Jajodia was giving us fake reasons and avoiding our calls and he never came in person to complete the pending formalities. Just because of this immature brokers and bluff Jajodia, our time, money and efforts were wasted.

Note that these people have many unregistered business names such as property destination, SM group and many more. It gets changed soon a customer post a realistic review about how they work.

I stay in casario city which is in palava initially we were promised city of dreams and all there will be no issue of light , water and security but all is fake as now lodha is handing over the entire services to Govt back we are facing frequent cut in electricity and water similar to any place in Kalyan or Dombivali. Security is also handed over to city forum and no expert for that we can see street problem makers entering into casario and sit in gardens and do nuisance . All is fake gradually lakeshore will also meet the same fate do not fall in trap . Once all the flats are sold lodha exits from the setup and we are left to mercy if the Govt services

My brother has purchased a 3 BHK flat at last they give 2.5 bhk, they have qouted the prize of 65 Lakhs but finally they took 80 lakhs forcefully based some quotes written with invisible font sizes on 200 page agreement. All the negatives are hidden. Finally after getting the flat the bath rooms of the flat have leakages of dirty water from toilets and from top side floor. upto 1.5 years from possion till the leaks were not repaired by them. See the damages and lekages hidden on top of false sealings of bath rooms on the attached photos.

The flat was booked in Feb 2014 and it was promissed to handover by 2017 apr but actually it was handed over at mid of 2018 and they have promissed to give 2 nos of covered parking but the same was not delivered till date

There are multiple bad experiences. First I have been promised with stilth parking during booking but allotted an open parking on possession. On enquiring there was no proper response even in escalations and they are referring to some clause within 200 pager registration agreement. There is also very poor transport service, public as well as Palava transport. No proper response and resolution is provided in PCMA office. There is no use of sending mails to PCMA.

If you are planning to buy a flat at Palava then be ready to deal with:-

cheaters#frauds#falsepromises#misguidance#dishonesty#frustation#hugeloss#unnecessary delayed payment charges#and at last huge loss.

Still if you wish to deal with them then please follow below points:-



  1. Make recordings when discuss with marketing team as they forgot after deal what they promised.



  2. Take some time to make final decision as they insist you to make deal like anything.



  3. Ask for agreement copy via email.



  4. Insist for site visits if they say no then be alert.



  5. Ask for which kind of parking they are going to provide in written later they forgot everything and you may suffer.



  6. Make wise decision as this words came after own experiences and huge loss.



  7. Customer care team is completely Lodha care team so don't trust as nobody will help you once the deal is finalized.



  8. This is not at all normal flat booking process. It is huge scam from bottom to Top.



  9. They will torture you if you communicate via email by replying only copy paste emails.

Newly developed place, safety security management encouraged prostitutes to stay here on rent.Cctv cameras are just for namesake.Many criminals are living here on rent as they are helpful in selling properties. In November eminent news bulletin Mid Day published the news of 6 year old child was tortured to death in side school during school hours by Shri Ram Universal Schools mentally unfit Marathi faculty at this place. clean surrounding, uninterrupted water and power supply are USP of this project.

I have flat in lakeshore green. The construction quality of Lodha is literally worst. Flooring tiles got cracked within one month. Jaguar fitting in bathroom are disgusting because every week i got problem of leakage.

Guys inhone wire bhi open hi walls me pack kiye he without pipes. .

They will told u that we gives one year warranty of flat but don't ever trust them, many terms and condition are there.

It's my advise pls don't ever buy flat in palava. At the time of booking they gives u thousands of promise but at the end u ll wat exactly happened with and how u become fool ( like me).

Simply they even don't u allow to see ur flat at booking time and tell u that there are many rules and regulations.

It's my best advise don't buy flat in palava.

My self Mohamed Ismail. have booked flat in Lodha lakeshore greens.

I have requested them show my flat as my self want to confirm whether all works are completed as committed by lodha.

But lodha denied to show my flat.

whereas almost 95% payment paid by me on time .still they chase for balance payment and not even bothered to consider my request.

moreover they threatening me for additional payment for interest amount. such adamant policy is very disappointing.

most of investor in this project are middle class family and lodha is taking advantage of their inability

I will not recommend my relatives and friends to book on Lodha

Also I will spread this message to all as musch as possible.

Dear All,

the journey with Lodha start booking on 2nd October 2011 for the flat I am living.

Though the possession has been late by almost two years,

Now still struggle in Lodha continues it has been promised for the schools in premises So children will secure.Now the admissions in schools started and for our suprise the admission for Jr Kg already full in both Pawar Public school and Lodha world school.

If there is any cancellation of admission in Jr Kg then and the only I will get admission. Where the all promises goes about my child security and future in Lodha.

Where Shall I go after waiting for flat 7 years. Shall I leave Palava?

I am not finding any solution. Give me solution as I am a Palva residence,

The issue is not only of school but day care also.

Lodha group cheat a flat buyer. builder cancel the flat of buyer after receiving 97% payment of that flat and also sell that property to other buyer without informing first buyer

The Thane District Consumer Redressel Forum has asked Lodha group to refund 90% of the amount paid by a customer to book a flat in their project, along with a compensation of Rs25, 000 as legal expenses.

I visited Lodha Palava city recently, the sales staff assigned to me was under some kind of spell, because he was only interested in praising Lodha, no genuine information or relevant answer, he also had the audacity to tell us that we can buy our so called dream home here without actually visiting the site or having a look at sample flat, very poor knowledge & ill equipped to deal with any sort of query, the brochures are outdated and carry old price whereas their new price comes as a shocker, the figure they are quoting after being in so much remote area leads me to think that only they will be living in this dream city, their projects are delayed and after calling people from far off places for site visit they are saying that flats are available in new construction only which will be ready after 3-4 years, so you can invest now and come back after 4 years!

One of the sad thing is after promising us a smart city with combination of modernity and tradition on 4500 acres they are not having a single mosque, so I will give myself & my kids this smart city to live in and then for prayers we will make a voyage every time to areas outside the city,

For a self proclaiming smart city, this is not so smart!

Sales people gave me big bullshit that this project will give u 3 times appreciation 5 years and showed me some great videos thats how I got impressed then I booked a flat in lakeshore greens of palava project, paying by cheque 45k. After a week I realised there are more cheaper flats in dombivali and even close to the station.

I called them and told them to cancelled my booked flat and you can deduct some amt from that 45k because I changed my mind and return atleast 50% back to me.

But as per bullshit rules and regulations of this projet we cant get money back. Which is really bad im still pissed off. Even I loose my confidence on me because of that decision

So my massege to all those people if you buying flat in palava think 10 times because its not worth it, maintanace so high, far from station and even not good for investment purpose.

I have dealt in many properties in real estate & trust me, I have never come across such an unprofessional company as LODHA till date. Just to remind you, I have paid more than 11 lakh rupees to you & you are not even bothered to tell me what is going on with my apartment. First you made me run for the receipts of my payment, every second month I keep receiving an email for a change in my Relationship Manager & now you are just sitting on this issue & doing nothing. I demand an immediate response of my booked property, LAKESHORE GREENS| Paseo| Wing B| B-0604 request a return of entire amount with interest.

Like many I have too booked the flat in Lodha - The Rise - Lake shore green's. I too faced many trouble since booking till registration. I found that there RM's are not well informed on the project update also there Sales manager never connected with me nor answered my call post sales done one first day of lunch.

I have a list of issues with Lodha and there emp/staff as on the date, this review is written on. Looking at this review and post we all are suffering from similar things and issues. Let be connected and discuss about the ongoing issues in this review and show Lodha that we are one and united and he can't cheat us anymore.

Maine Palava the Rise mein booking kiya tha. RM Sradha ne jo charges likhke diye the woh sab galat nikle. Abhi doosra RM bolti hai ki charges zyada hai. Shradha Shetty sorry bolne ke liye bhi tayyar nahi hai.

Aise bade bade B-school ke students chor hai Lodha mein. Savadhan rehna, booking karne ke pehle bahut meethi meethi baatein bolte hain, phir dhoka dete hain. Sabse badi chor hai yeh RM Shradha Shetty.
