Mr. Arjun,

I disagree to you because the problems that you have mentioned I think can be sorted out very easily and this is the place where we are going to stay for rest of our life. So I request you not to escalate this kind of problem on this kind of community site as our project is getting bad publicity in community. It would be better if you solve these problems on site itself because its not gone solve your problem on site anyway. Just have some patience and let them complete our project. And by the way, I think the quality of the flat in my case is as per standard system.

Kumar Shantiniketan site is worst side in terms of schedule, quality and cost. They are selling @ Rs 4100. Believe me it is not worth to invest. Dont go by name. LOUSY BUILDER. Quality of work is pathetic. basic defects/mistakes in the work. Even after possession they dont take care it.

Let me give some examples here



  1. Door frames are not in correct shapes. There are bends in the frames. Means...at the bottom if it measure 24 inches at the top it is 23 or 26. or in the middle it is something else.



  2. Window grills from outside has no geometry . I guess since basic window shape is messed up the contractor who made grills for Kumar has no way of mathing shape window.



  3. Sliding doors of window are pathtic. One can easily remove sliding door by tilting it.



  4. No leak proof. Water comes under the window frame in regular rain.



  5. When we got possession we found out 50 mistakes that Kumar builder needs to be corrected. Even after one month they have not taken care of those. Their engineer keeps telling they have short of man power.



  6. Bathroom windows of very very low qaulity. One does not need power to bend window.



  7. Possession was delayed by 1 year and they dont regret to customers. They have an attitude when they talk to customers. They just dont pickup phone when they know who is calling.



  8. They are focusing more on outside things rather than inside flat. Example is they are focusing more on swimming pool, podium work.....because people gets attracted. This is what their engineers told me.

After reading all the reviews I feel that we as a members of ks, are just spoiling our projects name & the place where we are living.I can understand it is delayed, but still we are being compensated for the delayed.Anybody from ks.

Can name the builder who has compensate? we are expecting to much, let them finish it first. We need to give them time to finish the project, what has happened in past we cannot do anything about the past, as past is past.

I will still say it as a good project.In this forum there might be comments put up by the competitor also, request not to get bad name for the place where we are living.

6 years wait and got a mess

I am one of the many highly dis-satisfied customers of Kumar builders(KUL or KB). The story seem to be similar at many projects. We got the posession of our apartment in Kumar Shantniketan 6 years after booking. Posession was just a formality, the premises are not livable even now but customers are forced to move into the the same dangerous premises(which have open trenches through which the kids/elders can fall into the basement parking besides several theft and other instances).

Anybody who wants a home should not buy anything with Kumar. Write to any of the customers on yahoo group of kumarshantiniketan@yahoogroups.com and you will get the true story of Kumar builder.

Booked flat in Kumar shantiniketan in 2005. Its been almost 4 years and haven't got possession. Customer care extremely pathetic. They have been trained to lie and nothing else. Everytime you go ask for possession date you get an answer of 2-3 months. And you see absolutely no development in next 3 months.

Recently Kumar has got some people working on site and started showing some progress so I am hoping to receive possession in next few months. Builder has also promised to pay compensation starting from 3 months after completion date as per agreement. But again here their sales team lied & verbally promised possession on dec 07 and altered it in agreement by 8-10 months. They convinced us the 8-10 months buffer is for nuclear situations. They have managed to beat even the agreement date by almost an year now.

VAT: At the time of possession they are asking for blank cheques for VAT. I am not sure about the VAT rules but this law came in after the agreement date & kumar builders never mentioned it in 3-4 years about this. Now at the times of possession they are holding frustrated customers for blank cheques. This is very unfair of them not to give any prior idea about this VAT tax.

Overall had really painful experience of dealing with Kumar folks. Its most frustrating when people start lying and you have trusted for all your money with them. I would NEVER EVER go for any other kumar builder properties and would recommend the same for anyone who is planning to buy one in near future.

We have purchased a flat at Kumar Sansar Kondhwa. Now that we have paid all the money , Kumar Builder is not giving us the possesion. Kumar builder is asking for a cheque for VAT which he says has come in existence from June 20th 2006.

Although he is not sure, he says its will be 5% of the agreement value. So demanding a blank cheque (Ridiculous) Already the project is delayed. by six months. I would recommend no one should buy any flat in Kumar Builders scheme.T

The people are customer are irresposible, we have booked for a stilt parking at the time of booking, and since they didnt have the parking plan ready we were not alloted a space. Finally at the time of near completion when we demanded for our parking, they asked us to take it below podium, This was the fault of of there tele marketing people who didnt inform us. The customer care is extremely bad.

I have booked an apartment in Kumar shantiniketan and since then cursing the day when I am made the decision.Its more than 3 years and still there is no sign of completion of the project. Builder is not ready to commit on the completion date. Customer service is extremely poor.

The agreement is prepared by the builder and is completely one sided. They have already extracted 90% of the payment and now just sitting on my money and enjoying..There is no point of doing any follow ups and they are just liers.

Every time they say that the project will be completed next month, while whenever I go to the site I see only 5-6 workers there.I booked the apartment 3 years back based on reviews of their old projects. But all that has lost over the years. Kumar no longer cares for their customers. Quality of construction is average and does not justify high charges.I hope this review can help people going for new apartment in Pune.

Bought a flat at 45 Nirvana Hills and am very impressed with the quality of work done by Kumar Builders. Not to mention their attentive team who helped me throughout the journey tirelessly, always available on phone for clearing any concern and always ready to address my issues. With all my experience I would totally discount the negativity surrounding KUL Ecoloch issue because to me it looks like, Kumar Builders in Pune have totally bounced back to the reliable and committed builders that they are!
