In Gachibowli Financial district we are getting Rs. 55-60/- rent per SFT, but Kapil promising assured rent Rs. 27, 000/- for 120 SFT menas Rs. 225/- rent per SFT, how its possible... is anyone pay rent more than market price?... think twice before investing.
They tolding we gave rent from our remaning property rental earnings, is this beleavable?.... just think how many days they pay Rs. 27, 000/- on 120 SFT if they left from project after compleation we get rent practically on 120 SFT in shamshabad 50/- rs per SFT means 120X50=6, 000/- rs per month this is real rental value of kapil commercial property, shamshabad.
And one more important thing they charging 36 Lakshs for 120 SFT means 30, 000 per SFT But in Prime area like Financial district we are getting 9, 000-10, 000 per SFT, in this case if we buy like in Financial district we can get 360 SFT in 36 Lakhs and we can get guarantee rent 60/- rs per SFT means 360X60=21, 600/- without any dought and property value also appreciated (grow)... But in kapil you can't sale at 30, 000/- rs per SFT even after 10 years also, you can't expect property appreciation in Kapil.
