Hi,

(Stay away from Kalpataru and its sales and CRS team- Mr Mandar Muley, Mr Ashok, Mr sagar Kulkarni, Mr Akshay

Before we get to the bottom of what happened and why I wrote this review, just to summarize- if you are looking for flat with quality management who could support you during the course of purchase and thereafter, than Kalpataru is definitely not a place and there word means nothing. They will push you to pay all the amount upfront and at the earliest and will not even bother to resolve/ respond to your issues or any queries.

I paid a total of 29 lakh for flats in kalpataru jade skyline and received verbal confirmation from bank too that the loan would be processed. Though for some reason, it didn’t happen and I got confirmation from bank by 1st week of sept. 2024 that loan couldn’t be processed. But kalpataru sales team dragged it till end of sept. 2024 and came back with same feedback. During this course I repeatedly mentioned to cancel the order and initiate refund. Though, the regional sales head, Mr Mandar Muley, kept draggingwithout any concrete feedback. Thereafter it was further dragged as Mr. Mandar kept discussing with other banks knowingly that they wouldn’t provide subvention scheme, which was the only reason for my purchase. This went on for another 2 weeks and after my continuous follow ups, Mr. Mandar agreed on cancelling the deal and asked me to email certain individual.

Now the fun begins, Kalpataru team sat on my email for 2 more weeks and asked me to further do additional documentation. Thereafter, it was notified to us that Kalpataru will take additional 30 days to process refund. So from timeline perspective, Kalpataru held 29 lakes in their account for over 3 months and wouldn’t pay a single interest. All thanks to kalpatru sales team- Mr Mandar Muley, CRS team- Akshay, Mr Sagar Kulkarni.

In a contrary to other countries, India is east ly ahead in online payment, yet kalpataru needs additional 30 + days, when they already delayed all the process and even ignored customers request.

We are NRIs without an Aadhar Card or any Residence Proof in India since we have been out of India for nearly two decades.

Late last year, my wife booked an apartment in Kalpataru Riviera in Panvel(which is not showing up in the list of projects for some reason) under their subvention scheme.

Made a mistake of paying the booking amount of 6L upfront before validating the loan eligibility process(which we never did before in India).

Long story short, the eligibility test as failed because of lack of address proof.

Now, the Kalpataru Payment Support team is of the condition that unless the apartment gets sold, the money will not be released. While on the other side, the sales person who sold this property to my wife says that this property is not put for sale.

My wife and I have been continuously chasing the support team but they are such thick skinned people that they don't respond at all.

I reached out to one of the relationship managers through her direct number and sought help. Still the same horrible silence.

If anyone is planning to purchase an apartment in Kalpataru, please make sure you do your due diligence before stepping in.

It's a trap that you can't escape no matter how hard you try.

Market Goodwill is high but on the contrary I had very bad customer service experience. Its being 3 months since i had paid registeration fees and and my agreement is not registered. You keep on calling on there customer service nos. but your RM is most of the times busy in meetings. Even you leave a message to call back but they never call back. Looks like since your money is involved you have to get all things done on time. Never ever expected such a brand to work like this. Now i see even big builders are same as small builders. You cant trust. Finally after so much of efforts and follow ups, They promised me one registeration date, sent me an agreement with incorrect payments details. To tell you this has happened twice with me. Tomorrow is my registeration and nobody contacted me.

Approx 50% flats are sold but still no work is started.project was launched in dec 2020 with possession date of May 2026.we are in 2024 and no work started. When we used call CRM they used to inform us it is on track. But suddey we got from kalpataru that they want to extend the project timeliness and want our consent..why any buyer will give consent???

So don't know how the project will proceed..

I've been chasing the company for a simple NOC to enable transfer of the electric connection in my recently purchased flat but they are completely non responsive. Its virtually impossible to get to speak to them on phone. There's an automated reply to emails sent to them which says that they will revert shortly but no reply is actually forthcoming.

Booked a flat with Kalpataru seeing the brand name ..... It's been 4 long years and we are still suffering. There seems to be no efforts from the builders end to ensure the project is completed and the house handed over to the owners .... As a builder we the customers see Zero committment from the builders side to push and ensure the aggreived customers get their HOMES ... And this hopeless behaviour starts right from the pinnacle of kalpataru management...

A sincere request to all customers/ potential home buyers .. please avoid putting your hard earned money on brand Kalpataru ....

I have been writing and asking them about rental compensation, which verbally once was told to be 27k per month, after that total Silence.

Did anyone hear anything like this from them, and also I heard they have paid to few members.

Are only few members Flat handover was delayed, not so, all are delayed, so payment /compensation should be for all.

Even after purchase a flat under sub vention scheme no emi till possession, kalpataru is not paying emi to bank, asking us to pay. No clarity on possession. We are suffering but he is fooling new buyer but launching new project , do not fall in such trap, stay away from kalpataru

Many people have put up their review about the builder, and are looking to connect with each other so to put up a fight, hope mouth shut.com helps people in connecting as no names or number of people trying to connect is being given hence we are not able to proceed to take action against fraud builders

We too have been promised for possession by September 2020, but now even the rera extension has passed and they are failing to give the possession, what is rera doing about that, hope they are going to take action against them if anyone has formed a group pls add me 9892536471 to get our rights from such fake developers.

Very Bad pls check their RERA for Kalpatary Vivant JVLR project. it is over price also In RERA they have givne possession start date Year 2028. means it will take 2030. they will make our monies dbl by then. I have checked thei last financial which is negative EBITDA -41% means company is in fianncial crisis. Pls look all aspect before you get into it.

Kalpataru as of what I known, is a good builder.

But since a year now i am loosing my hope in them , just like the other reviews, yes there's a big delay and COVID is just an excuse, i hope they don't loose their dignity, cause once that is gone it's not coming back. I have also been waiting to get my apartment for kalpataru immense in 2020 that was promised, and now the promise of October 2022. Well i hope they fullfill that word or give us the compensation for the amount we lose for paying Bank loans and staying on rents. Also hope rera proves itself true and not corrupt, and so to help all those who have been promised their apartment in this year. Or i would suggest no one to even trust if the builder say it's rera approved, you know what I mean....

Hi, Just a big name real state company with only false committment. Never go for it, I book the flat in Dec 2019, during time it was committed by sales person on Dec 2020 as Possession with latest date by march 2021. In agreement copy, they mention is on September 2021.(without taking any prior confirmation before making agreement) Later they was saying, we will deliver it by March 2021 only. Then Covid started and whole work stop. And since then no work started till now i.e. by Sep 2021. They simply stop all work and divert manpower and takes the benefit in the name of COVID. Now from government they got initial 6 monthsextension. Again as being a big builder and part of strong builder lobby take another 6 months extension from RERA. They are just waiting for the end of period and another wave of COVID for another extension from RERA. Still hadly enough manpower or no manpower. I book in F Tower and from time of booking till today there is no work development. And they took 70% on the basis of slab readiness at the time of booking.

Just request everyone "Not to fall in the trap of these liers". They launch one project, makes some booking.delay it.then build the building structure takes 70% money which cover 100% of his cost required for entire project completion. Then sleep over that project and focus on other project to catch new customers.
