I booked a flat with Jains way back in march 2013. I chose this project at pallavaram because it had just 16 units and a single block. I was promised handover within 18 months of commencement. The project work had already commenced by January 2013.

If it was so, the time for handover should have been June 2014. As per the agreement if work extended beyond 18 months, we would be compensated. But these people are very clever. There was no mention about the date of commencement of the project in the agreement signed.

We had completed 95%of the payment by January 2014 and we are yet to receive the flat still.

They said delay was with CMDA giving the completion certificate late. We believed and accepted. But even after getting the certificate they are delaying.

To comment on their work

-poor workmanship

-each and every work was by contractors and not by the builder directly

-lot of quality issues

-the site engineer will never know anything about the building specifications

-we could never spot the site engineer at the site when work was in full swing

-They used all accessories like switches, tiles which was leftover from their bigger projects nearby

About their customer service

-they don't treat you as a customer

-they would beg at your feet till you book the flat

-Then they will never respond to your calls or mails

-They will never let you talk to any senior official of the company. Totally irresponsible behavior

I am writing this review with deep pain and agony.I was just wondering how people gave positive comments about Jains in this website. Maybe it could be posted by the builder himself.

I would never recommend this irresponsible and worst builder to anyone. Please readers, you have several better builders in Chennai to invest your hard earned money.

Jain housing Pebbel Brook Chennai Karapakkam is next to graveyard right next to the Block 13 entry gates. These guys have cheated me and never told that there is a graveyard. The graveyard is so close that the you can smell the body fumings on the very entry of  main gate.

Every time you enter or come out you can see/smell fumings.Its disgusting. The open air fuming is done. I have already complained but no answer or any action form management. They simply deny this.

With deep pain and agony, we are writing this review against Jain Housing and Constructions Ltd.

Some 45 unlucky souls booked flats in Jains Swadesh Bangalore around the time of 2011-2012. As per the sale agreement, project was to be handed over completely by March 2013 with grace period of 3 months failing which a penalty of 6 Rs per sq ft was mentioned.

Even today(Feb 2015), the project is not fully completed and there's an ongoing Land litigation which was not informed to buyers during sale of flats. Unable to bear the high EMI costs and house rentals few of us moved in by Jan 2015 and the Company is in no mood to finish the pending works and get all the approvals. Quality of construction is pathetic to say the least. Jain Housing staff themselves are provoking us to go the legal way as they are aware of complete loopholes in our great Legal system.

Attitude of each and every Jain Housing staff starting from MD till supervisor is appalling and they treat customers like beggars.

Unfinished and shaky lifts for a building of 25 floors which is causing sleepless nights to customers, unfinished flat works, seepage / leakage in all the flats, broken doors and windows, 3rd grade quality tiles to mention a few.

So dear prospective flat buyers, never ever think of owning a Jain Housing and Constructions Ltd. apartment in any location. Be it Chennai, Kochi, Bangalore, Hyderabad.

Save yourselves some money and good health!

Highly unskilled, worst quality, always behind money, no commitment, what else. Moreover they hide the litigation to customers& banks and sold the flats. The other party who filed litigation is a local goon and causing trouble to residents and workers every now and then.

Worst plumbing work, worst tiling work, worst civil work(walls are not straight, air cracks now itself), worst lift work. thank god Structure is good. This one that didn't compromise. But finishing worst of the worst. Housing board quality is better than this.:(

The quality of work is compromised to a great extent in Jain Swadesh. The original structure was built by Silpa which is very good. They latermoved into a litigation with them and screwed up the whole deal and delayed the entire project. There are members in this project that you must be aware(beware) off.

Jains Sankalp Bangalore is supposed to be high end apartment. Even after 1.5 year completion, no legal clearance yet, no water, no proper lift, no sewage. very unprofessional working and poor customer service. OC with BBMP is stuck for more than one year, looks like Jains have some legal problem. They don't get any clearance from govt & local BBMP.

Jains is not completing work in the building also like club house, painting, lift areas etc. very poor construction quality as well.

I have purchased a ready to occupy flat Jains Naksatra in 2011 at whooping cost of Rs47 lakhs. With in two years I find seepage in the walls and the cupboards the quality is very poor and the comples looks like a slum clearance board construction.

Those who want to buy flats visit Jains Naksatra at Maduravayal at get to know about the horrible state of construction.

The project is taking hell lot of time and I am really scared to see the pace of construction at site.

The worst part is no one is taking responsibility of this and everyone at the site including the project manager is blaming the management for not supplying the materials on time. According to him the first phase will be ready by 2017 and the full project by 2020 if everything goes well. According to the manager Mr.Joe, the project is completed and will be ready in the next 3-6 months which is quite evident that it is impossible.

No floors have been casted, no brick have been laid, water and when some one like us asks about it, they will give a counter offence by asking late payment charges or they will cancel.

Knowing the facts shared by their project team, I dont think I can continue in this project nor I will suggest it to someone. A strict no to jains carlton creek and if possible someone help me out to come out of this.

I bought a flat in the Gelnoaks project @ Tambaram. One of the worst companies to deal with. Horrible, rank bad and pitiable Constructionguru30. Went thru several hand over delays. Even the corners of the walls is crooked, like the company.

They charge insidious delayed aishwaryasingh23ment charges with no explAnasultantion given. Customer service is horrible. Handover was horrible. Customer care during Constructionguru30 was horrible. No one in their right mind will ever sign up with these people. Shop elsewhere.

If there was a way to rate them zero, I would have. Initially it will all be nice and pleasant and when it gets closer to handover(which will get postponed many times) the real trouble starts and then you become a beggar in front of their authoritarian customer service.

Jain housing – NO1 fraud!

I booked pebble brook project in Dec 2010. Was promised Jan 2013 handover. Now it is Jan 2014 and it is still not complete. They collect whole 90% when they complete the roofing(only roof would be completed without walls, floors, stairs, etc. Just the pillar!) During booking they promised RO plant and RO water for all purposes. Now they are back out on RO plant.

Also, now they are trying to share phase 1 amenities and club house with phase 2. Phase 1 flat owners are objecting that. Also they showed road for phase 2 though phase 1. Which is illegal because phase 1 UDS is only for phase 1 residents. They make deviations to STP, Club house, Swimming pool etc without CMDA approval. It is very clear there is a deviation from approved plan. All kind of malpractices! They collected club charges from Phase 1 owners and now trying to collect the same from phase 2 owners as well(Which the club house is the same! Money collected from both. More profit for Jains housing)

They are not worried about the concerns of their customers who have invested lot of money in their project. Their main aim is to maximize their profit. Further, they are well known for such deviations in the market(which I came to know of only from my personal experience). Flat owners of other projects promoted by them are facing similar problems and they have resorted to legal process for settling the issues.

I regret booking Jain Pebble brook flat!

I had shortlisted Jains Inseli and was about to book a flat during early 2011. They promised to hand over by July 2012.

After reading all the reviews, I dropped the plan. I purchased from some other promoter and moved to my new home 2 years back. I think Inseli is in same state as two years before.

I am a resident of Jains Sunderbans, Chennai. From the day we moved in there are so many problems in the house from plumbing to water connection to hygiene.

The water is all black in color from time to time that is if water comes. I have complained to them so many times, the first time they came over and checked this plumbing issue and asked me to pay 2 grand to fix it. We had moved out of the other house, it was a bottle neck to we payed, got it fixed and moved it. It worked for about 3 days after that it hasn't been fixed, we have called these guys plenty of times but no response!

It's was still bearable since the other bathroom worked, so we are managing.

Power is not stable even a breeze of rain and the power goes off!

The gym is there just for the sake of it! No power, no A/C & after sometime they have shut it down. It is closed for the residents apparently. This is atrocious.

We buy a house with lakhs and end up in shitty house!

The best would be to build your own house. All the amenities Jains offers are just an eye candy! Will be taken from under your feet once you move in!

I booked a flat in Pebble brook Jan last year. Promise made for handover then is Jan'13 but not rec'd till date. Today I went to see my flat and I wonder if I can get my flat by Jan'14. Worst progress in Phase 1 when compared with Phase 2.

So People who are planning to buy a flat in Phase 2 please go ahead so that you can ruin yourself and Phase 1 people. B/W heard that Jain is planning to share the amenities of Phase 1 with Phase 2. ha ha ha... 1000+ flats to share one swimming pool, 1 club house etc.. super..

Hi everyone,

I bought a flat in Jain Housing Carlton creek in Hyderabad.

I just want to share my experience and doubts on Jain Carlton Creek.

Let me start with the bad Experience(Which most of the people need)


  1. Anil the Operations head: The way he deals with the customer is worst. he never listens to the customer. If you wanna buy a home in Jain. You should just listen to him, what ever he says customer should do that. In short I can say he will suck the blood of Customer in all the ways.





2.Customer Care: The worst customer care which I never found in my life! The worst C Care Executive ranking goes to Mary(She never listen to the customer) . She says/do what ever Anil(Operations Head) says.



  1. No Proper co-ordination between the Marketing team, EN and Customer Care.



  2. Jain People never help you in any Issue E:g: Banking, Showing up the documents etc



  3. No Co-ordination between jain MAnasultangement and Bankers





it goes on .

The only Good  is .

1.Location(Carlton Creek Location is in prime Location)

The Bad:



  1. No Quality @ all .



  2. They use cheap Material,



  3. Cheap workmanship



  4. No Customer care @ all



  5. Cheap builder

Jain housing constructions Bangalore. I have booked the flat at Jain Swadesh, unfortunately the customer care after sales is the worst in the industry. I am really disappointed to fact that I wont recommend anyone to buy Jain Swadesh.

Quality of construction is not up to the mark.

I bought a flat in Jains Spring Meadows, I am still wondering about the way of construction made by Jains. No builders can be able to do that. No pillar was laid correctly, no walls are even.

Doors are not installed properly, adding spice to this maintenance team is doing their job in right manner.

Lift is not working, water is available in the storage, but it will not come in the taps, no garbage collection. Garbage dumped inside the building itself for a long time (in days) totally we need to learn a lot from Jains in the aspect of cheating the customer. Totally a B_______

We chose Jain Housing because of their promise of quality and care in listening to their clients. We found this not only to be true from the start of our building process but it carried through right to handover of our keys. While there will always be issues when it comes to building, Jain Housing made it all that less stressful. Communication with us was great.

I found the regular contact with the construction team at various stages of building allowed us peace of mind and also the opportunity to walk through our home half way through construction to ask questions and see progress. Oh, and of course our new home is stunning.

Once you sign the Agreement - You have to follow the Jain Housing Rules.Here you go



  1. Power Of Attorney Holder will Sign the Document - Please get the Live Certificate for one who gave POA as per Supreme Court Judgement



  2. If you paid the advance Rs.50, 000/= No Issue please try to get back otherwise leave as it is. Don't Proceed further.



  3. The Payment Clause should be adhered strictly to enable the Party of the First part to go ahead with and Complete the construction of the building in time without any stagnation. INTEREST AT THE RATE OF 18% per annum shall be charged for all the delayed payment. if payment is not received within 10 days from the date of intimation.





The party of the First part will have the first charge or LIEN on the said flat/premises on all balance due by the party of the Second part until they are paid. > They will send the notice on Friday or Saturday.if you delay one day then they will charge 18%



  1. If the Construction material prices or Labor costs increased by more than 10% during the period of construction as per No 1(a) herein, the said difference shall be borne by the Party of the Second Part(Customer) > For Threatening the Customer - Though Its not valid as per the Consumer Law.



  2. The party of the first part(Jain Housing) also agrees to compensate the party of the second part(Buyer) at the rate of Rs.6.50 per square feet per month in case of any delay in construction beyond the above stipulated period the party of the second part makes the stage payments without any default. > if you delay the payment even one day you are not entitled to claim the same



  3. The party of the First Part shall not incur any liability, if they are unable to deliver the possession of the said schedule "C" mentioned property by the date aforesaid, if the completion of the building is delayed to due circumstances beyond their control, such as non availability of steel and or any other building materials or by reason of war, civil, commotion, riots, epidemics, acts of God or if non delivery of possession is the result of any order, Rule, Notification of any court of Law or Government Agency and or any other public or Competent Authority or in the event of any revocation of permit by the Competent Authority of if the party of the First Part is unable to deliver the possession due to circumstances which make the performance of the contract is impossible. > if any delay then they will say Steel is non available etc.



  4. The party of the First Part will not liable for any delay in Corporation, TNEB giving the connections in respect of Water drainage and Electricity in spite of the initiatives/followup actions taken by the party of the first part. . No Accountability - Always they say we approached but it got delayed



  5. The possession of the flat will be handed over to the party of the second part only after ten days from the date of receiving last/final payment from the party of the second part against the party of the second part signing the concerned taking over letter WITHOUT IMPOSING any CONDITIONS. . Either Take Possession with Problem or Don't take Possession. We are at the receiving end, so no other Choice?



  6. The party of the First Part/Promoter shall provide the recreational facilities such as Health Club and Gymnasium at their own cost. The PROMOTER WILL ABSOLUTE OWNER of the same or under their SUPERVISION HAVING FULL CONTROL and AUTHORITY. The decision of the promoter shall be final and binding in maintaining such recreational facilities.





The purchaser shall automatically become member of all the recreational facilities provided in the building complex. The purchaser/Customer shall pay the maintenance charges and recurring EXPENSES for using such recreational facilities as may be fixed by the PROMOTER from TIME to TIME. - ADDITIONAL INCOME FOR JAINS - REGULAR EXPENSES FOR CUSTOMER.

As per the CMDA Rules and Law Promoter should not hold anything inside the premises 10. The party of the First Part can use the Terrace Area in the Building Complex only to erect holdings, publicity boards and display advertisement for their own purpose in such area without any claim from the Purchaser, or their Association who hereby consents and has no objection from the same. - As per the CMDA Rules and Law Promoter should not hold any rights on the Terrace.

I have never seen any reputed company giving such bad service and totally false information and commitments. They don/t have any dedicated manpower and people change regularly. They give promises only on mouth and never give anything in writing. It is basically cheating the customers.
