I just want to share my experience about Ittina Mahaveer. Yes, I am  one of the early bird waiting for my flat in I block for nearly 5 years. One very important thing that I  felt and happening recently is greater commitment and work improvement from Ittina, which many of you might have noticed at the site.

I have finally registered my flat yesterday and will be moving in shortly once the remaining work are complete. If you were one waiting like me, I would recommend you to come forward and get your flat.

I would also like to take a moment to thank Shamim & the team, who has been driving the work progress excellently and giving me the confidence.

I am an Ittina Arni customer since 2008. When I took this property everything looked fine for me and I thought it was really the best I would have got.Location and pricing was attractive.

But no progress was there from ittina on this project and then I started going to ittina office regularly. I have seen people changing there but no one was helping me to get my money back.Everyone gave the next date.Every time there was a new face and new dates.

After I met SHAMIM things started working.she has pushed my case and started providing refunds in installments. I have not got my money back but still hopeful now that I will get it back. I will not ask people to change views because I am saying this but you yourself can go check this. People there in ittina are really willing to help. So that is why I am hopeful of getting my money back.

I will suggest to all change the views and try connecting to the customer care there especially SHAMIM. I am suggesting her name because I think she is helping me to get my money back.

There are ups and down everywhere so lets be positive.

I am customer of O Block of Ittina Mahavira.There were so many reasons behind my selection of Ittina Mahavira as my first choice even though I had options.

I found that selection of area for this project is really good. Environment inside the project is good, no traffic sound, no dust, smoke etc. Rain water shipping during heavy rain keeps it away from water logging . I found it spacious for our kids/families to sit outside at morning and evening time.Walking inside the campus gives satisfaction as Ittina has built all the blocks in U shape.

Initially when I have booked with Ittina I had to face problem with delivery of the flat on time.My kind suggestion to builder that Delivery date should be properly taken care of. If the delivery time is of 2 months then give the handing over within this, exceeding beyond 10 days also bothers the customer. It will really make customers like us more happy for our investment.

Documentation related with home loan and possession done by Utham and Amrita respectively went off well.

Since work is going on fast since 3 months I expect from Ittina Developers that now customers will not face delay in delivery anymore .At end of this review I must say that I am happy to invest in property like this.

I am not trying to change some ones decision or perception but I feel that if we write about bad / negative then we must not ignore the good / positive things also

I know most of the people here in this forum who are part of Ittina Arni.

Yes there were lot of problems, terribly frustrating times. Heated arguments with the customer representatives and this all went on for years together.

Even I was of the opinion to file a legal case, I also had couple of cheque bouncing experience until we met this person, named Shamim... The day she joined I was there and I challenged that you will leave this place sooner, she smiled and said lets see.

Eventually she became the customer relation contact person for me and after some brainstorming session we decided that we will take our advance in installments (in the back of our minds there was no hope because all other customer relation personal who we met earlier were useless ) But to my surprise Shamim as promised called me and handed me the first installment in cash, she proved me wrong this time.

Another surprising thing I like to mention is , every time I call she pickup the call and talk to me and fairly tells the details / reason why there is a delay in the payment of next installment. Gradually I liked here attitude and the way she faces the customer.

I agree to many of the people here, who are against Ittina and their previous employees but its my experience, "things are getting better in Itiina", I don't know about the Father/Daughter/Son ... et al but I know a face in Ittina which will answer my questions, I can see some light on the other side of the tunnel.

There is one Ittina employees who booked Ittina Arni just paying 10, 000 (Ten thousand only). Tried to assure us, I have a suggestion for that person ... take another 10K from us and stop talking crap. learn from Shamim how to talk to customers.

I have bought a flat in ittina. The cost of the flat was low. The flat is in affordable rates. Its ok for lower middle class people like me. Quality of construction is average. If you ask me if I will buy another flat in ittina I will have my own reservations. I bought the flat without doing my homework.My flat cost included furniture and wardrobes but they never provided and never deducted amount either. I received my possession almost after 4 years, which was promised to be delivered in 8 months.

Property is good but Consult Ittina Mahavir Residence Association before buying property in Ittina Mahavir!!!!! Otherwise you will stuck in big mess with Ittina Builder!!!

Do not trust on ittina's word they may miss guide you like they did for other new buyers..

Flats are not at all ready to move condition and not sure when they will complete after you buys it.. Owners already waiting from years and years to complete their flats so new buyers will be the least priority...

In site office you can ask anyone to show you IMRA member and you can talk with them...

I had booked a flat long back in 2006 in ittina mahaveer and I had really a horrible experience there.The bottom line that time was that the builder was having no approval from BDA and they were forcing us to pay the money and get it registered. It was not only me but so many other people were also to face this. I am lucky that I canceled my flat I-502 and luckily they have refunded my money.

These days still I am getting calls from Ittina mahaveer at electronic city.

When the customer care staff tells me about the beauty of the project I just laugh and enjoy.

That flat from last 5 years is in the same condition and I think in near 5 years also it will be in the same condition as I doubt they are having any approval yet.

I am surprised to read the positive reviews about the Ittina mahavir project. My experience is totally opposite. I have bought a flat in ittina mahavir in 2006 and till date didn't get a possession. Everytime I talk to the executive in Ittina I get a commitment of 2 weeks but not even a stone is moved in the flat. I am really repenting about the decision I made to buy this flat. I am waiting waiting and waiting to take the possession of this flat. Hope things change and I get the possession of the flat. The point of contact in ittina dont even pick my call nowadays. So I have no other option to then to wait.

I would like to share my experience of purchasing the flat at Ittina Mahaveer. Having heard a lot of negetives about them initially I was very skeptical and did not know what to expect or believe until I met Ms. Amrita in customer service. Amrita has been extremly helpful and accomodative and really helped us to get our flat on time. she has stood by her words and timelines as promised and we would like to thank her that we are residing at our flat at Ittina Mahaveer.

Also would like to thank Mr. Viresh for his support and help in getting the flat ready ontime. Looking forward to see more and more people coming to live at Ittina Mahaveer....

This is our first home and like everybody its a place where you find solace when you come from ur office. Ittina Mahavir had been that place for me and my husband. Guys I can stand up for Mr. Manu Ittina for his continues effort and hard work for getting the project ongoing and trying to rectify all our problems. And those who are not happy here I would say ’’ GUYS GET A LIFE’’. U just can’t blame Ittina Management or Manu Ittina for everything. If it dosen’t rain for one day then also will you blame him. He is a person who is really committed towards his work. An incident I would share. Their was no common lights in my block. It was pitch dark . I had a talk with him and he asked me to remind him the next morning . I did that. and then by 5 pm we had our H block lit up. Kudos to this guy ( Manu Ittina ) . This shows committment. He is committed and will. Please Guys don’t try to say negetive things towards anybody. If you will it will come right back to you. I Am Happy here ( Ittina Mahavir ) so are you admit it.....

Hi everyone, I’ve bought a flat in ittina Mahavir and it was delayed by 18months and I was in great fuss whether I would get my money back or not. I contacted their corporate office and I was amazed to see the way they responded.they were so polite (totally opposite to what image I had in my mind) and then explained me why and how all this problem arised due to sudden change in some rules and eventhey paid Rs.30k as compensation.

But still I can see that they are lagging in their services n I’m thinking to go and talk to those people to improve their service and I think they will come up with some solution.I have seen other builders also and have experience of other builder too. I knw customer service is the same problem with all but in this situation if they want to sustain then they need to work on it.

Providing a 2 BHK flat between 2000k to 2500K is really a noble work. This is the tendency of some people they never satisfied in life and coming up with different ways to criticize others, who are doing good for society.

Its really unfair to hide my experience with ittina builders when every type of comments are floating in the market. I am a flat owner in ittina mahaveer.The project which was delayed for years, paying emi and interest of bank was breaking my nerve.

As buider has started making calls to have the flats I had a huge payment due from my side against my flat and I had my own doubts to contact the builder at this time where every company is facing hardships.To my surprise I heard a scheme of compensation which was like a fresh air to me.I met customer care incharge amrutha and asked for a fair deal.

I found her really co-operative and upfront.As she confirmed me that she cant do the cash deduction but can help me out in getting furniture package.As the package was not of a huge amount but the way she explained the market situation and company approach to help the customer I agreed with her.Anyway I had to do interiors for my flat that money I could save by her proposal and I accepted and taken some time from her to arrange the money.Now when I had closed the deal and taken my flat from her, would like to say that it was a satisfactory deal.

In this market situation when builder is coming forward with a positive attitude we should not overlook it.I know one of my friend who is a cancer patient builder has not taken the huge amount outstanding from him and given him the flat.He is a flat owner of E block of ittina mahaveer.

Guys where we cant praise the builder for his arrogance but we cant overlook his positive attitude too.

Ok, One thing is for sure, the people who have given positive rating for Ittina, I am sure they have got a very good lottery luck. I am quite sure about their success rate, because to be a happy customer with Ittina you have to be lottery lucky. It's extremely rare.

If you don't believe me, try a search in google with keywords "ittina+complains" and let me know please.



  1. The father/daughter/family are known cheats. Try verifying from court case history, you will know. Have got several hundred cases. Any blood coming out of ittina family is a cheat.



  2. They use their tongue for cheating, no honesty/dignity/self respect.



  3. Employees are of same genre. Those who are a bit dignified, leave as soon as they come.



  4. I am from Ittina Arni, another of their fraud. I am running legal casese also because of multiple cheque bounce, since they did not pay my advance back after project became dead.



  5. Father/daughtter have big mouth, but never gives back your hard earned money. You have to fight for it, legally or by other means.



  6. They are the no1 in false promises, they promise you everyday and break your hope every alternate day.



  7. Most(if not all) of the constructions are disputed in some form or the other.



  8. They mortgage the towers and will sell it off to you, when you wake up after occupying position to bank notices, you are in hell(Ittina ANU).



  9. Not a single owner till date has got their money back properly, mostly have not got back and running cases.



  10. They don't honour consumer forum verdict, unless kicked at the backk.



  11. They have lot of goons who will maintain your society after completion/occupying.



  12. Construction quality is inferior in double proportion to pricing.





The points will touch 3 figure, if I keep writing, so better check google and decide(negative).

better to be homeless than buying from Ittina.

I bought the property ittina anu from this builder recently for location preference and things apart from handover delay went fine.

The shock came a month after when a notice was published in newspaper about the apartments being mortgaged with karur vyasa bank and illegally sold to us without obtaining the noc from the bank.

I got the NOC after 1 Yr and builder has paid all the some and cleared the mortgage from the bank.

The NEW MD is probably more active and looking forward to take remedies corrective action for people having issue talk to him directly. There are some common issues but otherwise things are fine

I purchased my first house at Ittina Akkala in Mar 2007.It was through their sales executive Joe and later all the dealings were done by Ramesh and Ms Amrita. I must share that all of them have been very helpful and the process was completed smoothly.

Even after the handing over of the house they have been very positive in their replies and I have not faced any difficulty so far. Now as Ittina Akkala is growing and the MC is in the process of making it a better place to live I feel grateful to Ittina group who have helped in fulfilling the dream of owning a luxury house at an affordable price.

I agree that few issues are still pending which the group has to sort out including covering of the parking space and issue of NOC from the banks form whom they have taken loan to build this structure and I have been reassured by the Ittina people that very soon these will be sorted out. Somehow I trust their words.

I appreciate the efforts of Ittina group in making the dreams of owning a luxury house at affordable price come true and wish them good luck. Definitely having a home at Ittina Akkala is best value for money. They should also hire more people with the same attitude like that of Ms. Amrita

I would like to comment my experience with ittina. I have purchased a flat with ittina soupernika 2 years back. It has costed me just 17 lakhs and recently I sold it too for 36 lakhs.i made money out of it no doubt in it. Apart from money I would like to share my experience with customer service which I found so friendly.

I am a busy doctor recently in the process of disposing the property I require those documents which was handed over to me when I took my flat. Unfortunately I lost them and was completely confused. I reached ittina office met customer care officer amritha and explained the situation. She has taken time from me but I saw some ray of hope. She has taken time of three days and that paper handed over to me within the time line and I have no words to explain how relieved I felt. I am overwhelmed with this response. To get time and write something on net is not my cup of tea but her service made me to do so.

I would like to share my thoughts with all of you that I found ittina quite helpful and strongly recommend it. My experience with ittina so far is really good and I can’t deny it. I have received good value for my money and found them customer friendly too.

Property Buyers - Experiences of an Ittina Customer

I happened to purchase multiple Ittina flats. All flats were purchased in Ittina Neela, one of the so called ‘Walk to work’ project from Ittina. (For God’s sake, the distance from Ittina Neela’s gate to any office in Electronics City is not less than 6 - 7 km! These people must be sued for false advertisement in the first place. But this is nothing. To see how bad things can get at Ittina, read on.)

I belong to the IT industry and am aware that these builders have their way because we keep pouring money. I believe my colleagues must benefit from my (consistently bad) experience (for all the flats from Ittina). The lesson I learnt was that I must never buy a flat from Ittina again – and of course, never recommend it to anybody. Read the experiences, and make your own decisions.

Quality? What’s that?

One aspect we IT folks swear by is quality. We know that without it our customers will throw us out and get a competing vendor. At Ittina, you have to teach them how to spell QUALITY. For them, there is nothing that quality has to do with their flats. They will build the flat – the owner can improve its quality after possession, if s/he wants – even if it means practically reconstructing your flat. I am not exaggerating. After spending enormous amount of time and energy shouting at the customer care executives, site supervisors, electricians and plumbers, I gave up.



  1. Flooring – pathetic quality – tiles laid in an uneven manner – even broken tiles.



  2. Finishing – No intention to do a well finished job – very badly finished electrical outlets, bathroom tiles and commode, plastering.



  3. Water, Water everywhere – Seepage in virtually every bathroom wall (so you see it in the neighboring room too) as well as under most windows.



  4. Flat is ready to possess sir – just that the doors are broken – Terrible woodwork – you will have to get them replaced.



  5. Laborers – Deal with them yourselves – ABSENCE (yes, absence) of customer service – there used to be just 2 customer care officers for entire Ittina when I had to deal with them, sitting in Koramangala – support at the site after possession is pathetic – especially since quality of construction is very poor.



  6. Delay in possession: Possession delayed by more then a year! Ask some of the owners yourselves.



  7. 2 Years into possession – No Lift – No Generator – These have not been fixed even after 2 Years of the ‘delayed’ possession.



  8. Ready to possess – but your flush tanks will not work sir – flush tanks not even fixed properly on the wall – no water for the flush tanks – because the sewage treatment plant is not yet ready! This was finally made to work after 1 year of delay.



  9. Car park is ready – but our laborers will stay there – Even 4 – 5 months into possession, laborers stay in the basement meant for car park. Why care for the customer? We’ve got our money!



  10. Uneven floor levels in the bathrooms – have fun sweeping water into the drains for the rest of your lives in your flat



  11. Bathroom with no showers – no wall mixers – basic amenities – if you want a basic amenity like a shower, get it fixed yourself. And we are talking about flats that were sold at 12 – 15 lakhs. One decent quality shower fitting costs less than Rs.1000 or even Rs.500.



  12. Pathetic customer service team: With a team of just 2 people managing entire Ittina’s customer service, the service was pathetic. The experience is very similar to dealing with a Govt. office – where the onus of getting the job done is on you.



  13. On the day we were supposed to register one of the flats, they simply called up and said it will not proceed since the 'registrar office stopped registrations that day'. When I enquired with the registrar's office, they said it was business as usual. People at Ittina thought that customers never bother to contact Govt. offices and will never figure out the truth. I later came to know from a more honest Ittina employee that the delay was because their MD left Bangalore without signing the papers for registration, and it will now have to wait until the MD comes back. How can you trust these guys? You can imagine the tension if someone suddenly says your registration cannot proceed.





*14. Champion of bounced cheques - they will issue any number of cheques and those can freely bounce like a ball. Its an offence if your cheque bounces - but since Ittina is above the law, they don't care. Your suffering is not their problem, because the flat is 'sold'!



I’m sure I have missed out a number of other terrible issues with Ittina – you just have to have coffee with any existing Ittina flat owner to figure them out! Or, simply type 'Ittina Review' in Google and you will get enough reviews with only sad stories. The moment you finish ‘buying process’ of the flat at Ittina, your struggle begins.

This is my worst ever experience with any builder and Ittina is really hopeless. I bought a flat from this builder in Ittina Soupernika which was told to be a new flat with a covered car parking slot. I was a bit reluctant to get it registered without having all the work done. The Chairman's daughter personally assured me to get everything done in 2 days but it was a great surprise to see that after registration, they kept mum and even refused to attend my calls. They are so cheat. Don't ever get into any kind of business with this builder.

They need just money and for taking money, they can make any assurances. There is no department like customer serivce, its just for the name sake. Their construction quality is also very-very poor. They offer cheap prices to make it a good deal but actually they do all the cheating stuff.

We all are buyers of Ittina's two premium projects, Ittina Anu and Ittina Akkala and three months back we recieved a letter form KVB(Karur Vyshya Bank) that Ittina(& their sister entity Orchha) have mortgaged a set of 38 apartments in Anu and similar number in akkala and since they haven't mad ethe payment of more than 8 crs, Bank has the first right on the propperty...which is extremely shocking for all of us. We had been dealing with parking shortages, other leakges issues so far, but this one was simply mind boggling. We are just frsutrated with such a big level of cheating by a builder like Ittina.

We have been chasing Ittina guys, including the chairma Mr. Mahabaleshwarappa and everytime we have been given a fake promise that the loan will be cleared shortly and NOC will be issued by the Bank. But it's been almost 2 months to that. Has anyone elese filed a case against Ittina? If so, please share the details. We are certainly pondering to have a legal/ciminal case against Ittina.

All the prospective buyers, please beware of ittina flats and prefer not to buy one.

I have already written a couple of blogs/reviews on Ittina Builders in past almost a year back. In short, they are big cheaters. They had launched lot of projects and cheated the customers in each (in detail below). Then they kept a low profile for some time and now again coming up with new projects and new type of ads in newspapers. I noticed these ads and it prompted me to write a new review on them.

The only thing Ittina people care about is MONEY. Like one cannot and should not try to befriend or chat with a deadly predator, one also should stay away from Ittina. And I mean completely stay away. Don't even think about talking to them, let alone giving then any booking amount.

Now coming to how they cheat you. They have a office in Koramangala. The first floor is dedicated to marketing & sales. Beautiful girls on the reception. Nice and sweet talking sale people in cubicles. If you are a new customer, you are given a royal treatment.

They will try all the tricks on you to give a good impression of a project and then will offer you an irresistible price of a property telling that its previous booking has just been cancelled. There are 99% chancess that you, if seriously looking for a property, will not want to let go that opportunity. So you give them a booking amount. You are given the assurance that it will be refunded if you cancel the booking. Believe me, any money given to Ittina is like meat stuck in jaws of a lion. One should forget about getting it back. They will make you wait for hours and run for years but won't refund any money. Only incoming and no outgoing - it seems is their motto.

My personal experience - I gave them a booking amount of Rs 25000 with a written guarantee from them that it will be refunded to me (within a week) if I cancel it within two days of booking which I did. But it took a number (in 3 digits) of run to their office, arguments and fights, and more than a year to get that money back. Most people will give up.

In case you continue with booking and register the property, rest assured that you will get the worst quality property and worst post sale service possible in this world. Don't go with my word. I suggest you find people in you network who own a Ittina property (and they don't have to settle any score with you). They will tell you more about Ittina. Or google Ittina reviews and look for Ittina customer community/groups on Yahoo and Google. It won't take long (if the internet speed is good) to get the reality about Ittina people.

Basically Ittina customers can be called poor victims. You can see this yourself. Where? Here comes the second part of this review, and second floor of the Ittina office in Koramangala. This floor has the complaints and settlement department who are shameless fellows. It's so separated from the first floor (marketing & sales) that even if there are many people arguing over settlements, no body (new customers) can get even hint of it. They won't allow these old customers (victims) to go to first floor. So if you vist Ittina office, use the lift (and not stairs) to go to third floor too and just notice the queue of people with crying faces, waiting to be heard. I bet, once you understand the situation there, you will run away from Ittina office and will never even look at their ads in newspaper. Ittina people give lots and lots of fancy and beautiful ads. Remember their two full pages ads in Times Property newspaper? Actually they are establishing a second business related to IT and animation, for which I think they are arranging funds from this real estate cheating business.

With the rise if IT business, salary of IT people and number of IT people, there too is an exponential rise in cheaters. Ittina sure is one of them. Another such company is Amway. Just that there way of cheating is different. But where Ittina can only cheat your money, Amway people cheat you with money and career. More about Amway in separate review, because it will take 2-3 pages to explain their complete cheat cycle and mechanism (personal experience again). But in one line - however attractive they may sound, stay clear of them (Amway/Ittina). A one-time NO to your girlfriend/friend/relative/stranger (in case of Amway) will save you a lot of your hard earned money, time and career.
