If you are researching to buy Ittina property then you most probably have already seen enough negative reviews. A few positive reviews are most probably written either by Ittina employees, accomplices or by people who are seriously misinformed. Here are the facts



  • Bought in May - 2007, I was told that handover will happen in Nov 2007.



  • I got possession letter in 2009. Issues with landlord. When I reached the site with letter, they laughed at me - I turned back.



  • I sent a notice. Bang came the reply that all completed and handed over way back in 2007. Phew.



  • Again second attempt and moved in almost forcefully and with great difficulty 2010 with no STP, water, permanent electricity, security, lift, gym, pool, windows etc. But I felt that getting into the property is the biggest roadblock which needs to be cleared first.



  • Till date, most of the amenities are not complete. Whatever has been done has happened at painfully slow pace and after constant begging.



  • No compensation awarded as per contract. I was promised a second car park (I, like a fool, paid another 25k as differential amount). No news on that despite many followups.





Now the quality

Interiors - Two of balcony panes have come off and are sitting on the side. One glass window from 3rd floor came off and fell on the ground floor near a car. Fortunately nobody was standing under it else god knows what would have happened. The carpenter tried to drill a hole in bathroom, a chunk of the wall fell off from the other side. Wiring kept giving trouble - when I got it checked it was found that only the visible portion outside is thick and inside wire is of inferior quality.

Exteriors - No painting, no lifts, no backup power, STP throws more chunks of crap in your commode when you flush, no gym, no signage. We carry ourselves and our luggage by stairs, sometimes in dark. We are embarassed to call anyone home and show the conditions that we live in while Ittina owners live in their palatial houses by cheating us of the money on which we are paying interest to banks. We are unable to dispose off the property because no buyers are available. The rates that we get would mean 10-15 lakhs of loss as property has not appreciated as much as other neighbouring places.

Nett Nett, after 5 years, we are still dealing with Ittina's second generation now and trying to make the property inhabitable. We know of many others who have fallen in trap in various parts of Bangalore. If you still want to believe them or your luck, all the best!

I bought an apartment at Ittina Anai, Kempapura Road, Bangalore at year 2006..with a handover date of Dec 2006.

After years and years of battling/fighting/pleading with builder....few consumer moved in to the apartment by end of year 2010..with no basic amenities at the premise...no lift...no painting....no DG....no GYM..no completed children play area....No security cabin....No signages..Debris lying all over the premise....

Till today July 2012----with over 6 years of buying this property...the premise is not completed with all the amenities Ittina promised at the time og booking the apartment and mentioned in their brochure...till date..no painting completed..still struggling to get the lift operational some time soon....no GYM...No signages...No security cabin....debris lying all over...complete safety lapse from the builder.

When ever you call Builder.....they are very good in giving you commitment with a schedule to complete the task...but that will never move..and they would not complete it..

Big fraudster they are.., ..I suggest everyone NOT TO BUY ANY ITTINA PROPERTIES or you would be like any one of us residing in a dingy place after spending your hard earned money.

Even if they are ready to handover the flat at the time of booking...pls check on all the amenities (once completed with every aspect) then only you can take the risk of buying it. They will say it will get completed in a month or two...you would be surprised once booked all may not be completed in 6 years also...

We all at Ittina Anai are a victim and would request other not to get into this trap.

We are staying there for rent, please advise if there are any issues to buy a flat. We like 3 bhk flats but afraid to buy the ones which avalaible at topmost floor. People say the 9 floor flats are not approved in its plan. Please advise. Please provide contact numbers if someone has bought flats on the top floors of ittina akkala. Bangalore 1 Fraud Builder.

Service is very good while collecting money from Client .ONCE money Credited to builder's account gone case.

If you have contact with good gundas please purchase flat.Otherwise don't. If we call to customer or staff they says MD is not giving salary on time so, we will not provide good service to client.nobody is taking ownership. Mean thing. MD is god father of there own staff.

ITTINA Anu, the project by M/s Orcha apartments(ITTINA group) is at a good location with all amenities and facilities one can think of.

The property came under criticism in 2007 due to a loan taken by the builder from M/s KVBL bank against mortgaged flats and an illegal construction(without BDA approval).

Matters got worse due to sudden illness of the visionary chairman Mr. Ittina Mahabaleswarappa followed by his untimely demise.

The huge business and ambitious growth plans of the group got a setback until Mr. Manu Mahabaleswarappa took charge and devoted 100% time and efforts towards the group's business and growth plans by late 2010.

Now things are under control and all issues are being resolved one by one. With petty complaints of quality and delays in projects already taken care of chronic problems are attacked in a phased manner.

NOCs are now being issued by M/s KVBL against properties mortgaged in ITTINA ANU in Bangalore. The group management has shown a positive and proactive bias towards its disputes with respective housing societies where projects have been completed.

The group with assets of hundreds of crore has not intentions to earn a bad name and forgo its reputation for a few small and couple of sensitive issues which add to liabilities more than assets.

The vision of Mr. Ittina M appears to have found wings through Mr. Manu I.B.

Never buy properties from this builder . They have cheated rs 3 laksh from me .

The ittina owner , lady is enjoying honeymoon after her marriage  stealing others money

Never trust these guys , thier entire property is mortgaged .

They dont entertain the customer complaints , they cheat and loot hard earned money of people.

I first moved into Ittina Soupernika as a renter. We chose this apartment primarily for it's location. A year later, I began to look for a flat to buy and after considering many apartments, I couldn't help but purchase an apartment in Ittina Soupernika. There are several reasons for this: the high quality construction, airy design, friendly neighborhood environment, spacious corridors(truly quite a plus point as I really don't understand why so many apartments have those constricted hallways which leave residents no option of simply stepping out of their homes for fresh air without feeling claustrophobic.), beautiful landscaping, play area, and most importantly, all at such an affordable price! Additionally, and this is something which I have reaped the benefits of after buying the flat in Ittina Soupernika, its excellent location. It's very close to Total Mall, several wonderful schools, restaurants, gyms and you name it. Everything you need is easily accessible.

However, I won't deny that the apartment building doesn't look that good from the outside. I'd definitely advice for anyone interested to look at it from the inside before deciding. Also, there is no swimming pool or big club house. In fact, the club house has been turned into a play school. There are two tennis clay courts though on which tennis classes are conducted. One can use the tennis court upon their wish except during the classes. Also, the apartment gym is not functional at all but there is a beauty parlor.

In my opinion, living here is an enriching experience for anybody and without a doubt, the credit goes to Ittina. Hats off to them! They have kept all customer needs and wants in mind while constructing Soupernika and I am truly happy that I went for them.

Lastly, I would like to add that I highly recommend anybody looking for a happy, affordable and peaceful place to live to go with Ittina Soupernika and enjoy the home of their dreams!

I needed an apartment to fit my budget, yet have all the amenities that are required for a comfortable living. So I found Ittina Mahavir. I bought a flat in their project after lot of deliberations with myself. I think I have made the right decision. They have already exisiting amazing community of buyers. Raman sir is doing a great job managing the association and Sanjeev hedge helped quite a bit last year. People are so friendly and I feel like I am in a big joint family! :D

As for the builder. Customer care has a lot to improve (a lot!!) but their top management is amazing accessible. They are really motivated to try and deliver the project with all the amenites on time. There are definitely issues with pace of work (it could be faster) but there is huge leap from last year to now.

Overall reputation of the builder is good but like any realtors, Ittina maybe  having its own struggles in the tough property market conditions in Bangalore where there are many options. If they complete the project perfectly then I am sure they will get lot of success in future. But I have invested in the right place and at the right price so I pray for their success. I feel upset to see one sided negative reviews and also one sided positive review. I hope I have given a balanced perpective. My Final advice - Invest confidently, but hold a big chuck of funds until the actual possession.

One of the worst among the worst in the builder's community, refrain from any deal with this company. this company does not have any principles/ethics, very bad management even there staffs are not getting paid. Kindly don't buy because they are priced low . every customer of ittina are in stress kindly enquire thoroughly before taking any decisions.

I am not an owner(thankfully), I am renting a flat in ittina mahaveer for the last couple of months.

following r the main problems I faced

1) the build quality doesn't seem to be good. for example some of the plaster in the verandah seems to be already peeling off. some of the floor tiles also appear to be lose.

2) electricity - there seems to be some problem in the wiring. there are multiple occasions when there is electricity in my neighbours flat but no power in mine. and I am not the only one facing this problem. even the flat below me has faced the same

the electricians and maintenance people seem to be completely useless. half the time they dont respond to ur calls or even if they do they are not able to fix the problem

3) water - similar problems

4) cleanliness - garbage lying around everywhere, at least in our block

but I guess compared to other apartment complexes in the neighbourhood, this is somewhat cheaper, so if u can bear with these problems everyday, u might consider buying.

I had brought flat in 2008 in Ittina Mahavir and I would like to tell everyone that everyone in Ittina Mahavir were very doubtful of the status of the project. On one hand I did not want to let go of the property, being in the best location in Electronic City and being the best price in the location, on the other there were so many problems affecting the project. I was advised by all family members to ask for refund and come out.

I can see so much change so rapidly in the project that I will happily recommend it to anyone who wants to buy, there is no concern about the delay any more, since the project is nearing completion! Already I think 200+ families are living. At the mid of 2009 when the original owner passed away there was no hope left for anyone, however Mr. Manu of Ittina properties has really taken the project forward and I would like to thank him for proving all my family members wrong.

I can assure you that everyone who visits the site will see only good quality materials as promised are being used, such as orient brand tiles, upvc windows and doors and nerolac paints. I don't think there should be any doubts of the quality of materials.

In the 3 years I have followed up with Ittina, the worst, frustrating thing I faced was slow delay in the customer service, frequently people changed and many times answers would take long time to come. However, whenever the customer service called it was pleasant to find out that the job had been done. Like couple of times I asked for pictures of flat, because I couldnt see it myself, I was sent pics.

Overall, considering the price and this market of premium priced apartments, I have no hesitance in recommending ittina mahavir, like I would have 3 years ago. I am very happy with my flat and the great community here! Everyone was very supporting and helpful!

I had booked my flat in Ittina Akkala around Sept 2006. I took possession in 2008. I was quiet happy with the project, even there was a delay in the delivery and some other problems with my flat. However I am quiet happy now because it is a very good community here. Since I am moving out of the city soon it is unfortunate that I have to sell it off.

The price I brought it at was 42 lac including carpark and registration. Unfortunately everyone I have showed my flat too is not convinced about the builder's reputation even though the flat is ready. Easily now the value of the flat is around 65-70 lac, but I am getting only 50 lac offers. There are many good projects down the road and hence the value of the road has increased.

When I asked many agents why they quote so less they say its because of reviews on the internet. This has made me very upset since I was expecting a good price for my apartment. Please if you know anyone who wants to buy it even at 60 lac value, pls send me a message. Project is on Whitefield road less than 1 km away from ITPl.

You can surely go ahead with Ganga Vertica as their quality and service speaks for itself. I have booked a flat at ganga vertica and I am very happy with the specifications and amenitties they are providing. they are one of the reputed builders and have a very good name at pune as well as bangalore.

You should surely go ahead with them as this project is the only one which can fetch you value for your hard earned money.

I am one of Ittina Mahavir customers. I bought the flat in 2006 got promise to complete by late 2006. Its end of 2011 but project is far from complete. Just roam around the project and you will see the pictures. Lifts are not installed yet and senior citizens have to climb up the 6 floors. Builder is not worried at all.

They are very good in making promises but also excellent in not keeping it. You would be tempted to buy the property here only due to cheap price but believe me you would regret it forever.

I am happy to share me experience with people. I was quite worried about whether I would get my money back or not which I invested in Ittina Arni project. But now ittina people are really ready to help and they are refunding the money back to the people. I got my full refund from them.

My purpose to write the blog is that friends whose money is blocked in Arni project please reach SHAMIM and ask for your refunds. They are in mood to return the money back. I will really thank got that I got my money back. I would also like to thank SHAMIM for her help in getting my money back.

From my experience, They cheated me nicely taken my hard earn money. When I met them, they told some of the problems which we see on the net, they told not to believe anybody who stays there. I believed them and they cheated me by taking my money.

They tell the stories to all, but nothing is real.  Owners get nice money  to enjoy their life and employees get high salary  for cheating , for telling stories  and acting in front of customers.When you approach Ittina, understand YOU LOST YOUR MONEY, that's the FACT.

Check with banks, they have stopped giving loan for Ittina, the Fraud company * * * * *

Property is good but Consult Ittina Mahavir Residence Association before buying property in Ittina Mahavir!

Otherwise you will stuck in big mess with Ittina Builder! Check this before buying!

I booked two flats by giving initial deposits by giving us false promises. I did the registration of one within a week  by their Sales Manager, compel...and postponed the second for 2 more months.

Later, When I went for registration of second, I came to know that That flat is already sold. I asked the refund and They are not giving me. When I booked the flat, spoke to me nicely and he sold the flat to someone and when I call him now, he is not picking up the call.

The Employees talk nicely when we go for booking and till they get money, Please do not  expect any smile from them after the complete payment. They did n't even shown the courtesy of informing me before selling the flat.

I am waiting for the booking amount  now for many months and they are just making me to walk to their office  just to ask this and nothing will happen. They are just playing  with others money.

I advise do not believe them for any thing related to money or for any pending works in your flat.

Be check properly and buy.  If there any work pending, they will never finish, will lag for long time.

Do not believe the promises by their Sales manager, especially Mr Uttham and other sales executives for their promises. if they tell 1 month of time to finish the pending work, it will take min 1 year.

Please talk to the residents there and understand how is things going on there and believe them, because they are the people staying there and not the Sales team.

I am planning to buy a flat at Ittina Mahavir. They are offering a rate of 2200/- per sq ft and is almost ready possession. The other projects which will give possession after 2 years(Eg Ganga Vertica which is right opposite)are offering at 2600/-. Can someone help me understand why the rates are so low? Hope builder is genuine and there will not be issues later on. Further they insist on going for loan only with Andhra Bank, seems their project is not approved by other banks. I am confused after reading other reviews.Any guidance here will be appreciated.
