If you are researching to buy Ittina property then you most probably have already seen enough negative reviews. A few positive reviews are most probably written either by Ittina employees, accomplices or by people who are seriously misinformed. Here are the facts
Bought in May - 2007, I was told that handover will happen in Nov 2007.
I got possession letter in 2009. Issues with landlord. When I reached the site with letter, they laughed at me - I turned back.
I sent a notice. Bang came the reply that all completed and handed over way back in 2007. Phew.
Again second attempt and moved in almost forcefully and with great difficulty 2010 with no STP, water, permanent electricity, security, lift, gym, pool, windows etc. But I felt that getting into the property is the biggest roadblock which needs to be cleared first.
Till date, most of the amenities are not complete. Whatever has been done has happened at painfully slow pace and after constant begging.
No compensation awarded as per contract. I was promised a second car park (I, like a fool, paid another 25k as differential amount). No news on that despite many followups.
Now the quality
Interiors - Two of balcony panes have come off and are sitting on the side. One glass window from 3rd floor came off and fell on the ground floor near a car. Fortunately nobody was standing under it else god knows what would have happened. The carpenter tried to drill a hole in bathroom, a chunk of the wall fell off from the other side. Wiring kept giving trouble - when I got it checked it was found that only the visible portion outside is thick and inside wire is of inferior quality.
Exteriors - No painting, no lifts, no backup power, STP throws more chunks of crap in your commode when you flush, no gym, no signage. We carry ourselves and our luggage by stairs, sometimes in dark. We are embarassed to call anyone home and show the conditions that we live in while Ittina owners live in their palatial houses by cheating us of the money on which we are paying interest to banks. We are unable to dispose off the property because no buyers are available. The rates that we get would mean 10-15 lakhs of loss as property has not appreciated as much as other neighbouring places.
Nett Nett, after 5 years, we are still dealing with Ittina's second generation now and trying to make the property inhabitable. We know of many others who have fallen in trap in various parts of Bangalore. If you still want to believe them or your luck, all the best!
