I have booked an apartment in Phase 1on 2008Ā Ā and made 90 % of payment, am yet to get the UDS registered - Don't know when this will be done. Now they have increased the super built area to an extent of 105 SQfeet and demanding for extra 3 lakhs.

My bank is not releasing any more money as there is no visibility of UDS registration. They are real Bulls, never , ever go with them, however tempting it is.. The only communication that I used to get from them is the Demand for the next payment.. Its all Money

I have also booked a flat in Indiabulls chennai greens phase 1. They have increased thesuper buildup area. when asked they are not replying to mails on phone they are so rude and say yuo have to make payment it is order from Mumbai office and we don't know much.

I gone from Chennai in this regard and met Ms Komal in Mumbai office. she promise to send all details but now I am following it up over emails there is no reply.

They are not sharing any details on why and what is the percentage of increase in super area. how it got increase. if they have provided ownership of club house. I have read somewhere then they cannot charge membership etc

I neverĀ recommend to go with India Bulls. they are not profesionals. Deal like street level contractors (below to them). Never respond to emails, your queries.Ā Ā no one to listen or to escalate the issues/ concerns

I have booked 2BHK apartment on oct 2010. while booking they said they will handover our flat by Jan 2013. Till now they have not signed the agreement. They got approval for 7 floors, and they have applied for 19 floors and waiting for it. But the agreement doesn't say clearly how many floors they are going to construct and no penalty clause if the project is delayed.

Now we would like to cancel our booking, but they are asking us to pay 5% to total sale value. I never seen very bad customer service in my life. customer care in Chennai doesn't know anything about the project status, and we just get automated reply for our mails. So please never go with Indiabulls. Please check with existing IB customer before you buy flat in IB.

I have booked a flat in Panvel Green. Every demand letter contains fines to be paid for late payments. The modus operandi is simple, they do not send the demand letter and the architects certificate on time in spite of repeated requests, There is a Miss Ashvini, in the customer care deptĀ Ā who thinks she is the Director or the Directors wife.

There are lots of Ads these days of their new upcoming projects, but I suggest that prospective clients visit the Forum to read problems of existing clients, before they make the same mistakes as we have.

Please read Veritas report and Arvind Kejrivals statements about the integrity of the Company.

And dont expect any appreciation in priceĀ Ā from this level.

I have booked with IndiaBulls Greens - Chennai Phase I.

3 years over, 90% of payment done, Flat registration not happened yet, no signs of flat delivery even after crossing the due date. With my 3 yrs experience with this group, I would say Never Ever do any dealings with IndiaBulls Real Estate or any sector of this group.

Real Cheaters.

They will make you feel as investment decision with them is your life time mistake. Request you to take my words. Avoid these guys.

The project seems like a mirage..when are they going to complete it.7 floors is ok for phase 2, if 19 floors it will be too crowded, it benefits only the builder. Tired of them giving the same reply, "waiting for approval. Customer care service personnel rakesh is worst.

I didn't know how they recruited him.

Indiabulls has asked for customers to sign their Phase II flat agreement till 7th floor.Ā Ā Mostly like after the agreement, one has to pay 50% of the scheduled payment.Ā Ā They are still hoping to get approval for 19 floors and wont hand over until 2016 or so till they complete 19 floors.Ā Already booking amount is locked by them for no use and now they are going to take 50% of money.

Not sure how to go about!!!Ā Ā Has any one got such communication from India Bulls?

Pathetic Developer.

They force you to take housing loans from indiabulls home loan very smartly. What they do is , while signing the agreement , they will no sign on certain pages which will be objectionable by other private and nationalize banks. And when we ask indiabulls to sign on the papers they will say " sorry sir, its our standardize process , we cannot sign."

They will avoid you to the best and at last you will be left over with no option other than taking loan from indiabulls. Legally, its unethical practices which they are following . So to make you aware about this....

Either you avoid indiabulls project or you while booking make things clear that indiabulls should support the demands of your personal bank and should be ready to sign on needed documents.

If not , openly challenge them to meet them at consumer court. Trust me, you will get a free flat.

I had booked an apartment in phase 3, now they have cancelled my booking telling me some cooked up stories they were keeping quiet for a year before they cancelled my booking.in the mean time the rates in the locality has gone up and I estimate my loss to be around 8 to 10 lakshmis.

We need to retaliate and make sure they don't sell phase 3 for a better rate while scrubbing off customers like us for nothing. India bulls panel, Pune all have legal issues I here. God bless this guy behind India bulls.

For others having similar fate let me know if we have media , govt or anything look at the fate of a buyer in this sad Eco system. People unite, let's give them a piece of consumer power (if there is any).

but then also Indiabulls are charging car parking charges. Is it ethical and legal? when we are approaching the builder, everytime getting response the respective person is on leave or busy in meeting. getting confused what to do?

Compare to other builders they are charging too high for electricity, severage etc. the Customer care response is also very bad

If anyone is planning to book Phase III in Medavakkam sholinganallur, please do not do so. We did a preferrential booking for a 2bhk in Feb 11 by paying 1 Lakh. They said they would have the plan approved in a week or two, but its been three months, they don't have a plan yet.

Now in May 2011 they are asking for 20% downpayment of around 8 Lakhs immediately for some nonsensical reasons, even without the approved plan. They have no idea when plan will be approved but they are keen on extracting money. They aim to use the money collected from phaseIII customers to fund the construction of phase II, which is a typical ponzy scheme.

They are gracefully offering to refund the 1Lakh paid during pre-booking, which is a cheating because they are trying to sell the prebooked flats at a higher rate now. I heard about problems faced by people in Phase II, but I overlooked it because of the brand name of India bulls. But I realise I made a mistake. I suggest everyone to avoid this builder.

Whoever booked the flat, don't pay any money until atleast the plan is approved, even if it needs a police complaint. I just started to hear other problems like lack of commitment to schedule where they overshoot schedule by atleast 6 months to 1 yr, unethical payment terms like taking most of the money well in advance before even starting the construction, and forcing unreasonable clauses in contact like building retaining ownership of club houses, asking extra monthly fees in addition to the 1lakh downpayment for club house usage by customers etc. Be careful with this builder. If you booked phase 2 it will be bad experience. They are getting 19 floors approval. No one knows the plan till now. When we enquire Julian site eng the plan submitted to cmda is different. The delivery date would be 2016. Even this information is not disclosed to buyers.

In model house they showed on a type of wall fittings but in actual construction it is different.

What you see is what you believe is not fit for Indiabulls. Have u experienced our flat in mortgage without our concerns. Yes it has happened.

Lic has hold the sanction of loan has stopped till lien release for IDBI bank.

When I asked site engg. He told he that phase 1, 2 and 3 lands are kept in mortgage for 1000 cr. They kept this money in rotation for six months. Delayed the construction intentionally. Then we realized why India bulls has not registered uds under our name its late thought.

Even after paying 80 p.c of money. If uds registered in our name it could have prevented mortgage of flat from our end.

Then we got lien release for IDBI after purchasers power (since bank has not released the amount).

This kind of unprofessional and unethical will happen only in India bulls Chennai.

I bumped into this forum after visiting their site at Perumbakkam. Looks like Phase 1 has been completed and handed over. I mean all 300 odd apartments and even Phase II is on full swing. They are at various stages, some are having tiles done, some apartments had painting work going on. I think everything is ok now.

Yes, I agree the client servicing team can be a bit more considerate(reading all your comments) but everything is changing now. I had a good experience with them and they seem promising. As I said, I guess lot of changes has happened since then.

I read all the reviews here and wanted to cancel my meeting with them. But since I promised my relative I will visit, I had to go.Ā Ā My aunt lives in phase 1 and she convinced my mom to visit the place. We all liked the location and were very worried about approval and client service etc. Surprisingly, they showed the approval document and also shared a govt link where we can see for our self. But was very worried about the client servicing team as we have to interact with them on regular basis.

But when I told about all I read in websites, they made me meet the VP and the team manager. They explained why all this happened.Ā Ā The delay was due to internal road widening which involved acquisition of land from individuals and it was unexpected. Now all is sorted and work is happening as per schedule. The old messages are scaring all the new buyers. It is better to visit them directly and check.

I have seen their plans, presentation, amenities. I like the layouts of their flat as well as their master plan.

Looks like a good value for money and excellent investment opportunity considering the fact that they are so close to Elcot SEZ. Though Malees is also nearby but their project is so small.

I think the rental in future will also very high.

Can anybody share at what rate you have booked?

I think I agree on Balaji that whoever buys here is going to reap a lot of benefit in the future( I mean I will: -) . And compared to Purvankara or Bolinini the amenities and plans are much better.

I have booked on a higher floor and I am sure the view will be awesome. You should go to their highest floor constructed as of now and check out the views.

The park that they are creating has also come out pretty well. All in all I think its good value for money.

Frankly speaking, of all the projects that I have seen in the vicinity, in terms of actual apartment plans, mastern plan and amenities, Indiabulls has a great project in hand provided they implement it properly.

I have seen their Bombay projects and there is no doubt as to what they can do. I hope they are able to deliver similar project in Chennai.

But undoubtedly, the plus point is the location. For sure, whoever has booked here, will get tremendous return on investment in the years to come.

Indiabulls project in Chennai was excellent. They have problem in phase 1 but they rectified everything and Phase-II going to be premium apartment. Even I booked flat in Indiabulls Greens.

So don't trust other reviews. just fooling us. Phase II is going to be a good one and my brotherĀ is booking another one.
