HM Tropical Tree was our best decision. The floor plan we chose was perfect for us, it was Vaastu compliant with abundant natural flow of energy in the home and the space being were well appreciate HM for optimized designing of the floor space understanding the needs of today’s customers.

The professionalism and the quality was more than our expectations and the friendly staff was a pleasure to work with. Everyone who had hand in the process, from floor plans to financing to construction and the finishing touches was friendly and did their best to accommodate our needs and wants. Very good project at nice location at my affordable price .we had been there to see the project .and my family liked the project and its floor plan which is vastu .that what my family is looking for it and especial the children bed room which has large space, and we met the residents who is already staying their for past 5 years .there are very much happy .and the school are very near, which save the time for the kids .

Recently, I visited HM group's project near by HSR layout .The HM Concord project is in excellent location mainly as it is in IT corridor and it comes close to Wipro corporate office, centrally located between ORR Iblur junction and Electronic City . The project offers premium 3 BHK apartments in a read to move in status . The floor plan you will find at its best .The layout will give you every thing what you look to have in a 3 BHK apartment . The sales guy mentioned about the twenty quality process which defines the project .It is a limited edition of just 30 apartments with two apartments per floor . The apartments seems to be vaastu complaint as well .Among the shortlisted apartments in my property search this seems to be fitting all my requirements as the layout seems to be extremely good . If every thing goes well I think I should be booking one of these flats by the end of the week .

I have been associated with HM for several years, and never had any complaints with the management or the sales people.

they are one of those builders who are most easily accessible by buyers/ customers for any sort of grievance redressal

honestly priced apartments and superior quality of construction give them a edge over the competitors.

there could be some problems but where they are not, at least there are honest tries to sort them out.

good locations are the other USP of HM constructions.

I would highly recommend HM construction projects for Good value for money and super ROIs.

HI I would like to share my view of point toward HM Builder. I have been there at indigo to see 2 bhk and I found its good for me in term of flat size of 1300 sft for 2bhk, budget and location which is more important for me as connected by bus transportation,

and its having connectivity with upcoming metro too.

Schools are also near by

Few hyper market is within walking distance for any grocery need of daily . I show few extra activity was taken care there by professionals for kids

one of my friend stays in HM projects for 4 years .he didn't said any major problems with the apartments and it’s on my way to the office & good location .every builder has the issues and I hope it can be sorted out amicably .rather than believing online or relaying on somebody views .i feel its better to visit & Know the facts personally and verify the documents .rather believing anybody & the online posts

I am satisfied with the HM Indigo apartment. The budget and the location offered are good. This is near to my work place. The place is very calm and out of sound distractions.The only one thing is the place is developing by now.New Residential Projects are coming.For the future its a really a greater investment without any doubt. The support given by HM’s CRM team was very good. Thanks for providing us a Wonderful Home

I possess a flat in HM world city for a long time now. This developer is amazingly un-responsive and flighty with a few open issues under him Even however this manufacturer began development ten years earlier till date there is not even an appropriate Gym in HM World city. They have helpfully renamed the extra squares with other name like Indigo, Sepia and so on. This builder guaranteed a club house and till date even establishment has not been laid for the same! There are over two hundred families who have mutually prosecuted them on numerous issues for framing an affiliation independent from anyone else as mindful and responsible citizens. Finally, this builder on one fine day vanished from the scene by discharging maintenance office and left the inhabitants high and dry to deal with the unpredictable themselves with no due procedure. They didn't send a note educating the occupants. An authentic developer will help in formation of an association. They have not done anything. They are so irresonsible and lethargic when it comes to dealing with customers.

Hi

I am an owner in Nimbus Block of HM World City.  I see some of folks recommending HM Indigo or HM World City.

The recommendation by some of the sales Guys are amazing and seem that there is no other property better than HM Indigo /HM world city

Let me state some facts

HM World City/HM Indigo is in a quite location away and has spacious Flats. The prices are low, much lower than guidance values. Builder will promise host of amenities promised along with celebrity features.  Please see how many amenities are provided in reality

If You wish to Buy this property  please go through these considerations •

•Project has started in 2004 and yet after 12 years 50% of project is not complete till 2016. Amenities like club house, Tennis court, Multiplex will come only when 80% of project is complete. Builder will collect money for club house and other amenities upfront. If you are OK to give money to Builder upfront and wait for 10-15 years for facilities to materialize then please Buy HM Indigo.

•Builder has encroached on a storm water Drain by building STP on it. Considering the recent NGT orders on Storm water drains, if you are OK buy in spite of these violation go ahead and buy. Wishing you all the Best.

•Even today Khata transfer is not done. Builder will say he will do it after project completes, which means another 10-15 Years. If you want to buy apartment and live without Khata for next 10-15 Years Please buy

•Electricity bill is still not transferred in my name after 4 years. In fact I asked few folks in phase 1 and for them even after 8 years electricity bill is in name of Global Associates. If you do not care about electricity bill being in you name for 8-10 years, please buy in HM Indigo

•Builder has not given corpus in any of the complexes so far be it HM tambourine / HM Symphony. He has yet to handover corpus for  Blocks of Nimbus/Sepia. If you are OK to give corpus to builder and do not care about builder returning back to Association, Please invest you money in HM Indigo

•As builder does not give corpus back one has to start sinking fund collection again to manage capital expenses. Builder does not maintain Fire system or even handover Fire Nozzles back to you. This means you have to incur large capital expenditure.

•I have bought in Nimbus and I took possession in 2012. Till 2016 so no OC has been obtained. Builder is not committing to a date nor is he giving reasons for not having an OC. If you are OK to buy an apartment where you will not get OC for some years(one can guess Numbers) please buy.

•Builder will provide celebrity features at an additional cost. If you are OK with celebrity features when some of amenities like club house etc. are not provided in spite of collecting money. Please go ahead and invest your hard earned money

I was extremely excited to own a house as it was my first experience of buying one and with HM Group as I was new to Bangalore. I searched over internet about real estate developers and then I personally visited some sites to find what suits me.

Frankly speaking, I had a tough time to search for my dream home. Then I spoke to my friends, family and everyone. They warned me about some builders who are cheating others. After that I was really scared to being duped by any builder so I was unable to take a final decision. It took me a long time to finally buy my dream home but I decided to go with HM Constructions as it met all of my location requirements too as I have a travelling job so I wanted all facilities nearby my apartment.

I personally would like to advise folks against buying property in HM world city.  I am a retired person and I made this mistake of buying in HM World City two years ago.

I was impressed by the floor plans and Price which was lower than Guidance value.  I really thought it was a fantastic deal. I am now repenting my decision as this property has a huge maintenance cost. HM Personnel advised me that Maintenance Rate is low.

After three month of moving in I realized my mistake.  HM World City has a huge maintenance cost due to poor maintenance by builder.  I am just highlighting some of the reasons

1) I was shocked to see that after 8 years HM has not given the corpus which he has collected. The residents are now forced to collect additional funds in addition to regular maintenance to manage capital expenses like painting etc. I then enquired in few other HM Properties and was shocked to hear that Builder has not given corpus back in a place. I myself checked in HM Symphony and HM Tamburine and shocked there also corpus is not given back.

2) HM was maintaining building for six years and he tried all stunts like harassing residents and tries preventing folks from forming association. He never provided any accounts for maintenance. Worst HM personnel walked off from Maintenance giving 48 hour notice. What a nightmare situation.

3) Apart from accounts I was surprised basic things like maintenance of motor and fire systems was never done.  The residents now have to shell out large expenses going in lakhs to rectify all this

4) Sub-standard material have been used in outdoor tile and interlocking tiles. One can see the numerous places where tiles are now caving in. God knows how much we have to now shell out to repair all these

5) Due to encroachment of Raja Kaluve. Huge flooding has occurred in basement, My car was almost damaged and now there are large number of snakes. Residents have to spend large money to pump water out and spend money on snake treatment

This year itself I had to spend Rs 5000 pm maintenance on a two bed-room apartment close to 60, 000 Per annum. I have heard three bed room it is close to Rs 85, 000. This is cost of maintenance even when there is no club house etc. This cost will only go up due to inflation and there is hardly any corpus or sinking fund.

I am advising to folks to consider the huge long term cost in this complex. If  one is OK to spend huge amount of maintenance without facilities  then he can buy here.

I had a long discussion with sales, and residents to make an assessment before purchase.

Building does not have OC/Khata for phase2 . Builder has given a swimming pool, which is under BDA plan violation, STP under BBMP notice as it encroached Rajakaluve, Basement which violate Pollution control board.

Builder seem to set every item in Apartment as temporary. Eg: recently opened a 10*10 play room which has to serve 1000 residents! is on CA site.

Builder seem to have given a temporary basement gym to 2 blocks, which is in very bad shape, and on enquiry found that BDA had issued notice, since it is violation.

Building construction seem to have started 12 years earlier, and no one is sure about end for construction. Sales say all final facility will be provided at end of construction. So it looks like a loop.

Sales team talk about facility for which they cannot give/show  documents, Basement where there is a car prking is in bad shape Visit & decide.

HM  Lake view.visit Basement.during rains.Though pollution board has issued notice and has filled cases in court(reference: search for HM Constructions/Global Associates under OS in online Court weblink) builder has put sanitary line in basement, that too using inferior quality material, without following proper methods.this results in regular sanitary pipe breakage .refer to picture.

During rains, entire area water floods to basement.due to rajakaluve related violations, HMWC becomes a lake.You can play with snakes in the apartment.

Overall my experience with HM Group has been satisfactory. Even though the handover was delayed but it was worth the wait. They had delivered what they had promised. I faced some minor issues with some after sales services, but then again it was somewhat expected. Mine is a 2bhk apartment, the modern, contemporary interior of the house is up to the mark and the location is well suited to my needs.

In the end I was satisfied with what was delivered. So if you don’t mind the wait, HM group can be considered as a good option.

If the builder has some sense, they would have atleast fulfilled a fraction of the promises made 10 years back! Corpus fund lying in builder's deep pockets! The only job of the lawyers employed by the builder is to respond to numerous litigations on its properties! What you see in residential properties of the builder is directly opposite to what you would see in the commercial ventures of the builder!

Price of the property will appear cheap but are you ready to live with stagnant price years later due to depreciation of the value of the property? Are you ready to live with sub-standard facilities thrown at the residents, who are treated like beggars by the builder? If the answer to these questions is Yes, wish you all the very best!

Even though this builder started construction in 2005 till date there is not even a proper Gym in HM World city. They have conveniently renamed the additional blocks with other name like Indigo, Sepia etc.

This builder promised a club house and till date even foundation has not been laid for the same!

There are 250+ families who have jointly taken them to court on many issues for forming an association all by themselves as responsible citizens

Finally, this builder one fine day vanished from the scene by emptying maintenance office and left the residents high & dry to manage the complex themselves without any due process. They did not even send a note informing the residents. A legitimate builder will do khata transfer and help in formation of association. They did nothing!

What a builder, no conscience or sense of responsibility
