Gated Community by name Golden Treasure was promoted at Adayalampattu Village by Golden Homes p Ltd with its office at 5th main Road Annanagar Chennai 600 040 in 2008.
I.
Many issues are still Un Resolved such as the following.1.Corpus & Interest. Actual amount comes to Rs. 1, 62, 00, 000/= where as accounted only for Rs 1.5 crore but handed over only Rs 1.3 crore . Corpus was transferred only in 2011 while the association was formed in 2009. Interest for the Corpus for this period has not been paid till date
2.Conversion of Convenient Store as Private Property: The space for convenient store, along with Club House, Gym, Creche, Office Space, Swimming Pool, STP/WTP,  is part of the Construction Agreement by the builder to all our members. But Golden Homes had sold this space to Ms Julie Srinivasan for a consideration of around 1.5 crore.
3.Leakage in all blocks , including Gym , Club House etc –There has been leakages in all blocks from the date of occupancy which is not cared for till date.
4.Piped Gas- Not supposed to be under ground not only for safety purpose but also for maintenance purpose, Poor Quality of Pipes were used which have rusted within three years and tampered at many places resulting in leakage of  60% gas
5.Generator-should not have been located in stilt area. Unable to understand the reason for providing higher capacity generators.  Cabling for the same is not professional. License from Chief Electrical Inspector to Govt not obtained.
6.Electrical Work- Electric Leak Circuit Breaker  for short circuit and Circuit breaker  for excess use of beyond 500watts ,  not provided .
7.Water- only 4 bores operational out of 14 bore wells, complete water with iron content in red colour
8.STPs- have  become a white elephant  due to faulty design
9.RO Water – Size of both the plants are such they are not able to supply water sufficient for 214 families. Promise  was to provide direct  supply to kitchens
10.Gym- Elliptical Machines provided is meant for individual use and not heavy ones resulting in breakages
11.Car Parking faulty Allotments  in  phase I-with numbers 87-91, 93, 103, -107  , 108-111, and phase II-106, 110, 111-116 are in the passage and over the manhole covers of Sumps. This need to be rectified or the allottees refunded of cost collected.
12.Cost of Car Park Charged: Cost of car parking should not have been collected as per Supreme Court Order in Nahalchand Laloo Chand Pvt Ltd Vs Panchati Coop Society in 2010 and Maharashtra High Court in 2007 which has to be repaid.
13.Paving Work : Quality of work is very poor, Trenches covered with poor quality slabs , No Man Hole covers provided and only ordinary slabs are covered. No Garden Benches have been provided
14.Children Play Equipment & Area Allotted : The space provided and the play equipment provided is sufficient only for a maximum of 20 children .
15.Garden Benches not provided for a campus of two acres.
16.Swimming Pool : The size is meant only for maximum of 6 people to swim at a  time.  Location is very close to the building and the balconies of adjoining block is of no use.
17.Golden Homes insisted that the Gym trainer in whom they are interested alone shall be used which  is not fair for the builder to interfere in administration of the association.

2.Original Certificate of Registration of Association and Bye Laws authenticated by the Registrar of Societies
3.Inspection Certificate from Chief Electrical Inspector  to Govt for the Gensets
4.Full set of following drawings
a.Electrical Schematic Drawing
b.Cable Trench Lay out
c.Gas line Lay out and copy of Agreement from Gas Company
d.Plumbing / Water line lay out with location of sumps/borewells etc for the apartments and for common areas.
5.Operating Manual for DGs
6.Audited Statement of Accounts from the date of Registration of association till handing over 9 Two years )
7.List of assets handed over with the signature of Assn Committee Members (available in bits and pieces )
8.Detailed account  with break up of expenditure for the Maintenance Charges  collected. The accounts handed over indicates deduction of…Rs32, 00, 000/-.from corpus which is illegal .
III.Un Resolved Issues & Concerns
