Its my humble and sincere request with Godrej Royal Woods management team to take due dilligence with ways of working of your CRM. They are the face of Godrej and I am going through such an horrible, insane, pathetic and bullshit experience. Not pick up calls, even calling multiple times and on top come up with shocking responses. Always pop up when Customer feedback survey rolls out to get 9 or 10 scores. Then again vanish like holloman. God damm atleast somebody is reading this from Godrej management and will take some action in the positive direction. I am also the owner in Godrej ananda project and there CRM are too good. Specially Prayag a very responsible, bang on in his work and true gentleman. Ateast take some inspiration from him. Good project gets ruined just simply because of bad customer management thats whats happening in this project

Transparency is missing, This Parsi Group Company Godrej Golf Links is completely mismanaged.

They take money upto 90% but shy away from giving posession or OC.

They are not fit to be in Real Estate Business.

Basically they do Contract Construction, with no real experience in Construction.

They are just a marketing company who runs away after taking money.

As a customer one cannot contact Pirojsha Godrej Mohit Malhotra or Gaurav Pandey. THINK 100 TIMES BEFORE INVESTING IN GODREJ PROPERTIES LTD.

We had booked a flat in Godrej properties but due to financial issues we had to cancel but they did refund the booking amount. And while booking the flat we were not informed that we won’t get the booking amount back. We tried talking to them regarding the refund but they were very stubborn. And that amount is really important for us.

We really wanted to buy the flat but our Loan was not getting sanctioned

We even recommended our friends to buy The property there and they went and booked it next day itself, we asked Godrej people to transfer the amount there instead of refund but they did not even agree to do that!

I would suggest everyone to be careful while booking.

I have had a bad experience booking a flat with Godrej Properties. Booked a flat in Greens in 2017 with possession date September 2021 , I acknowledge the delay due to COVID and 6 months extention due to same and expected possession in March 2022 , However i understand the possession will not be given until September 2022 a further delay of 6months for now with no compensation.Any payment delays from the Purchaser the builders charge a intrest upto 12% , However when there is a delay from the Builders in this case Godrej Properties they keep taking extention with no compensation to the Purchaser. Sad on the part of such a reputed Builder.

Think twice before you book a flat with Godrej Properties.

I have booked villa in Godrej Golf Links and Godrej assured possession by September 2021. The villas are very expensivealmost twice of market value of similar properties because of Godrej Brand. Godrej applied OC in fact without completing the work fully and still yet to be finished as on June 2022. Now Godrej is not committing an? date of possession after taking of payment on application of OC. The OC is pending with UP Govt and no efforts is being made by Godrej for obtaining OC and replying us that getting OC is beyond their control. Without OC the possession can’t happen. Now we are suffering due to interest on borrowing , renting and mental agony. But neither Godrej is bothered nor Govt is. Godrej is succeeded in raisingmajor demand in the name of OC but they were never serious for grant of OC as the site work is still pending and they are not ready to offer possession as of today.

We Crest home buyers are very disappointed with the attitude and unsatisfactory response from Godrej.

I am a regular real estate investor and hence have thoroughly researched many properties on the DEX before investing.

I have made multiple visits to Godrej Meridien ( directly) and met Mr Amit Sejwal ( very rude , high headed and corrupt salesman ) .

Everytime after my visit I got a call from a different channel partner to buy Sobha.

Anyways , coming to the pros and cons of the project -

Pros - Decent room sizes with wardrobe space, spacious balconies.

Swimming pool length , two lawn tennis courts.

Cons -



  1. High loading factor ( one of the highest on DEX ).



  2. Lobby experience isnt anywhere close to luxury.



  3. Biggest drawback is the plot -





a. Irregular plot which is surrounded by a pond on the 75 MTR road (fisheries activity still active on the pond ) , Stp on the other side , drain on the 60 MTR road which stinks too much, 1.5 acres vacant plot between the project and the 60 MTR road is owned by villager and in future would house shanties and irregular shops such as garages , wine shops etc. .650 sqyd plot inside the project is owned by villager and would have the same fate as the plot on the 60 MTR road leading to law and order situation.

b. Big revenue road running throughout the project which Godrej claims isn't operational is completely active and would pose security issues inthe future , just imagine your kids have to cross the revenue road to go to the clubhouse. This revenue road is a public road and would lead to nuisance in the future and developer can't control its access.

Traffic movement loop of the project is also through the revenue road.

c. Project Entry -

The developer claims to have three entries -


  1. From 24 MTR road -( Main entry of the project )





The 24 MTR road entry would never come up in atleast a decade because the 24 MTR road land hasn't even been acquired by the government the land is owned by villagers.


  1. From 60 MTR road -





Single carriageway entry been made on a culvert covering the drain. As per plans on the rera website it's a temporary access and was earlier 18mtr wide however now due to land issues it's only 12 MTR wide ( so much for grand entry experience of the so called luxury development).


  1. Entry from 75 MTR road to the club house - This entry is under dispute from the affordable developer mrg who has bought the land. Parking mess is well known around affordable group housings.





The project will suffer the same fate as Godrej Summit which has absolutely no clear access even after 4 years of handing over possession.

d. The 66000 sqft club house includes the area of all the sports amenities such as lawn tennis courts skating rink etc and party lawn . So not really 66000 sqft per se.

e. Expensive Brand tie ups in the club would lead to seperate monthly club usage charges of around 5 to 8k per month.

f.Miven construction is only done in 2 towers rest all is brick Ash conventional construction.

g. Construction and finish quality of Godrej is a big question mark which is evident from the delivered projects such as summit, frontier oasis and aria.

h. Godrej tend to drop prices of the property at the time of possession by around 40 percent. Due to this reason investors stay away from them.

i.Customer care has a big scope of improvement. Highly unprofessional and non responsive telling from first hand experience of owning a property in Summit.

Conclusion - Don't get trapped in 5his property because neither the end user not the investor will reap any benefit from this investment.

Many other developers in the vicinity have better projects and far superior construction quality.

I am not hetting my initial amount paid which was taken withot any heading and receipt. We have given under the impresion of Brand Name Godrej.amount given is 27K. Now sales representative Mohit Guliya not taking phone. Send me mail wirh form for cancelation of booking, which I have not done with the condition of 45 days. I have given money on Jan bit still not received refund.

I'm fond of choosing apartments where I can enjoy the nature. When I was to Tune in my business trip I decided to devote more time to searching for comfortable apartments and found this one. The stuff here met me quite warm. They explained me everything, how to find my apartments and stuff like that. Everything in apartments was cool there was an air conditioner and it rescued me from scorching weather once. I appreciate the fact that I was allowed to check in there, because nowadays it's pretty difficult for travellers to find proper apartments for staying for couple of days)

I am a Godrej property owner and sharing my own experience.

Negatives:



  1. Hollow Tiles: Flat handed over would look nice, they focus a lot on shining. But quality wise it was bad. Literally all the tiles and marbles were hollow.



  2. Safety: Hardware mostly the use are of Godrej brand, and had quality issues. The bathroom latches broke into 2 part within 30 days. And they refused to replace it. Many in the Society were locked inside bathroom because of the latch issue. Serious safety concern.



  3. Seepage: 30% of homes they delivered in their Eternity project had serious seepage issues, many are yet to take the handover after 5 years of Purchase.



  4. Cracks: The marbles and walls have started developing cracks within 3 months of use. Imagine the quality they have used.



  5. Maintenance: They started charging the maintenance much before the Flat was actually ready to live.



  6. Handover Team: This is the most unprofessional team, they like to make fancy stories on issues but would not pay any attention to the real issues. Even for minor things they will make you chase for months.



  7. Common Areas: Very poorly developed and looks like a mud pond.





They barely use 20-30% of the purchase cost in the flat construction. The only good thing is they Design the project very well.

Please take service from a good Home Inspector to detect the issues, or they will not honor any of your concerns after 30 days.

Only thing I liked is their Design team who really designed the project well but implementation is Poor.

Super luxury product in best price. room sizes are really spacious and club house is huge 66000 sqft. connectivity is superb and very low density project with around 51 flat / acre. they are making this project with aluminium form work, whivh is one of the advanced construction technology these days.

My review is about Godrej24 Hinjewadi Pune which is not listed here.



  1. Management is the worst of all including Adi Godrej, Pirojsha Godrej, Naman Jani, Ujjwal Sarkar. They respond on their own sweet which could take years for them to reply, sometimes they don't reply as well.



  2. RMs(e.g. Toshita Jain) are human ROBOTS who communicate with customers with Sugar coatings instructed by Management. Whereas the actual reality at the back end is something different.



  3. Promises not delivered.



  4. Without informing to customers as per RERA, Stack parking was installed and forced to customer by providing 3% of monetary benefits.



  5. Many things hidden from customer and informing them at the time of PIL.





There are many things here to be listed, but DO NOT EVER invest hard earned money into Godrej properties. Look out for some better option who does not cheat the customers.

I have booked a flat at forest grove Central park Mamurdi Pune. I have attended launch event at 5 star hotel and they promised me to show the property but they asked me to first sign booking form which I did without reading due to reputation of Godrej. I was denied to take to the site due to non availability of agent. But still I have faith because there are many people doing same thing as I did. After paying 5.6 lakhs i got many calls to payment the next installment but i started reviewing other Godrej projects and i got shocked to find out that there is just joint venture between godrej and third party but godrej business ethic are not followed here. So I visited the site and realised it's very deep inside a village with no proper infrastructure and remoteness which is risky to travel during night. So I changed my mind and i called and mailed them for refund for which they refused and asked me the check documents signed by me which has a clause to forfeit my deposit but i told them that I have not entered into legal agreement then why are they forfieting my deposit for that they have only one answer it's our company policy. I have researched further and realised that the booking agreement is one sided agreement for that RERA tribunal passed judgement in favour of buyer and they are not giving time to customer to go through the booking agreement because lot of rush at event and they never show site just they play video in hotel. Please if anyone have same experience then we can fight and can win our hard earned money because they are misusing our trust and fooling by lanch event. They have masters degree in cheating customers.. They have been misusing their Brand Name .. One such example - Project Godrej24, Pune - Delivering Dependent Parking after promising Independent parking.. not allowing third party audit .. Pathetic management with no customer care.. Godrej 24 Hinjewadi Pune Project team is the biggest cheat developers ever. 1) Sold as a 17 acre property in 2017, promising 65% open area, made it into a 7 acre property buyers in 2021, 2) All 815 residents were promised a covered parking, and instead made unauthorised stacked parking to hide their flaws of the architect or selling the additional FSI. 3) Horrible CRM and Relationship team, will rate them 0/5. 4) The Project team did not mention about the changes to any buyers, thereby breaking RERA rules. #BoycottGodrej, and never trust any of their projects or products, despite their brand name from 1897. Pathetic builder, sic!

Don't go by Brand.

They cheated illegally and scammed 815 buyers at Godrej24 Pune by creating shared parking thought agreement was for independent parking. Water is not provided and project at mercy of tankers!! Several structural defaults and RMs don't pick call or respond to messages and emails. When they do its standard replies. Either you avoid the company by not falling into brand trap by reading how badly they have failed or buy and then go through the horrors yourself like 815 of us are doing right now. Such a shame that an iconic brand behaving like a road side vendor and Adi Godrej inspite of being aware not caring a damn about us public.

Very bad construction quality.. New flats are having severe leakage problems. Nobody is addressing the problem. They don't give any acknowledgement on the complaints made at help desk. Customer service worst and ill behaved. Layout very bad. Please don't buy any of property from them. They are looting.. Making pigeon holes. Don't waste your money. Don’t go by their Brand name.. Don't fall for it.
