This builder is a big-time Liar. Let me unfold this.
To start with, the villas of Golden Pearl Phase-1 were sold as a gated community to all the customers. Golden Pearl was never a gated community, Project’s internal roads are public road now. They even do not have a main gate installed for security or for any entry or exit checks. This truth was exposed when the adjacent project “Upkar Developers” filed a court case against Global Developer. Until then he kept it under carpet. When Resident complained about this, Mr. Reddy said it was nowhere written in the agreement that GP project is a gated project.
Even today he sells these villas to all the prospective customers as a gated community at premium rate.
This project has been there since 2015, forget about the amenities which he claims in the brochure, there is no basic things like proper Electricity connection. It's commercial connection and every month it comes around 5k to 6k.
All the drainage is open with a sharp iron rod with a safety concern for kids. No STP. No Park. It’s been more than 5 years since the resident complained and reminded him about it, but he is not ready to work on it since he is diverting the funds to his other projects.
Request to all prospective customers. Before purchasing, please visit the project during the weekend mostly evening time and speak to the residents. Do not get accompanied with the Marketing Team and just listen to the painful experiences and trauma they've been through before you make any investment of your hard-earned money.
With these many challenges some of them even sold their properties. Residents are also planning to come together and file a case against this Builder’s atrocities.
Dos and Don’ts
Do’s
• Get everything in writing whatever MD commits for your villas. Mostly he tries to keep verbal to escape from being accountable.
• Average delivery of villas is 3-4 years so always do the follow up.
• Regularly visit the site to track the progress, their staff and Site Engineer are rude, rowdy, unprofessional and not so responsive once the purchase is done.
• Once you purchase the Villa, immediately get yourself added to the Resident WhatsApp group to keep yourself updated with the ongoing challenges in the project.
• If villas in Golden Pearl Phase-1 is sold to you as Gated, make him write this down in the Construction/Sales Deed agreement.
Don’ts
• Do not trust him—simple and straight
Caveat:
• Once the substantial portion of the payment is done then, he stops picking your phone and stops responding on WhatsApp chat. So, prepare yourself to deal with it.
• Most of the positive feedback on google review is done by their current and previous staff who were working over there. Once you purchase and start interacting with the Office Team you will recognize their names.
Mr. MD Pabba Ready Kodanda Rami Reddy, maybe GP residents are not so strong like you, but I still go by my favorite childhood quotes. “Pen is mightier than sword” enough to revolutionize.
