We bought a property from gemma last year. Before we purchased there are some issues with the property we asked to builder to fix and they agreed upon the same.
Owner refused for any negotiation and demanded immediate money, since we liked the location we moved forward and paid him, but the issues they agreed upon wasn't fixed. Mistake on our side that we trusted them, once after receiving the money they showed very little interest in the issues we are facing.
The property also came with loaded amenities and most of them have issues, now I am running behind technicians to get them fixed, its not even a year now.
The
modular kitchen is falling apart, pests everywhere(note pest control applied as per brochure). The doors were made with poor door that ants can drill easily and no mica near sink to resist water.
The lights, locks, bathroom fitting, switches applied are
not sturdy, they are breaking within months of use. Some switched were replaced by builder after some pressure.
Doors started breaking in 8 months of use, RO water turned useless and I paid to get them fixed, inverter broke n couple of months but luckily builder fixed it. Large cracks appearing in bedrooms, builder says settlement crack but doesn't look like one. The issue is they
do not have proper professionals in this industry. They build very amateur building and leave us in worries. They may become better after selling another 10 props but till then we will be
guinea pigs.
Plumbing works were like some engg did right after college, lots of T shape poor connectors, water struggles to drain. Small drain holes in balcony that rain water can fillup faster before it drains and enters room.
After 4 months of purchase gemma representative(so called chief engg) turned very rude, if I call him he would reply "why are you calling me this time . call me only between this time. " and our house was leaking everywhere. Totally irresponsible people.
We were happy to get a property but this builder put us in "fix shift" that we are constantly fixing this or that every time.
