The builder is a greedy man, I bought apartment and was shocked to see pathetic quality of construction material used. We didn’t even get a garden or gym. This man was had such strong control on the government department that none was able to audit their work. He sold every inch of land that was possible with no visitor parking, instead of cement the walls are full of sand.

I am buying a flat in resale in Gaur heights vaishali sector4 ghaziabad in resale, the seller asked this builder to provide approved map or completion certificate, but the builder didn't provide these documents.

Note: these certificates are very important without it you will not get loan from any govt Bank. Also your property would not b considered legal.

So before buying any flat always ask for these documents.

In March 2020, I gave Gaursons, a big builder in Greater Noida West, 8.67 lakhs as a deposit to book a commercial space. But then, COVID-19 hit, and my broker disappeared. After 6 months of trying to reach him, he finally came back, but messed up my booking to wrong Unit.

After that, things got worse. Gaursons' staff and the middleman harassed me, asking for money to fix their mistake. They even asked for 100, 000 rupees at first. After lots of back-and-forth, we settled for 11, 800 rupees, almost a year later.

Now, it's been almost three years, and I'm still waiting for the sales registry. Plus, I've had to pay around 10, 000 rupees approx every month for maintenance.

This whole experience has been awful, and I don't want to deal with builders like Gaursons again. It's sad to see big companies treating customers like this.

I want others to know what happened to me, so I'll share my story online and with consumer protection groups. Hopefully, it helps others avoid getting into the same mess.

IF YOU CANCEL YOUR BOOKING AND ASK FOR YOUR MONEY HE DELAYED APPROX 45-60 DAYS. AND CUT A MINIMUM 25000- IN THE NAME OF PAPERWORK. WHETHER YOUR PAPERS OR AGREEMENT IS NOT PREPARED BY GAURS. ONCE YOU PAID ANY AMOUNT TO GAURSONS AFTER SOME DAYS YOU WANT TO CANCEL YOUR BOOKING. THEY DEDUCT YOUR HARD MONEY AND WAITING PERIOD IS 45-60 DAYS. BE CAREFULL DEALING WITH GAURSONS.

Dont trust on Gaur. They are very unprofessional and cheater. I have booked a flat in 7th avenue. they sent me last and final payment demand on November 2022 and told me to release stump duty payment and get the "no dues" that I have released at same time. they committed to me i will get my flat keys with in next 90 days but still i did not get. I sent a mail to its team regarding compensation then they did not replied. After 3 reminder mail and 3 calls they told me "No" for any compensation. So guess I suggest you dont go with this fraud company.

HE IS WORKING TOTALLY ILLEGALLY AND TAKING AMOUNT FROM THE CUSTOMERS AND THEY NEVER TRY TO REACH OR LISTEN THEIR QUERIES.

AS SOME OF THEIR TEAM MEMBER TOLD ME THAT THEY GOT THOUSANDS OF EMAIL SO HOW CAN THEY REPLY TO ALL OF THEM.

BUT HOW CAN THEY SUCH A BURDEN IF THEY ARE UNABLE TO HANDLE IT?

IF HE IS NOT CAPABLE TO ANSWER THE CUSTOMERS QUERIES THEN HOW GOVT OF INDIA CAN PERMIT BUILDERS LIKE THIS ONE.

IF THEY PERMIT LIKE THESE BUILDERS THEN I M SURE IT WOULD BE SAME FOR ALL OF THE PEOPLE LIKE ME AFTER PAID THE WHOLE AMOUNT WAITING FOR THE REFUND FROM LAST ONE YEAR.

THEY TOOK 50000 RS PENALTY WHEN I WAS UNABLE TO PAY THEIR FIRST PAYMENT ON-TIME AND DELAYED IT WITH 3-4 MONTHS.

This is my personal experience. Gaur customer service and staffs are very unprofessional. I have made complete payment and got zero ledger then I started chasing for NOC with customer service and concerned staff after submission the complete documents. Continues one month I send several mails and called them but did not get single reply. After one month they responded with holding charges and maintenance charges around 52000 rs. They started balck mailing me if I will not pay 140 Rs per day they will charge with interest and gst.

These amount was out of agreement and holding charge occurred due to they purposely delayed to issue NOC. So, think twice to invest in gaursons projects. They sucks your hard earn money. Please don't get trapped with their attractive brochures and lovely marketing strategies.

Make a big mistake to buy from Gaursons. complete dishonest & cheating business practice. construction quality low quality. don't get fool by their LUCRATIVE MARKETING ADS RS3000.00 all inclusive, free parking free club, no EDC+IDC.or OWN your dream home RS 28 lakhs only all inclusive. But once you booked a property from them then nightmare starts. after taking all the money from buyer they asked a FARMER COMPENSATION amount from buyer . question to management why Buyer has to pay that money. you guys bought the land from authority you are responsible for that money. why don't you guys pay from money you are making from selling township. one question if price of steel, cement or building material goes cheaper are you guys going to refund some money to buyer? NO as you guys are super smart & buyer are FOOL.(2) as per the builder buyer aggrement there is a clause of LATE PAYMENT PANALITY paid by builder to buyer. & it should be adjust in final last payment of property. they have never given possession of property on time. when asked to adjust that penalty in last payment their people say you make this final payment we will adjust in maintenance charges & other charges. if you wait to resolve that issue they charge interest on that & send you a THREATEN notice TO cancel your allotment. once you pay that money then they ask you to pay maintamce & other charges . again ask to adjust that penality so soft SPOKEN girls says SIR WE WILL ISSUED A REFUND CHEQUE ONCE YOU PAY EVERYTHING. if you delay that payment then they said if you don't pay that money you don't NOC & get registry done, & if buyer don't do a registry from noida authority 6 month after offer of possession then buyer has to pay PENALITY to NOIDA AUTHORITY. so completely get trap in there system.(3) how gaursons charges 9 months maintenance even before giving a possession & registry.

Buying a real estate is a one of the biggest purchase in whole life for any family. & people buying from builder to whom they trust. by doing all these how I can trust anymore on GAURSONS.

GOOD ADVISE to management instead of hiring RISHI KAPOOR & FAMILY, SOPHIA CHAUDHRY & sponsoring IIFA awards. These bollywood starts don't come to buy your property general public is going to buy if you spend that money in honest business practice then you will stay long in business like DLF BUILDERS . otherwise soon you will be in category of AJNARA, ANSAL SUPERTECH & UNITECH like another flop builders.i finally get paid more than a RS 1 lakhs of these extra illegal charges & no refund of late possession penality of 2 lakhs. so finally get paid 3 lakhs more . I have seen buyer get a judgment from RERA against Gaursons & chasing gaursons for more than 3-4 months . but they are don't listen . think million times watch videos & read all reviews before investing your hard earn money with them

Gaur sons is also like other cheat Builders

I purchased land on 21 07 2017 for which they got the approval from YEIDA on 15 11 2017.

A year later of Registry on Sep 2018, the Gaur Sons sent a letter to pay extra money for Farmers Compensation about which they knew even before selling but cunningly, they took the selling prices of the land and after a year a separate notification to pay extra was sent.

Salaried person should not buy any plot / land from builders. They will ask for Security Amount, Maintenance amount and Farmers Compensation after all the payment of land / Registry. So be ware don't pay your hard - earned money to such stupid Builders. IT COST TO ME MORE THAN 2 LAKH FOR PLOT OF 85 SQ. MET.

Read one one word of Allotment Letter / Registry of your land. They will writ stupid language on which you even cant do a case on them later on.

Dont go on their words. Read the following in my Registry.

" THAT SAVE AND EXCEPT THE STANDARD TERMS AND CONDITIONS AS CONTAINED IN THE APPLICATION FORM AND THE ALLOTMENT LETTER / AGREEMENT FOR SALE DATED . THIS SUB LEaSE DEED SUPERSEDES AND OVERRIDES ALL UNDERSTANDING AND AGREEMENTS, WHETHER ORAL OR WRITTEN BETWEEN THE PARTIES. .THE PROVISIONS OF THIS SUB LEASE DEED(REGISTRY) SHALL PREVAIL."

GAURS SONS IS ALSO A LOOT BUILDER.

Gaur city 2 is very congested , no open space /park is provided , also society of gaur has not been provided with any club facility ,

1 main club is under construction however for last 1 year no construction work has been done which shows ill intention of builder to make foll of people by selling flats in the name of club , buy later on running away to save extra expenditure.

Guar City 1, 1st Avenue is very bad construction specially Quality is very dump, all building gets Seepage due to toilet waterproofing. there is no one for Quality Worst Avenue please don't waste your money in this project.

Guar city Maintenance Department is very rude they don't know how to talked with residence and others.

Hi I am currently living in gaur city noida extension, been here for like past 6 months and my overall experience of gaur is very poor. Infrastructure wise the gaur city is fine, but the management? not a single person working in gaur city is good in behaviour they feel like they are working in a government office. From maids to cleaners and even the higher authorities feel as if they are doing us a favor by working and very bad in behaviour . It’s actually a torture dealing with these people. I would recommend not to waste your money in spending it over here.

I would love to support Gaursons group in this forum as atleast if we talk about Gaur Cascades quality it is very nice. Also we were duped by an agent who was asking for commission on a raw flat by the builder but when we emailed Gaursons corporate about the issue they immediately resolved it within 24 working hours and the GM of customer care called us and saved our 50-70 k which we were ready to give to the agent.

I am a very satisfied customer of Gaursons and expect the same in future.

Gaursons is no exception they will cheat you many places. First in Parking choices second in maintenance charges(too high) and it will start from the date you will book the flat.

construction quality is also very bad, they had said wall is build on RCC but while installation of chimney exhaust pipe hole was created easily with small hammer.

It has been close to a year since I moved into this apartment in Gaur City, Greater Noida, and till today, I stand impressed by its features and amenities. In my opinion, the highlights of this residential complex are the high tech security system, transportation facilities, easy accessibility to malls and petrol pumps, and most importantly, the 24/7 garbage disposal service, along with the pollution free environment to add to its name. That’s not all; it also includes a sports stadium, a school, and even a temple in the complex. It was after seeing these facilities that I booked an apartment here. I feel glad to share that while choosing this property by Gaursons Group, my family didn’t have any complaints or issues with my selection, just smiles on their faces. In hindsight, I feel that this is one of the best decisions I’ve made in a while.
