We booked a flat in August 2021 in GAGAN KlARA, and the builder assured us possession by March 2023(their so-called "initial RERA date"). They even claimed to be ahead of schedule, and with 10 slabs already constructed, we believed them. But reality hit hard.
Later, the RERA date was extended to March 2024 due to the COVID extension. Still, we hoped for the best—our biggest mistake.
By March 2023, we had already paid 95% of the total amount, trusting their words. Then, in April 2023, they demanded more money under the pretense of "infrastructure changes, " which we, like loyal customers, paid. When we inquired about possession, they confidently said September 2023. We waited. Nothing happened.
From September to November 2023, we visited the site, only to see minimal progress. It became evident that March 2024 was impossible. We escalated the issue, demanding a meeting with someone in authority. Instead, they sent an "Escalation Head"—a professional liar who could deceive 100s of people effortlessly without hesitation.
In the meeting, she swore possession was guaranteed by March 2024, promising soft possession by December 2023. Yet again, they fooled us. By December 2023, no significant progress was visible. When we asked about compensation, they kept deflecting, claiming they weren’t liable until July 2024, citing a new RERA extension.
Then, in March 2024, we suddenly received an email stating they had a further RERA extension until March 2025. This caused panic, and when we contacted the CRM and sales team, they falsely assured us this extension applied only to commercial buildings, not residential flats. They promised possession by July 2024.
Fast forward to July 2024—again, NO POSSESSION. People were furious and ready to act, but the Escalation Head calmed everyone with more false promises:
Compensation will start from July 2024.
Compensation won’t be monthly but adjusted at final possession.
Final possession will happen by November 2024.
Guess what? Another lie.
By November 2024, they pushed the date to January 2025, using compensation as bait. We hesitated to take action because any further delay meant they would owe us money. But they had other plans to manipulate us yet again.
In February 2025, they emailed stating my flat was ready for "soft possession" so I could start the interiors. But the reality was shocking:
No electricity meter installed
No water connection
Fire NOC pending
Completion Certificate(CC) & Occupancy Certificate(OC) not even applied for
Several floors lack wiring and plumbing
Then came the ultimate betrayal—they outright refused compensation, now citing the RERA extension until March 2025, contradicting their previous statement that it only applied to commercial buildings.
Apart from all this, they also broke their promises about commercial and residential separation:
When we bought the flat, they assured us everything would be separate. Now, they have merged commercial parking into residential parking.(After major opposition, they claim they will separate it again.)
They are allocating studio apartments from the commercial building and falsely claiming that these units will have access to residential amenities—without seeking any agreement from the flat owners.
Why You Should NEVER Trust This Builder:
False promises and manipulation
Repeated delays with zero accountability
Extracting money from homebuyers without delivering
Shamelessly lying and flip-flopping on statements
No legal or administrative clarity, complete lack of transparency
Since March 2024, they have been falsely claiming they will get OC and CC "within a month." In reality, they don’t even have the necessary NOCs to apply! They have no idea how long it will take and keep buyers in the dark, misleading them continuously.
FINAL WARNING
Even if this is the LAST builder on Earth, do NOT book a flat with them.
They are scammers, liars, and completely incompetent. Save yourself from this nightmare before it’s too late.
