I dream of having my own home.
I never wanted to leave Thane.
I wanted calm, peaceful area to live.
I wanted to live in no pollution zone.
I wanted clear title.
I wanted better quality of life.
I wanted good quality construction.
I wanted no hassle.
I wanted complete transparency
Good thing is that I got most of it:-).
After some negotiations they(Everest builder) agreed to my budget for a flat in Everest World complex, Thane west area. It was pleasant experience and they did arrange for an agent who would facilitate my loan. It was from LIC so it took some time as LIC had lot of questions on lot of papers. So it all got clear after 2 months of follow up with LIC.
So, at last I got keys to my flat. One thing need to mention here there was no black money involved, everything was clear and cheque payment.
But, when I go to pick up the keys, builder management start showing there true ugly face. They start blackmailing me to pay 5% VAT on flat cost which I was not informed earlier nor talked about. Now, started is the long list of one sided affidavits which are completely in favour of builder to be signed to get possession. Affidavit mentions points like
builder can spend money deposited by client as he wish and customer will have no objection
customer will never ask about any money paid towards club house and other eminities. Builder will spend as he wish
any money demanded by builder time to time will have to be paid without any objection.
(note this point, this opens all doors of blackmailing)
- in case of injury or death at construction site due to construction will be responsibility of customer and no compensation will be provided by builder
(note insensitive nature of builder also his ugly face)

Now I move into the new house slowly and gradually. This sounds cool. A flat on 20th floor with awesome view of Thane skyline with yeoor hills on one side and creek on the other, with 24hrs cool breeze and sun light guaranteed, well above the noise pollution level and air pollution. So it was perfect for me which satisfies many of my requirements mentioned above.
Now, I start furnishing my house to make it home.
I decide to hang the wall clock. I get a hand driller and few screws, and I start drilling. And what is this, I drilled a 1.5 inch h o l e without any effort. I see, that there is absolutely no plaster on my walls. I can put a nail with minimum effort and may be by hands.
I looked at the doors, they are plastic sheets stuffed with foam. One blow of air and they get cracked like paapad.
All taps in washrooms are duplicate quality of known brand.
All safety features are as fragile as toys, either sliding aluminium doors or main door kundis. They all made from cheap quality steel.
Now I am afraid how long this building will last.
I would strongly recommend if you are planning to buy a flat in Everest builder anywhere inspect construction quality minutely.
Ask about doors, plaster, taps, etc.
