Emaar MGF, Gurgaon

I have been living in Emaar Gurgaon Greens from last 2 years, amazing. Excellent everything. 10/10 till mid 2023. But Suddenly the rents have doubled...For the sake of hard working people living on rent please don't pay more than Rs 27000 per month. I am being honest as it is the Max worth as a win win situation... You also need to compensate on below challenges...1) Only good for work from home please. 2) No MNC provides cab here..3) Uber/Zomato partners are not happy to deliver here. 4) Extreme trouble of water logging during rains 5) the malls nearby are useless 6) No good market in the radius of 5 KM...7) Schools nearby are horrible...8) Sec 102 is not for everyone, the loneliness here can get you in the dipression...Many more advantages and disadvantage...but please don't pay the rent blindly and raise the expectations of landlords...??

Good part: location is the only good part. That’s it. People buy/rent coz of worldmark proximity.

Bad part: Construction quality is poor. Door handles come out, drains get clogged weekly, seepages, WC gets knocked off (crazy) and more. Water quality is poor, worms in water is common. Tanks not cleaned. Society is cramped, gym is cramped. Above all, maintenance is lax. Stray dogs roam around. Security personnel is very few. The list is endless. Only brokers love and hype it. Don’t fall in their trap and please avoid it.

Emaar should look at the construction quality and the third grade amenities used in this society. If they have, they should be ashamed and stop calling themselves a builder. This society is epitome of failure as the walls are full of sand with a little bit of cement. You drill to hang something and a whole section falls off. The UPVC door looks are rusted and have stopped working in less than a month of living. Society maintenance isn’t doing anything about it. The only thing they are good for is excuses and false promises. This place makes me feel I should just get through me tenure of residing and I would never recommend anyone to buy am apartment here. The only thing you would ne left with is regret.

Emaar India should be ashamed of themselves with there cheap quality of work done , 1month of shifting , and plumbers , painters , electrician visiting the house on regular basis , poor quality of construction , switch broads aren't working , plumbing job isn't don't properly , hindware products are used all leaking or may be 1st copies used , common areas are so filthy , maintenance is so poor , every employee keeps too much attitude to help you as if you asking for favours for free , paying hefty amount of maintenance is of no use . So unfortunate to see how a brands name is use to sell cheap stuff .

I live myself with my family here & its been 2 yrs & i find this place quite good but live here at your own risk as the safety & security here is nothing at all. The guards are just physically there & do nothing at all especially the one’s who stay at gate wherein they allow anyone & anyone who wants to get inside the society which is not expected when you live in a society like this.

Palm hills is at best location for connectivity to Delhi . Flats are properly ventilated . Higher standard of amenities. Worth living in the society

Very good society . Flats are spacious and well ventilated . Location is a great plus with society close to highway . One of the best club house in the adjacent areas

The building material used in walls is of very poor quality. The bathroom wall could not hold geysers of 25 ltr as well. I am afraid to use the drilling machine, anywhere you drill you end up making big holes. The cement/sand falls from these holes like powder(No adhesiveness). The door of rooms and washrooms is of cheapest quality possible. its chipping off like anything. Spend 4k more on every door to if you want it to be worth looking at.

We r resident here last 1 year third class service hai ... log pareshan due to electricity, lift 2 -2 din light nh DG par chalta hai ... wo ek meddle class family ko costly padta hai ...

Very bad experience. not even signed builder buyer aggrement and these guys have eaten up my money. I felt like dealing with local builder not the brand.. you guys are pathetic.. shame on you.. so called Emaar.??????

The facing location is situated to a crowd which is not worth it. The nearby localities need improvement in terms of basic amenities. Transport facility is also not so good in this locality. There are no playing facilities to keep the body in an active state. It is not centrally located.

The projects of these builders are unnecessarily over hyped, resulting in them offering really overpriced houses for no reason! Complexes in the area have similar facilities at a much cheaper rate, so you would really have to have a lot of money that you have no use for to buy an apartment at this place!

We still have not got the possession of the place! We do understand that sometimes there is delay because of unforseen circumstances, but it has been 4 years! So much delay is just unacceptable!

To sell there units Emaar launched a scheme to give 5 AC to the customers(Wisely they are sharing the specification of the AC's)

but before buying the flats & singing the BBA(Builder buyer agreement) of flat please make sure to take specification(Brand, capacity & most Star rating) of AC in writing from Emaar.

They are providing 1 Star rating AC & making fool to people.(in

2019 who is using 1 star rating AC only Emaar will tell) Make all communication with Emaar in writing.
