Will provide 0 star if that was possible. The builders are not at all professionals and once the sales agreement is closes, you would have to start chasing them. I took the property in March 2020 which was ready to move in flat but was given handover only in February 2021 after persistent follow ups with everyone involved on builder side. There was no logical reason for this delay apart from callousness from the diectors and staff. Even after multiple visits and waiting for the CRM guys, one the day of handover the person would go missing. Even after this delay, the builder charged me 1 year of maintenace when the property was in their possession. They had promised me before the handover that this would born by the builde side.

On talking to their dorectos, they say that we are not A Grade builders so plwaae don't expect professionlalism from us. He also asked me to lower my expectations and said that we would not near the losses because of carelessness of his staff.

I would strongly auggest to stay away from the builders or only buy if you find the deal whwre you are saving 4-6 lakhs because tats the kind of losses you would go through because of the builders.

We had to bear a huge cost because of their changes in plans all the time. Plus, they did not consult the buyers when they made the changes. The finished product is not that good, so we are not that happy.

They have built this property so terribly. There are cracks in the ceiling and the fittings are not done properly.

The need as of now is to get the flats booked. And hence the builder is charging 20% during booking and remaining amount after flat handover. In the same accordance the builder is also coming up with schemes like No EMI till possession or 0% interest till possession.

There have been multiple cases where the developers have constantly been demanding requirements pertaining to bigger homes. There have been many policies related to the availability and requirement of space rationalisation and optimisation.

Since the builders have exhausted money that was deposited as a part of the corpus fund from the buyers in the name of pre-maintenance charges, it has been a common case that the builders have stopped looking after the maintenance and owners are now terrified of the water supply been cut.

There have been many kinds of Restrictive development norms that cater to the Low floor area ratio which is an indication that the developer can build up really less on any given area of land.

Even though they do not keep the amenities and facilities that they provide us in good health, they expect that we should pay such a high maintenance fee. It is just not done.

If you book a house with them you are in lifelong trouble because the project will never start and you will have a tough time trying to get the money back from them.

Most of the builders take into consideration just the high-profits segment part that is accounted to affordability and nature of housing that is decided by keeping majority of the profits in mind.
