This has reference to DevKrupa Enterprises which boasts of having several projects in and around Navi Mumbai. This article highlights the wrong-doings of the builder and has lead to several disgruntled customers, who eventually have to settle for a compromise. we've been one of them and have faced severely in the past. This one is specific to the DevPrasad building in Kharghar.Plot No 2/3/5, Sector 30, Kharghar, Navi Mumbai - 410210
- Higher Quotations
The sales person (Mr. Mahadev Patel) over-quotes the psf prices by Rs.500-1000 and then offers a Rs. 100. discount. However, this is recovered and over-charged by means of Development Charges (which can be from Rs. 150 - 300 psf.) and then the Floor Rise (Rs. 50 to 100 psf.). Please note that Mr. Mahadev Patel does not hold accountable for any of the promised amenities are not delivered as he is just a sales person and he would typically route the short-comings to Mr. Mukesh Mathukiya, who makes only false promises.
- Parking Charges
Even though it is illegal to sell the parking lots, the builder charges exhorbitant amounts towards parking. To make it even bitter you are asked to pay an extra amount at the time of possession for a stilt parking.
- Promised Amenities
The Devprasad project was a luxury project and following basic amenities were not even provided:
Fan regulator: In the case of my project even the fan regulators were not provided and eventually I had to shell out as much Rs.6000/- to get them installed (6 regulators @ Rs. 350 each and Rs.200 per installation, in addition to spending my day running to get the requisite fittings done).
Door stopper: Door stoppers were not installed on any of the doors and the project was meant to be a luxurious project.
Circuit boxes: the circuit box does not have any cover and the main cables are open and have not been covered inspite of repeated requests.
Delay in possession
All the projects are promised that they are in full swing and would be completed in 18-24 months time and none of their projects get completed before 36-42 months. The story usually is that the OC has not been received.
No maintenance receipts
Even though their website claims for quality construction and providing all promises, we found that no maintenance receipts (1 year maintenance @ Rs.1.5psf.) were issued at the time of possession and the money asked is typically in cash. Now the same money has been requested for payment and the answer mentioned is 'since we've moved our office premises, the records have been lost in transit'.
- Delay in society formation and mis-use of complex premises
As per the builder the OC was received in 2011, and till date society formation has not been complete. The builder has been evading the question on the formation status and claims that people have not been coming forward. The builder has done additional changes to the society property in recent times and converted one of the parking ramps to a shop. This has now been rented out.
- Concealing information in the agreement:
Typically all the builders provide a few additional pages in the agreement specifying the details of the amenities provided. However in case of Devkrupa enterprises, they do not provide the same. All registrations are done through an agent. Charges are again borne by the customers as these are under-table charges.
- False promises and dreams of appreciation:
Please do not fall into the trap of getting a higher appreciation. you might be lured to enter as an investor as well, but please note that most of the investors have also got their fingers burnt.
The overall experience has been frustrating as they act like a government organization by passing the buck and holding other people accountable. It is imperative that builders like these are taken to the task and better be avoided.
