In their agreement they proposed lot of conditions like if not get electricity to apartment then the buyers spending the extra cost for got it, If with in the time period not completing the amenities but the buyer should pay the maintenance charge, and the important problem I felt is if any one failed to pay time payment that lead to the entire construction will be extend from the agreement date.they put forward a lot of statements for keeping their on interest.

At the same time for the extending date for a month they only pay RP 1 for a square feet.that is for 1000 sq feet flat get 1000 rp to buyer but the buyer failed to pay a instalment for the same they need to pay Rs. 30000 .If any one have any opinions about these ps rp to this.If these conditIons are same as other builders?

Please give me a replay.

Hi,
The Agreement is almost the same with all the builders. there will be a committed date & plus a grace period & is the builder fail to deliver with in that time, they pay a minimal amount per month based on the area of t...he flat to safe guard the Client''s interest. In the same time, to safeguard the builder''s interest, there is small penalty for the client is they fail to pay the installment on time which is agreed upon. it will be a very small amount and not Rs.30,000.00. Generally we take the Monthly Maintenance during the final hand over of the flats and not before that. I guess all the other builders might be following the same as we are following.

I have seen the agreement copy and it states penalty as 30K only whereas the delay penalty for the builder is just Rs.1/- per sq feet.
