Based on my own experience, I would recommend the potential buyers to consider the following before buying an apartment from Casa Grande Garden City Builders, Bangalore or Casagrand Builders, Chennai.
1) Is the builder 'selling' the flats or 'auctioning' them?
You may NOT get a clear answer as 'offered price' will be much more than the advertised price, thanks to their 'dynamic' pricing which keeps going up on hourly or daily basis.
2) Will the builder give in writing detailed cost break up that's shown and agreed upon while booking the flat?
NO.
It is common industry practice to give buyers detailed Cost Sheet along with 'Total Cost' under company's seal and signature for tax purposes and to keep track of payments committed under different heads. But Casa Grande refuses to give this document saying that since you have committed for say 'X' amount as Total Cost, you cannot ask for cost break up in writing.
3) Is the company collecting right amount of GST?
Very doubtful.
Although GST amount is decided by government, company shows inflated GST to jack up the Total Cost while booking the flat.
However, in subsequent communications and Tax Invoices, they start showing the actual GST amount that will be much lower. Yet, they keep the 'Total Cost' unchanged by inflating the amount under few other heads than what was shown while booking the flat. Although this looks unfair, unethical or even violative of GST rules, company seems to be NOT worried.
4) Is there a mechanism to address my genuine concerns and grievances?
NO.
The CRM team and its supervisors are the ONE AND ONLY AUTHORITIES at whose mercy our fate lies. Senior management is beyond our reach and there is no Nodal Officer or an escalation matrix to address our concerns, because these are available only in professionally run organisations.
