We bought the flat on 2020 and still we didn’t get the registrar slot or date, initially they promised to handle over on November 2021. But now no one is responding if we call.

I booked an apartment at Casa Grand tudor on October 10 and paid 10% booking amount on Oct 22, 2021. When I saw the contract what was told to me at the booking and what is mentioned in the contract was different.

After a agonizing wait for nearly 2 weeks, no sales or CRM represenatatives addressed my concern. So I decided to cancel the apartment after 35 days from booking.

Casa Grand has still not refunded my money 10% and they are saying they will cancel 20% amount as mentioned in the booking form.

Kindly do check this clause in the booking form- thet are cheating customers hard earned money.

As per RERA they have to return the money in 45 days its has been more than 70 days and they have not refunded the money.

Kindly be careful. Do READ THE BOOKING FORM ASK FOR THIS CLAUSE and then read the contract before paying the booking amount.

Casa Grand is cheating customers like me.

BEWARE OF CASAGRAND.

Totally unprofessional people. Full of fake promises.Don’t even consider them. You will lose your peace of mind once you book a flat from casagrand.

  1. No on time delivery. Delayed the delivery by another year. But received 95% of payment before an year.



  2. Worst customer relationship management.



  3. They use COVID as the reason for 1 year delay. But that did not stop them from asking payment from us.



  4. There are other small builders who delivers on time. Casagrand should learn from them.





5.Do not get fooled by the model house. They are not going to deliver as same as the model house. Model house is just there to fool you.

My humble request to everyone not to trust this builder completely. There are other builders in the market pls chase them.

The moment you locked with 10% basic amount that's all you have to surrender your 3 year money and time with them .

Too many cheating people in the group . The CRMs are not educated and they go with the script given yo them .

After seeing these reviews they are calling each customer and giving false commitment on the delivery time and asking to delete the reviews .

Look at the mentality of these guys .

They promise something and when it comes to end product this it is really upsetting what they are delivering , quality completely compromised. Sales team says what ever you see in the model house you get the same but in reality there is nothing you get same quality is 200 % less

1 star just bcoz there is no 0. They don't deserve it too. They promised Dec 2021 handover while booking, then extended to March 2022 without a proper reason, Now it even got extended to Sep 2022. There is lot of diff from Initial model to Actual units. It's Jan 2022 now, but Still they are not allowing us for a site visit. We paid almost 90% to 95% of payment but still we don't know about current (real) status of the apartment. Don't think of Zenith project in your life. Go, Buy ready to Occupy apartments. Try to stay away from Casagrand as well. You'll be happy.

I went to casagrand zenith with lots of hope & exception that I was booking my dream house, day 1 (July 30th) visit day made me feel like this is the house I want, they treated us so well that it felt I can trust these guys with my life savings & another 15 years of debt for getting my dream house but once I paid them the Advance amount that when they showed their real face. I had keep running behind sales managers for even a proper receipt of my initial payment. What they shared had nothing no seal no signature simply it was a word document typed & printed out - I should taken this hint & ran far away from them but my bad time I stayed because I heard it will take a long time to get refund I kept calling them everyday & finally got a proper receipt after 15 days(August mid) immediately they started pushing for agreement signing & loan processing I was surprised to see they work so fast & so good again - this was only to get further money from me as soon as possible till I signed my agreement & released upto 90% of the stage payment they where calling me regularly but once they got this 90% payment again they stopped being responsive their only ambition is to eat all the money from us quickly then leave us hanging dry without any response, fast forward 6 months they keep pushing the handover date from January 2022 to march 2022 then to September 2022 worst part is agreement allows them time till December 2022, now for the next 5% payment they send common picture of tiles being laid in one unit to get money from everyone. Some of the owner banded together started WhatsApp group & went to see them for visiting the house to see the progress they were denied entry, threatened that they will take legal action if people come together like this. So far it has only been heart break & lots of stress from booking an apartment with casagrand. I wish someone else has told me these before I fell into this trap. Beware of ongoing projects best to go for completed project so you don't have to worry about potential delays & screw ups. What's you see in model house is not what you get in the real house everything changes to cheap low quality product but they will simply say due to unavailability they are providing equivalent replacement but trust me the tiles, sink etc shown in the model house is no where close in quality to the ones they are now putting in the actual house

Dears, I wont suggest CG for any of my friends and to the external world for the following reasons.



  • I booked this flat in July 2019 and paid 90% of payment within 1.5 year but no proper response given until date on handover timeline. Still they are shifting the dates and claiming it is going as per the schedule. It was suppose to be completed by sep 2020 and an extension was given until March 2021 as per RERA guideline but we are in 2022. We can understand COVID situation but this is misused and taken as an advantage.



  • While I asked for my flat photos, they shared me some other flat photos. This shows they treat their customers as fools. I tried reaching the RM but no response nor they have curtesy to reply customers.



  • When I tried to reach the Relationship manager, she never attends my call. There is an escalation matrix mail list shared. While I escalated to that person, no response from there also.



  • The Wash basin, Tiles in kitchen and bathroom were totally different from the one agreed during booking the flat and the one installed at site.



  • While we raised this concern to CG, we were threatened since we went as a group of customers around 12 people to CG office.



  • For every customer concern, there is a standard response template from CG that equivalent materials are used.



  • The customization team at CG is pathetic. They never know how to speak to a customer. Very rude and attitude is disgusting.

All the positive reviews posted by CAsagrand CRM team . Whenever there is a review from customer and if the ratings go down . They are making 6-7 CRM folks to write positive review so that the ratings goes high . Look at this idiot and cheap mentality of them .

Guys if anyone wants to know the reality of the review , please check the names Gayathri K , Je Je, Uma Saravanan , panisha, cordella, CAsagrand ECR,

Worst service in the world . Do not trust them . All the products and quality is different in the last stage of delivery especially in Zenith . They almost collected 90% money from the customers but all the products were different .

Anyone wants to know more about please directly reach out to anyone who already purchased it to get the real picture . Don’t go with the positive reviews .

Worst sales , marketing and the CRM is number 1 fraud in the world .

I did a mistake by choosing CG for my first dream flat. These guys speak sweet words till signing agreement, post that none of your ask or query get fulfilled by them. Their CRM teams actually do only collecting money from customers and reality they are collection agent nothing much and we can't expect much from them. They don't maintain a single corporate standard and I am surprise how CG winning some of the best awards in India. They are experts in pulling money from customers and cowards in facing the people who paid money to them. They don't share agreement untilyou paid 10% of project cost. After seeing agreement you feel like you are in their trap and if you cancel the booking, they will deduct 10 to 20% of your money and pay balance amount not less than six months.. by knowing such lengthy process. You forced to continue with them. Post that modifications team comes into picture and demand for 5k for documenting your customisations and 18% GST for any kind of modifications including civil works. Which is purely illegal and I am yet to get GST invoice from them for modifications. Any body will book flat by looking model house and they assured me finishing and fittings and tiles will be as is in your original flat, but now they are not using the same designs and brands in original model house. When we went in group to CG office to question on this, they tried to threaten us like will take Legal action if we go in group to their office. It means we don't have write to question them for their mistake and pathetic thing is like people who already paid 95% of money are not able to see their flats. This is the only company who pull bigger portion of money with out even completing 50 % of job in our flats. If you see their payment schedule by the time of rising 14th floor, they will pull 80 to 90% of total cost. With out even completing partition block, plastering, fixing doors, windows and tiles work. There is no corelation betweencompleted job vs payments what we made. In chennai RERA team is sleeping and I don't think that they are inspecting projects also. There is a lot to mention, due to time constraint I couldn't write completely. I am reachable at 9789069699, If you have plans to invest in CG_ZENITH. Need to pay extra for lights in bathroom.They promised 100% refund in 45 days now refund team is charging 2, 50, 000.00 as cancellation

Fees and refusing to repay the refund.

Really upset and looking for legal guidance

Not a great builder, they have been delaying handover for many of their projects intentionally after taking 95% payment and keep on launching other project and holding work in on going project. Example is Northern Star project almost same position since last 7 months and they also are able get extension from RERA wonder how they are doing it although no COVID restrictions since last year. Like me many other customers of casagrand are so unhappy

Casagrand Castle sales team miss leading the customer give wrong commitment on hand over. They initially said the hand over will be by March 2021. But now CRM not giving any confirmation till now when the hand over is. As of now I came to know that they moved the hand over to September 2022. This is really cheating the customer. As per the agreement they need to pay the rent if not handed over the by March 2022. But they approached RERA and extending the handover date every time and the customer in trouble.

Casa Grand has all it needs to win “WORST CUSTOMER SERVICE IN THE GLOBAL AWARD”. They do not mind you at all once you book the property and give you couple of landline numbers and a CRM contact. The landline numbers will always not work or will give you a message that “all customer service executives are busy at the moment” and followed by a mail that states that they will call back. However this call back never happens.

Wondering how come they do not even give a mobile number of the CRM person in this modern world but relying only on landline number.

They also have a scheme/ scam called pre-emi offer about which each of their teams such as sales, CRM and finance have different understanding. They will first attract you from sales team stating that “No EMI” to be paid until handover and that Casa grand will first deposit the emi amount in our account every month before it gets debited by the bank giving you loan. For this they charge a premium in the overall apartment cost. As per my contract I would end up paying close to 14 lakhs more than usual scheme for this offer.

The moment you book it CRM will not even know anything on this offer and being SPoC from their team they will coordinate with their finance team and ask you all types of statements and details, but whatever you give they will find way not to refund thr emi. Finally when they refund (after humpty number of calls and direct visits) after humpty number of calls and direct visits also they will refund only the interest component of the emi and not the principal. There is nothing written anywhere on how this scheme works and they take customers for raid with this.

In all. If you want any of your enemies to get in to deep frustration and high BP, please suggest them to book at least a 1 bed apartment in any of Casa grand property and you can be rest assured that Casa grand will take care of the rest.

I have purchased a flat in Casagrand ECR 14, paid all my dues on time, infact they asked me to pay my registration fee which also paid but I was following up for 4 months to my registration done, in between 3 times my CRM changed, no proper communication, my flat is completed and all my dues are paid post they are coming now starting I need to pay a late fee, this is completely mishandling a customer, and till now my apartment has'nt been handed over. Such a big real estate builder no process, promises are kept.

Any other ways I can take it.

I am shocked to see the handing over time mentioned the agreement draft and oral commitment given during booking is different.

During booking they mentioned phase 1 handing over will be Jan2023 , however in the agreement draft it is mentioned as Jan 2024 ( with 3 months cushion) which is really shocking and disappointing.

I was planning to book a flat for my NRI relation , after seeing the situation I have dropped my plan.

Irritating experience with Security. Security to such type of apartments also act as reception staff and guide. I appreciate the rules for proper maintainance of safety and security. In the name of maintaining, they shouldn't treat anyone suspiciously or degrade them.Security staff should be trained to communicate to the visitors and guests cordially.

If they are not corrected, socialisation with relatives and friends for residents cannot get along due to improper reception at Entry point.
