I contacted them a month ago for the construction work of my dream home, they did everything from layout, to approval from the authorities, the construction will start soon and hopefully, it turn out to be great, I have checked from the other homeowners, they use good quality material, also there is a guarantee of 1 year for any thing.

Brick and Bolts is a reputed builder in Bangalore engaged in housing and property development. They believe in creating homes and not just producing houses and take up one project at a time, usually sell through referrals. They have established a solid track record and provide reasonably priced apartments of very good quality. The residents there are one big family.

I have got my 2bhk constructed by this company, really good service and they follow a strict timeline and materials as promised. if any escalations were there there then Mr Abhishek handled it well very personally. IDK about others but I got really good service and work from there side

They are doing our building construction , but response from brick and bolt persons project manager is very poor and they are going more important to contractor not customer only in the being of 2 or 3 months only giving attention after that not picking the calls not responding properly with customers, before going with them please be very careful and take each and every points very clearly in written because after written also they will take u turn, Even they will not having Ideas also how to give best to the customer not giving 3d animation and elevation design also given after full construction which we can't change. They are poppet in the hand of contracter, contractor will not listening them

CRN142807 – It has been a terrible experience and would honestly suggest you to avoid this badly managed and

irresponsible company. It has been more than 2 years since we engaged them and the project is still getting done. We would have had much better control if we had given it to a contractor as the whole management and the system is fake and hollow. To begin with they promised us an app that would have every detail and sent us mails with fake management teams who slowly vanish as the project gets initiated. The app is useless as it only keeps their side of the story safe and inexperienced site engineers have no clue and just update photos without any quality check.

Tried writing in to the Founders and the top management but got no response from them. Today, we are still struggling to get few basic things done as the Contractor is taking them for a ride and Brick and Bolt team is scared of them and the Project Manager has no clue of how to resolve it. Once we had the first floor and the second done the place was used as a free hostel for workers from other sites and they spoilt our borewell and we received heavy electricity bills. The agreement is also manipulated to help the contractor and substandard items were used for the window grills at additional costs. The build quality is bad and there is hardly any supervision until you visit the site and check personally. We have been paying additional amounts every time for materials as the contractor will say the wallet amount agreed as per the contract is low and he is unable to source vendors. And when we have sourced them, Brick N Bolt has been trying to make money of this by descoping it(check agreement terms) and deducting money to give it to the contractor. I took this up thinking it will simplify the process but instead we have been a painful process with a company that is badly managed and run. Please avoid them and visit their swanky office in Koramangala before you sign up, you will see a full-fledged call center in the first floor instead of a service team, these call center employees are only trying to get new customers and sign them up and forget the service part. The so-called customer service department is non-existent and rude, they call up only when the next payment is due. As the project progresses you will see that you are only left with the site-engineer( I would rather call them site photographers) who has 20 projects to run to and does not care and the Project Managers who won’t respond till he wants to and there is no senior management to take it up with. All the senior management email ids in the chain are slowly removed and your whatsapp group will keep getting thinner till it is only you and the site engineer.

The interior walls were raised without reinforcement and thankfully we saw it and questioned this. Wonder what would happen if we were not at the site. The Cement and the Steel mentioned in the agreement was not used citing non-availability. Evey material cost mentioned in the agreement seems to be just for the sake of it, the contractor supported by the Project Manager will only bully you to pay extra or get the project delayed.

A small deviation from our side and that’s it, the contractor uses this to his advantage and keeps blaming this for the delay and the Brick and Bolt team is unavailable to streamline it. Every time we have asked for timeline they have refused and purposely keep the payment dates unchanged if in case they want to manipulate and blame on it later. I have multiple times asked the Customer Support / Project Manager to update this but to no avail.

Currently the project which should have been handed over six months ago is still getting done and the plastering of the building is not completed. Tile work started but it is half-finished and items are left incomplete as you can see in the photographs.

Whenever we raise tickets on the app, they subtly close it without any notifications and mention that it is resolved. We are totally frustrated by this unprofessional team and request others not to fall for the fake reviews by contractors and get into this bigger mess. Will soon update on our project and I have uploaded pictures of the same.

We had a triparty agreement between me, Brick and Bolt and Ordient Ventures Pvt ltd represented by Prajwal Kumar.

The main issue happened initially was the funds not getting paid to Contractor from BB due to some issues and due to which the work was getting delayed.

Though payments were made to BB the same were not flowing to Prajwal the contractor.

The commission of the entire project BB has taken at the beginning only breaching the contract of taking 0.6% on the work progress.

This affected our project and happened to stop the project for almost two to three months.

Later me and Ordient Ventures Pvt Ltd that is Prajwal agreed for direct payments to the contractor and rest of the terms remains same. The contractor was supposed to receive the payments after completion of a particular stage of work as mentioned in the contract.

The Prajwal the contractor convinced us to make the payments as per advance payment which we were supposed to make to Brick and Bolt to Ordient and accordingly he will complete the stage of works. But he never completed any stage of work on time and all the advance payment he used for his personal and other projects and make me suffer.

Now we are in the third year of the contract and the completion is not taking place. The Complete advance payments along with Extras which are exorbitantly high-priced extras are paid to the Contractor but in the last stages CP fittings and Window and tiles works are pending and the Contractor don’t have money which I have paid in advance.

Apart from the above points we would also like to confirm that all the materials used in the project are very low quality which are not as per agreement.

Now that we are in a hurry and it has been three years to completion, we would like the project to be completed asap by the contractor with the monies we have already paid.

The total contract price is Rs.81, 8LakhsI have paid the amounts in the following manner to both the parties, that is Brick and Bolt and Ordient/Prajwal Kumar.

Now that we are trying to complete the works pending. the plastering done is falling down while rubbing for painting.
