"A Nightmare in Ghansoli: BHAIRAV's Flawed Folly"

This society isn't just a disappointment; it's a disaster. It's like living in a dilapidated slum, not a modern residential complex. Here's why:

• Amenities? What amenities? This place is a barren wasteland. No pool, no gym, no nothing.

• Water? Forget about a refreshing shower. Every room leaks like a sieve, and the bathrooms are downright disgusting.

• Safety? No lift certificates? Seriously? It's like playing Russian roulette every time you step into the elevator.

• Sustainability? They whine about water cuts but haven't bothered to install a sewage treatment plant. They're just wasting precious resources.

• Promises, Promises? The owner lied through their teeth about amenities. Now, brokers are saying it'll be years before anything gets done.

• Health Hazard? The air quality is so bad, you're practically breathing poison. Dust and debris fly everywhere, thanks to unfinished construction.

• Unbearable Living Conditions? Summer? Forget about it. Water cuts and midnight ZERO WATER SUPPLIES are the norm.

• Useless Management? The facility manager is a joke. No working CCTV, no security, and no control over delivery people.

• Disrespect for Residents? Labors use the lifts whenever they want, and there's no security to stop them.

Beware of Brokers! Our broker took two years of brokerage and couldn't do a thing. We finally escaped this nightmare, but I bet someone else will fall victim to this owner-broker scam soon.

Don't be fooled by the asking price. They want 45, 000 rupees for this dump? It's an absolute rip-off. You could get a much better place for 30, 000 or less. Shift to Atlantis, sunberry, gami, bhagwati but not this place.

In fact, even the EWS flats managed by CIDCO are better than this disgrace, if you do not have the budget.

This is one of the worst builder and society in Ghansoli area.

Only buy/rent here if you want to suffer or have taken sanyas from the worldly duties.

1) No water connection, Yes you heard it right. During summers you will come to know this and regret.

2) Any broker recommending this society is also just trying to extract money, they will not help once you have shifted.

3) Seepage in bathrooms which is considered as unauspicious.

4) No water proofing done by builders.

5) Facility manager Waghmare is a nightmare, he doesn't understand society functioning and is uneducated with respect to society matters.

6) Always bad smell in bathrooms, dry area leakage 24 x 7.

7) No gym.

8) No swimming pool.

9) No walking area.

10) Sand dust which can cause asthma is always present in air as there is no covering.

11) Owners are not helpful. They also don't have money to get basic work done and simply want to pay EMI by arranging tenants.

12) Brokers are NOT TO BE TRUSTED IN GHANSOLI. ALL OF THEM ARE LIARS AND ONCE THEY TAKE COMMISSION, THEY WILL NOT PICKUP THE PHONE.

13 ) NO CCTV CAMERAS IN WINGS EXCEPT OLD ONES.

14) UNSAFE FOR WOMEN as there is no CCTV and labours are 24 x 7 in the building, even on WEEKENDS.

15) FRAUD CASE AGAINST VIVEK JAIN BUILDER.

My JOB IS ONLY TO HELP YOU NOT MAKE THE MISTAKE I DID BY BUYING/RENTING A FLAT HERE IN B WING, A WING.

I am regretting my decision and facing tremendous losses.

Electerical transformer used at Ghansoli project. At Goldcrest residency.

As per rule of government authority. Developer should install Dry type transformer if substation is within building. This builder have installed Oil type. Which is having high risk at the time of fire and it may bust.

For oil type transformer spicing that to be followed that also not done to save space.

This is one example.

1. Project shown on map in initial of Video out of that very few are not in JV. So claiming that this group have delivered 1L sqft and above is completely wrong.

2. Yes they are accidental developer with no road map for work and work based on others working. Lakhani came in profite and Bhairaav gone in lose just an example.

3. Intention of being developer is to create own house not others so imagine about company is giver or taker.

4. 2003 Auction is complete litigation for Lalbuag and if you search online there they did work violation and work stay imposed on last building. Bhairaav blessing that is 10 year old structure sold with premium project.

5. Still Jain Temple not handed over to society and society are fighting for same.

6. Very correctly said this organization doesn't have any risk aliment because there is always risk to other party who associate with them, whether it is Bank , Government, Client, Vendor, Employee or Supplier, Broker.

7. Lodha came 18 months after them but Lodha reached way ahead of them so think there must be some reason for same. So work ethics is always important.

8. Girish ji whenever something happened to developer, developer doesn't suffer that suffering passed on to other parties. For reference:

a) When covid came this organization cut down staff salary to 40% and asked them to work for midnight at home, asked staff to work outdoor with risk of covid at site and other locations like register office like CIDCO office like BMC office.

b) Builder got time and excuse for delay delivery of flat and client who paid money with interest got suffer with additional rent payment for not getting delivery.

e) On the contrary, COVID is reason why this builder survived otherwise customer like me whom have gone to their cabin and corner them a lot because of them many people is suffered.

9. With EWS policy this builders have taken 5% premium of additional FSI in sale portion so how does it is lose to developer? Delay happened due to this is affected client more as this fight was between developer and government even after knowing this is battle which they are going to lose. Later on they fought with MHADA to take additional benefits to take advantage of additional FSI.

10. Just because consumers don't have knowledge such developer can fool them in meetings and with such podcast.

11. No one will pay installment to lander if they see there is no work and slow work going on at site. It's all about trust there are many event happened.

a) Ghansoli project 10 year still not completed.

b) Bhairaav blessing near about 10 year litigation.

c) Belapur project is still not got all approvals.

d) Jewel Of Queen project in town under litigation since 2020 to till now 4years

Aapne apne pair khud hi bandhe aur fir aisi baat Hai ki Mai chal nahi paa rahaa.

e) Thane milestone project, this people have sold common amenities area to hotel owner and now there is no common wash room facility.

12. Why one will sale flats or property at discounted rate ? Just because they don't have money flow and why no money flow, because of over treading or not proper management this is the main cause for delay not customer not government not bank.

13. Lose in Profit along with that lose in reputation, lose in trust , lose in name.

14. Maar khaa ke hi there Duplex is on mortgage which property he is speaking about.

15. They said they want to work with honesty and integrity this works are just game playing to get sympathy of customer and other associations.

16. Ghansoli amenities not even started even after part 1 of 2 wing handover in 2019, imagine 300 flats with no amenities since last 5 year. Why this person is speaking about amenities to customer? They only sell flats showing amenities in model. Mother and father how purchased flat with dream of their kid, play with kids are of project is funny story for builder. This is just one case like there are many.

17. Builder here saying he can spend 1000 Rs more and claiming 2000 Rs more from customer. Here this is completely wrong even many know this is complete list where builder have done low quality work just to save on loss in Profit.

18. In Bhairaav har subha ek excuse leke aati hai and har sham ek disappointment deke jaati hai. 50 years of how to make fool.

19. Sir you did CP meet in Ramada hotel and after that sold 115 flats who's possession was due in 2018 and same given in 2020 around. People who got flat made big losses than Marketing margin. Don't show moon and stars to customer after CP meet.

20. Builder with clear intention will stay, builder with good Internal study will stay.

21. This company know how to play with loan, how to pay one loan with other loan and to meet second loan who to take third loan.

22. Ghar koi churayga nahi but jab app deliver karo ge tabhi to wo kisi ka hoga.

23. Government all benefits taken like stamp duty benefits, GECL loan taken, Covid time wave off from penalty and other discount but this builder never supported their other shareholders.

24. Please don't share massage to PMO on other small people's shoulder and look after what all faulty work you are doing in work to deliver your customer. Here he want loan from bank rather then NBFC.

25. Let me explain how their system work. Such developer take loan from bank and NBFC and give loan to small people who don't have PAN and take high interest and benefits. Other end they don't deliver project and client suffer. They ask vendors to work and not pay them timely so vendor go at loss. And they don't look after staff and other associate who go also make losses. So Mota paisa inka hi Banta Hai.

Many time he think that he should stop development businesses and sit home back just because he has no inhouse team member after him who can look after because and run in goodway.

Gyan mat bato sir in fact work on your work ethics and leave from MCHI CREDAI and make it available for eligible candidate.

Few month back fire took place in shope at that time also fire system didn't work, now 2 days back fire took place in car parking area at that time also fire system didn't work in automatic system. Builder is sleeping over non maintenance of necessary requirements. Housekeeping staff salary also not done due to builders non payment. Why flat owners should pay maintenance when builder want to diver that money for other purposes. Very unprofessional

This builder is disgusting and gridy, all limits of cheapness is crossed

They don't pay broker timely for there hardwork

Gold crest residency at ghansoli- client are suffering for possession, poor maintenance, over maintenance charges, still amenities not given, non sufficient parking, slow work and cheap quality of work. Best example is and 4 tower they have given fujitec lift and in C wing they are giving Johnson lift to cut cost. In sample flate they used Kajaria tiles and in C wing they are using substandard material, in 4 towers they used 3 track Jindal window and in C wing they are using 2 track Local material. Not paying salary to security and housekeeping staff.

bhairaav blessing lalbug project - this was commercial project stayed by BMC due to litigation due unauthorized construction by builder later on builder have taken approval for change of construction from commercial to residential. 10 year old property not designed for residential use and many compromised are done from design point of view. Like slabs are PT and any modification cand damage structure worst way. Flats are like boxes arranged back to back. Refuge area and elevation and railings are standing on hilti work that is risk full, parking tower is 10 year old structure. Many SRA project shown on there website but non of them on ground for actual execution. Builder use maintenance money for their personal use and there no separate maintenance account being maintained.

Every society are against builder and you can hear about lieness of builder from every one either it is CBD project or TCP at sanpada/vashi (unauthorized parking sold to office customers).

Collected high charges to vendor.

Thane bhairaav milestone facade work done is second hand and cheap that all office leak when rain happens, common toilet not available within building. There are many such things. All customers should gather all proof and file complaint in RERA and authority against builder and promoter.

Buying a house with them has turned out be the biggest NIGHTMARE.

One of the worst aftersales team.

Delay in possession of the house, No one to convey the reason, No calls no emails for notifying.

Sales rep never receive calls, Nor even their sale head receive call these days.

The property has a scrutiny -some legal matter on them. Think 100 times before you put your money here.

Worst developers in Mumbai.

Not recommended to buy house with them.

Greedy folks out there. False promises, Trouble to the customers. Messed up buying house at GOLDREST GHANSOLI. BHAIRAAV GROUP.

Hi All,

Like you all we are also victim of Bhairaav Goldcrest. We are also trapped under subvention scheme and builder have been making all Unilateral decision. Our mails are ignored and when tried reaching the Director Mr Akshay Jain they are not helping with it. Due to which we are trapped between Builder and Banker. Our Credit Score is greatly affected and have been getting notice from both Bank and Builder as if they are innocent. Living in a Rented house and paying EMI on behalf of Builder Whos actions are not predictable is not easy for us. And we have nothing left but to sue builder.

We are planning to go to REARA for resolution.

Do not buy their flats. Purchased flat in year 2017 but till date no possession given . Not ready to compensate even though the possession date has already passed. Worst customer service. They will not pick up your call neither do they answer to your email. Your money will be stuck. Big names Big fraud

They are giving us big electricity bill and our space though it is allotted to us. Supervisor is very rude and Bhairaav builders are cheaters. Give us big electricity bill when nobody is staying at home.

The most pathetic builder I have ever seen. Only gives false commitment given by sales officers to sell their flat. They have put all investors at loss. Bhairaav Goldcrest is the totally flop project of theirs. Repenting for investing in this project. Customer service is pathetic. Do not recommend for this builder

Hi All,

I am writing this review to highlight how this builder lied to us and still did not give the possession. While buying flat in one of their project "Goldcrest Residency" I have got the commitment within two years the project will be ready, I have even got the deadline as 2019 DEC. I had booked the flat on 2017 and still the building is not even half ready. They keep on blaming the funding org. Indiabulls for delay and escaping out of it. The project is of 5 wings and still the D and E wing work is going on which they promised to finish before DEC 2019. I had asked to builders team to pay me the interest amount until the possession is given they are even denying to pay that. I am going to consumer forum to highlight this issue.

I am writing this review because of the Bhairaav Group - Goldcrest residency, Ghansoli salesperson not attending my call and not even bother to reply to my mail from last 2 years.

I bought a flat 2 years back 2017 at Bhairaav Group, Goldcrest residency, Ghansoli of Rs 1.30 CR, its a under construction project so GST was there, The total amount of apartment is around 1.5 / 1.6 cr, we booked a flat in subvention scheme, the scheme was like we don't have to pay the EMI for 2.6 years from the booking date and builder is responsible to pay all the EMI till possession which is Dec 2019, till now all conversation was offline and on simple blank paper, I thought will get a propper documented thing later and I was ready to buy the apartment, now the story starts from here.

Salesperson started to force me to take loan from Indiabulls, they are official partner and project is already approved from that bank, they will give you sanction in 2 days and within a week they can disburse the amount. But I told them I want to take loan from some reputed bank and I want to go with HDFC or SBI, but SBI takes too much time to sanction the loan then property verification so I decided to go with HDFC, but the project did not verify and approved by the HDFC and there was some discussion going on between Bhairaav and HDFC regarding the subvention scheme as its a little different plan than normal one, I don't know the exact scenario but it took around 1.5 months and finaly they approved the project and gave me the sanction letter, meanwhile the sales person started sending mail to done the SDR(stamp duty registartion) I told them the sanction letter is not reacived yet how can I do the SDR as we need to attach the loan sanction document while registering the property, they send a mail saying that kindly get it done asap to avoide delayed charges, so I called them and told I already had worked with the Mr. Vikrant Parulekar and buy an extra time at the time of booking and if are going to charge me any delayed charges then please stop this process I am not intrested to buy property from you, This is the main source of income of property builders, if we failed to send payment within a timeline they will start charging us with GST.

I did not get any response from them so I called Mr. Amol Gambhirao(salesperson) so he told me don't worry about delayed payment sir, they only send in the mail and never charged you, chill. So I was relaxed and send money for the same and told him to make the agreement and let me know ones done, so I will come and check, next day they called and informed that agreement is done please come and check so I went but from the agreement there are few pages are missing, I asked them, there are sign missing of the concerned person on few pages so those pages sent to the main office to sign, I was like its ok, but I told them one change that the primary owner name is mine, not my wife, and tell them to revise the same, after 7 days they gave me to date and asked me to come directly in registers office and check the agreement there only.

On the day in registrar office - We have been told that we have to reach before 10 Am and we reached by the time, but the documents was not reached from the main office, after 2 hours of waiting for the document finally came but the agent was rush to submit and want our sign to remaining documents which was missing 2 days back, they create a such an environment and circumstances we were totally blank and signed all the documents. After 2 days when we got the dummy copy of agreement then we got to know that we are trapped.

So I wrote a mail to them two years back and still not got a reply from them, I am pasting the few points which I mailed them.

1. At the time of Stamp duty & Registration, I had communicated clearly to Miss Sujata Kulabkar that the first owner of the property will be mine and the second owner will be my wife, but after 15 days delayed to reprint the papers as she said the paper is print at main office only and 2 times, I refused to sign due to the same reason she made the same mistake. Finally, she didn't rectify her mistake and I have to register the property in my wife's name just because it was too delayed I was ready to do that. I can't understand how can anyone do work like this and how can company also tolerate these things.

2. At the time of booking I have been told by sales person that the subvention scheme is for 2.6 years but when I got the try party agreement(which I was asking for many days before SDR but the salesperson told me the copy will get at time of registration) at the registrar's office, the subvention time period was reduced to 2 from 2.6 years without any communication or intimation to me the agreement changed. I called immediately to Mr. Amol and asked him the reason so he told the possession date is changed and we will give possession earlier than the mentioned date. But it has to communicate earlier. Later on, I understood the reason why you guys didn't share the TP agreement with me.

3. At the time of booking, I asked for more time as I was in the procedure to sell my another flat and I knew it will take more than a month so we mutually agreed for extra time. Or I will book later when I will get the money, but the salesperson told the scheme will open for only a few days only, you book the flat we can wait for your procedure done. But after a few days of booking, I got mail from Mr. Amol Gambhirao regarding SDR otherwise they will charge delayed payment charges. I sent a mail to him with clearly mentioned that If you are going to charge me delayed payment then I don't want to deal and cancel my booking and after I dint any reply from him I called him and asked about same plus I personally met him, he told me "Don't worry about the delayed payment, no one gonna charged you"

4. Later on, In the month of June, I got a call from Kirandeep regarding demand letter(got the first call from your side after SDR) which she sent on wrong Email Id. I gave her my ID and told her to send on this. I submitted the demand letter to bank on the same day and bank released payment on the second day, but as per the demand letter the due date is passed and I got the letter after the due date. I told her over the call about same, she said don't worry nothing will happen. Also, I asked about why you mentioned delayed payment in the shared doc, she said I don't know about same and she needs 15 working days to got to know. But after one month also I didn't get any mail from her side so I decided to visit the office, so I went to the office but she was not there I met Khushboo and she gave me the statement in few minutes which I was asking for last one month. and as per the statement, the delayed payment charged me for late bank disbursement.

Now I want to highlight a few points.

1. I got the home loan sanctioned on time from HDFC, but bank disbursement got delayed because there was some approval pending from Bhairaav Group and the bank was waiting for same and they denied for disbursement before that.

2. I took permission from Mr. Vikrant for extra time(min 2 months) for SDR after booking.

3. The delayed payment which you charged me which I got to know after 10 months of registration. Why you didn't send me the mail or letter if you charged me the same

4. I visited twice on-site location to check the status but no one told me the same.

5. I sent mail after SDR regarding GST payment as Mr. Vikrant told me that I have to pay GST approximately every after 3 months, but after 6 months I didn't get any mail or call from your side so I mailed you regarding same.

5. I got another demand letter on 13th Aug, where is mentioned the "Previous Installment Due Amount" I don't know what is this?

As I paid the GST of 78k and bank disbursed the amount as per your demand letter then from where that amount came from?

Above pointers, I sent to them.

From last few months, the construction is not progressing due to funding issues, work has been stopped, so I went there and the guy who was there told us the finance company who gave fund initially was closed and no funding available so work has been stopped. I don't know what to do so I finally wrote a review.
