Balaji Construcion, Hyderabad

I own an apartment from Balaji in their Bangalore Whitefield location. Booked this around 3 years before and got the construction completely done few months ago.

Overall its worth the money spent.

The team is really approachable and take the ownership for what they committed. There has been delay in terms of meeting the deadlines due to some unforeseen circumstances. The price is good for the location chosen and while compared to others builders of the same grade.

From an improvement perspective, we had to do multiple follow ups for certain things to be done. And if they can keep few staffs who are well versed with speaking English, it would be great.Overall, I would suggest anyone to have a business relationship with Balaji Developers.

I live in Balaji Casablanca in whitefiled Bangalore.

Though the project completion is delayed but its location and price of the property are the main attraction of the project.

The property is value for the money compared to other projects in the same locality and has the basic amenities.

Only concern is for every thing need to followup a lot to get the things done may be that's the area they can improve on.

Initially, when I about to book the flat in Balaji Elegance near GRTP, I came to know the previous project of the same builder'Prestine' has some issues in finishing. Still I took risk as the cost of the flat is very less when compared to other builders.

Now 2 years completed after I took the possession. I am really happy to have this flat booked. Very spacious, no common walls between flats, amenities like swimming pool, club house and gym. Quality of construction is also good(4 out of 5). I recommend you all to come and visit Balaji Elegance's apartment to get a clear picture.

I purchased the apartment in Balaji Elegance(H Block).

Below is my feedback.

1) Nice quality.

2) Onetime Handover.

3) While association formation Builder supported financially for 2 months for paying salaries of the workers and maintenance of society.

4) Beautiful architecture.

5) Builder is always approachable.

6) Good price compare to other builders.

Improvement area:

They do the job and quality is nice with the price you pay which is comparatively far less than other builders in the same area. Only thing is you have to follow up for everytime, if they improve on that front and customer focus and satisfaction they can go places.

I live in Balaji Casa Blanca, well small problems will always be there here and there. But they look into it and resolve the problem.

Almost I completed 2 years in  H-Block, Balaji Elegance. I don’t have any problem with my house quality. The developer Aravind Reddy listen our words patiently and solve so many issues related maintenance.

Builder helped us in repainting of walls, providing extra plumbing/electrical material for maintenance

I have booked a flat in Balaji Elegance Whitefield. They are on time with good quality of construction.

This builder had committed us to handover the construction by November 2013. It is getting delayed just by 2 more months.

95% of the work is completed. Only finishing touches are pending. Club house, amphi theater, swimming pool and gym is almost done. Mostly by Jan 2014, we can get the position and able to live over here.

Also drainage work is completed by BBMP. Road work is about to start. This area will be in full swing after completion of all the above mentioned.

The biggest advantage is, these are low raised flats(not more than G+ 3 floors). This is around 3.5 acres of property. None of the other builders has this much land with less number of flats in this area.

Major advantages are: Tech parks are less than 1 km distance. Super markets/malls are also very near. Deans Academy School is just 300 mtrs away. Future metro station is less than 250 mtrs. Bus stop is within 200 mtrs.

I am also planning to book Apartment in Balaji Casa Blanca... I have one of relative staying in Balaji Prestine, who says construction quality and other things are just ok level... Balaji is C grade builder..

While selling flats in Prestine, sales people committed all amenities, but construction of Amenities is still going on after more than 2 years of possession by buyers.

When I asked about this to Casa Blanca Marketing person, he said there was some mis-communication happened by Prestine sales team. He says builder was to give all amenities in Prestive after OC received, but sales team goofed up.

In casa blanca there is no swimming pool and club house in approved plan. but marketing person is saying they will give swimming pool for kids. however in their cost sheet, they are charging 75000 for club house. No clear answer here.

They are charging 3300 per sqft, is this really worthy to invest here... Marketing people not willing to share builders contact information.  I am guessing that since marketing/sales team is third party not builders, they are saying all good just to sell flat, however once sold buyers will have to chase builder and thats how things will delay or cancelled.

In my wife's name, I had invested in their Whitefield residential  project 1 years ago. Since then their has been no progress on the  project and only false commitments from the company on the commencement.  I had recd a letter from them a 5 month back that they would be starting  the project in 3-4 months time. To my shock in major newspapers, their  has been a news that Economic offence wing has registered a case against  the builder for duping 100 investors for 2 locations including Whitefield .

Investors beware and lets fight our case against this builder.

I bought flat from Balaji Developer. I had very bad experience with them. whatever they make commitment with customers, they never do. I booked one flat in whieldfield from Balaji Develpers. The project is still not completed.

Day to day they are extending the date of completion and construction quality is not too good. so I wanted to cancel my booking. But they are not refunding my money. They has taken my 2 lakhs. and not refunding me. They are just making fool to customer.

Please, I request you all friend home buyer. Do not buy flat from Balaji Developers.

Balaji Developers are big fraud and cheaters. They just know to cheat customers. I bought a flat balaji elegance in whitefield, Bangalore. Because of their bad quality of construction and delaying the project. I want to cancel my booking. But they are not refunding my money. just they are telling that they will give tomorrow, and tomorrow never comes.

One day I called the builder to ask my money, he abused me and told they wont refund my money not even a single rupee. They are fraud. Please don't book flat in Balaji developers.

Balaji Developers is a new builder from hyderabad who started his first construction project in bangalore few yrs back.

After moving in the apartment, all the residents are repenting the decision of buying a flat with this new builder.

The residents are cheated by builder. They havent been given the amenities that were promised.

Children have no area to play. No gym, no swimming pool, no party hall yet. The residents are already charged for this.

The sewage treatment plant is pathetic and leaves a bad stink throughout the day.

He has taken money for drainage connection to BWSSB lines but this connection doesnt exist at all.

These are problems of residents residing in his recently completed project (Balaji Pristine)

Above all, as a builder, he is worst. He has worst set of supervisors who understand only telugu. They can speak/understand hindi/english but its really basic. When you want to convey a change in your flat design or have a specific requirement, they dont understand and screw up your work at the end. If you want to buy a flat, you will have to dialy visit teh site to follow up your work or see if they dont screw up your work.

My suggestion, dont buy a flat in his new scheme.
