They will tell you new rules, every time.even banks they are involved with do, will give you clear instruction to go with them only if you trust them, bank does not give any guarantee.

I am already paying EMI, and procession date is MAY what I have been told, they tell you, EMI will start, only after procession, but they haveinternal agreement with bank, which none of them will disclose, before buying flat, later they tell you, it was false commitment. They have tie up PNB and HDFC both are fraud friendly banks, be careful.

It was my worst decision so far in life to go with Ashiana Homes.

BEWARE… THOSE INVESTING THEIR HARD ON MONEY IN ASHIANA HOUSING

Be ready for the following:-

1. 
   Delay in project launch itself. Forget about start of construction.
   



2. 
   Knowledge of legal implication of documents you sign.
   



3. 
   Knowledge of Ashiana Housing Company Rules / partner company rules/ ESCROW amount rules of company.
   



4. 
   Ready to accept whatever terms are thrown out at you for example refund will be made AFTER 31st June 2018.?
   



5. 
   Be ready to return ORIGINAL MONEY DEPOSIT RECEIPTS to get back the refund. wonder does the company have any details of the amount you have paid or they don't want you to have any financial document which legally proves you have made the payment? One does require these receipts to prove that you have made is payment legally in case of any income tax query.
   



6. 
   If those investing through big brokers like PROP TIGER who promise the moon for giving FULL SUPPORT to you till possession of the property; they will wash their hands at the first opportunity by issuing NOC for issue of refund?
   



7. 
   In case you raise any issue / observation after having paid the booking amount, the Ashiana salesman / broker of the company stops responding to your calls / email and WhatsApp messages?
   



8. 
   In case you protest / raise the level for unresolved issue, you will be quoted the Company Rules / RERA rules(Relevant extract of which will not be provided to you if you ask for it) Lowes services rules or you will be asked to open your blocked mind?
   



9. 
   So please be prepared after legal consultation for legal implications from the day one you deal with Ashiana Housing.
   



10. 
    Just for information. The persons you dealt with during signing of agreement may not be in the company in few months including the sales person who sells you the property by giving you verbal details / promises assured property delivery….; or the Financial Executive with whom you negotiated the property case…well in my case apart from above all points the complete Ashiana office at Gurgaon which just closed down without any notice… You only come to know about the closure of office once your letter start getting bounced…
    

You may find it amusing. but that’s my personal experience and am yet awaiting my refund amount AFTER 31 JAN 2018….

Their construction is going late, they did the commitment to start the work for tower T-4, T-5 and T-6 and still work is not started. They did the wrong commitment, now it has not started yet. So please be careful before purchasing flats.

Their marketing is a big lier, their marketing head is also very irresponsible. I called him regarding my concern but he has no interest in my concern. At the end I want to say they are big lier.

I just wanted to share my feedback about Royal Lagoon(AshiAnasultan & SJ Developers), Bhubaneswar after taking Possession of my flat.

Till now, Registration of our Flat has not yet happened after 8 months. The condition of my flat @ Royal Lagoon, am staying is so worse that you will come to know by reading below things.

I have found more than 15 leakages in my master bedroom bathroom. They removed entire flooring from sunken area of bathroom and found all the debris(rust iron rods, wooden log, polythene bags, broken PVC pipes, empty cement bags, broken electrical switches, lot other things etc.) has been dumped under that. They had not followed the proper guidelines for bathroom because of callous attitude of their people. I don't understand the kind of Constructionguru30 work, plumbing work and electric work they have done.

The Master Bedroom Bathroom flooring has been removed after 15 days. The quality Wooden flooring They have provided is too low grade, it's getting swollen automatically after few days. They shouldn't recommend this kind of wooden flooring. It is not going to last even 6 months.

After that seepage came in my kitchen sink area. They completely removed my cabinet and granite for repair. They found water was coming like stream. Plumbing work here is a completely mess up. My kitchen was installed with cabinet of low quality and also without cabinet legs, it's placed on the top of broken tiles. There is no supervision at all.

From everywhere water getting leaked, seepage in bathrooms, dining area, kitchen. Broken tiles, sliding door colors were not there it looks like old house. This was the condition of my flat within 10 Days from my possession just imagine what will happen after 10 years. This is really ridiculous and clearly not acceptable from builders like AshiAnasultan. They have so called quality and quantity Conscious company where in real scenarios no quality check up getting done before possession. I think it should be “Master of Disaster” considering the condition of such flats., We have given all our hard money including registration fees but They have handed over this kind of low rated, worst flat.

All Sliding windows/doors- only one lock provided(no one understands the funda till now why one side opening) and it looks like the old one no colours in panels. No windows provided in guest room. I have discussed with them many time but no result. They advised air will come automatically without windows.

I am staying at ground floor, there is no MS grill in kitchen, bathrooms.

One incident happened recently one of the security guard of Royal Lagoon provided by AshiAnasultan &SJ for our 24/7 security was trying to steal something from bedroom window. He has been handed over to Police recently. Just imagine the kind of people have been selected for Security Guards. It’s 24/7(so called) vigilant security provided by AshiAnasultan. It’s not at all safe to Stay inside. Feeling insecure. The way they have designed anyone can come inside your room.

There is complete mess up with flats here and no quality check up done. This kind of builder I have never seen in my life. Don’t go by names only. Think Think before making any decision!

Each employee doesn't mind helping others if there is any stuck. In all it feels like home. Its a progressive company hence sometimes there would be more be more responsibility beyond ur jov description. So we need to be well versed with time management skills.

After hearing about them on radio advertisement, I suggested about this to my friend and went along with her to check the apartments. They have built the apartments is a beautiful greenery surrounded location but we didn't liked the apartments from inside. It looked that poor quality material is used by them for building them.

Staff of them was talking politely from us, even clearing our doubts. But we both felt that they are hiding some truth from us. They were not even showing us complete papers, hence till 3 months of visit, we haven't took any decision any yet.
