Apeksha Group-Beware of the Snake in the grass!


Beware of the fact that they are very seasoned actors. They may look at you in the eye and smile as if you are only the customer that matters to their company. They have selected a band of pliant and these are well tutored and planted cronies speak very high of the group .During pre sale session they are talking jingoistically of the vision and value statements and makes promises but on receipt of entire money from the customer practicing just a few convenient one’s. They create some logical connection between what was said and what is being done. Like politicians promise something, later renege on them and actually justify their actions.


Apeksha’s management is reluctant to cooperate with the customers, each time you patch up one problem, another one spring up elsewhere. Even rogues have some sense of ethics but they do not.


They have been continuing to enjoy the spoils. But, in truth, the Apeksha group is slowly getting weaker like a chair eaten by termites. The company’s immunity to problems has been coming down day by day. Apeksha group has a property named Apeksha’s Atelier in Kanak Varindavan Township, sirsi road, jaipur.It is a 12 storied building with 96 flats.


To facilitate mental peace and comfortable life, after my retirement I spent my hard earned money and taken a flat in Apeksha’s Atelier.This could be my last home purchase and being my dream house I have spent much more additional amount on the flat to cover some of builder’s deficiencies and also on comforts. But, later I realized having cheated by Apeksha group, despite having lot of choice available to me. Their deceptive advertisements and sales promotion have lured me also like other customers but almost all customers of Atelier are unhappy with the product and services rendered by Apeksha group despite working in buyers market in today’s cut throat competition in real estate market. They have grossly failed in meeting commitments to their customers. Even they have not constructed a temple in the premises which they have promised to the customers of Atelier.I have never come across a builder as clever as Apeksha group.


For instance in our two bed rooms we found broken tiles. They agreed to replace the broken tiles but despite my consistent follow up with them for months together they did not do it. Finally in order to maintain aesthetics of these two bed rooms I had no choice but to replace it with wooden flooring at my expenses.


Likewise there are broken tiles in our bath rooms also that I have to change at my expense as Apeksha people are reluctant to do it. People in their office have not been responding my phone calls. Other residents are also fed up with them as they have been totally neglecting the customers.


Presently around 25 families are staying here with lots of discomforts on account of deficiencies in this building. Time and again the residents have been following up with them to give heed to their grievances but it hardly goes to deaf ears of Apeksha’s management. The customers email is not replied and if at all replied it is not by the person who is expected to reply but replied reluctantly by someone down the line for the sake of reply.Phone calls are hardly attended.Hardly anybody visits the premises. They apply various tactics, make false promises/commitments and any how get the payment, the moment they receive full payment from a customer, he/she will not be extended the services in desired manner furthermore. They are unscrupulous businessman and have already reached highest level of professional hazards. Customer delight is far away from their philosophy, if they have guts let they do a customer satisfaction ranking survey of all the residents in Atelier.


Their middlemen say they have doubled their money in last three years, that could be possible only by a two ways sword on the customers by reducing cost abnormally sacrificing on quality thru malpractices and charging high prices to customers following price discrimination policy.


Their behavior with the customer abruptly changes after receipt of payment. Even smallest person in their management hierarchy misbehaves with the residents. They are totally ignorant of customers’ legitimate rights and if at all they carry out something for a resident, they term it as obligation and not the rights/paid work. This is a unique organization where customers are treated far below their dignity.


In Atelier all the residents are of a very high social status, very well cultured, qualified and soft spoken with a track record of a gentle human beings which hardly suits such unscrupulous business people.


Even after 8-9 months builder is not able to form resident’s society. Builder has not even bothered to form an association even though residents are continuously requesting for it. To my mind the reasons for the same are attributed to the following:-




  1. While giving possession residents were assured that remaining common as well as individual flat work will be completed shortly and also all deficiencies in building will be attended on war footing basis to ensure nothing remains pending. Completion and occupancy certificate/s would also be handed over very shortly after occupancy. But till date work is stand still and certificates are awaited.




  2. They do not have adequate parking. It is learnt that they are allotting parking in the spot shown to us as children play area while creating interest to buy.




  3. Their building work is still incomplete and has been extremely slow since last 6 months. A pending work list is submitted to them by the residents and the same is updated from time to time. Most of the important work is still pending. Even recently they have refused to construct a temple for the residents which they confirmed to customers while selling the flats.




  4. There has been lot of common issues related to building. The major issues being:-






Inefficient/inadequate sewerage treatment plant-resulting foul smell throughout the building which can result in health hazard but Apeksha’s management is least bothered.uction work on roof even after giving possession inviting accidents.

Exterior façade leakages resulting in seepage .


Fire stopping deficiencies.


No fire stopping sealing on pipes, conduits and ducts.


Clogged pipes/ducts.


Cleaning and Cleanliness of building premises.




  1. Overflow of septic tank whenever it rains.




  2. No waste disposal system in place. Garbage /wastages being dumped around the building premises. This is a big threat to residents.




  3. More often lifts are not working properly. There are numerous cases of lift stuck.




  4. Apart from the above there are several deficiencies and flaws in flats which also caused harassment, mental agony and financial loss to the residents.






In spite of lot of deficiencies the Builder and their staff are ignorant and even they are not bothering to comply with the rules and regulations related to SAFETY.There is a total ignorance from Apeksha group on the grievances of residents who has paid them hand sum amount .


People in Atelier are so nice that inspite of all these things against them, they harboured no ill will against anyone in Apeksha group.


All prospective buyers should take an integrated view of total picture of the market before buying a flat.Review each offerings carefully, understand properly, have everything in black and white. Take a conscious decision, hasty decisions should be avoided as it leads to dissatisfaction at later stage.
