Amrapali is worst kind of builder you expect to be associated. And this I am saying despite being a customer of them and knowing that my honest review will drag price of my flat as well. I have a unit with them in their zodiac society.
This project like most of their projects is extremely delayed.According to BBA, possession was within 2 years. But I had to wait 4 long years just to get intimation of possession from them. I cleared all the dues on receiving the intimation letter hoping that my days of agony has ended. But I was wrong. Till date this builder is not able to offer me actual possession. Though builder has issued me a NOC stating that they have no objection handing over the flat to me. It is almost 8 months, I am still fighting for possession. Builder is as usual paying no heed to my concern, neither he is talking about penalty for this unwanted delay.
I also tried to personally follow up with onsite staff to get the work of my flat done. But despite repeated follow up, I am not able to get possession. And it is extremely difficult to communicate with onsite staff(from supervisors to project manager to DGM). It seems, they have been recruited from road side agencies. These street rowdies are so audacious that they will ask customers to get additional works of flat(the works which does not come under BBA) done by them only. If any customer decides to get it done on his own, then intentionally his possession is delayed.

In addition builder is flouting all the initial layout plans, constructing commercial shops in the open space which he showed us as badminton/tennis court when we initially booked our flat.Such as their audacity, that they even extracted PLC for having badminton/tennis court(i.e. park facing) in front of our flats.
The least we say about the construction quality the better.Cheap quality materials are used deviating completely from initial BBA. And their staff, a bunch of arrogant lot, not sure from where builder found them.
On top of it, there is no sign of occupancy certificate, registry etc. which makes staying in zodiac society apparently illegal even if someone manages to get possession.
Same experience is faced by customers in all of their projects. Please make a wise decision before engaging with this builder.

It has been one long year since I got possession of my flat in zodiac. The situation is now substantially improved. Though, the issue of delayed possession still persists, the society seems, shaping up well for the guys who moved in. It came out much better than I thought one year back .-
