Had taken possession of my 2.5 BHKFlat in Akshaya JANUARY, Thaiyur, Kelambakkam, OMR and had rented it to a newly wedded family. Satisfied with quality of work and response of Customer service Team. Lots of open space & Greenery is added attraction. On my recommendation, two of my relatives also purchased flats in Akshaya JANUARY, taken possession and with help of Akshaya Services team rented it out.We are all extremely happy with our investments.

Simple don't go with Akshaya. You should be All Compromise

My opinion, buy only completed project. like buying car, other products and machinery etc., Do you pay any product before it become fully ready? NO. So all builder cheating with our money. Let them go with bank loans to build their product. once completed we will buy like other products in EMI or full payment, if it is really value for money. AWARE OF BUILDERS

Unkept Promises

I have booked an apartment at Akshaya Tango - "C" Block . I was promised handover in Dec'17. Its been almost 2 years and I only keep getting deadlines and commitments not being kept by the builder. The last communication from them stated handover by July'19. I am hoping the builder keeps up his promise atleast this time else planning to proceed legally for refund.

Please do not book any apartment from this crap builder. If you want to buy, make sure you buy after complete hand-over and ensure all items are completed. Otherwise you will lose your money and peace. Not worth it. The will promise delivery of the project in 1-2 years, in reality it will go on and on for 8-9 years and who knows? The owner is nothing but a thug and criminal, cheater.

Some months back I was searching for some luxury apartments in Kelambakkam and I found this incredible property called Akshaya Orlando in OMR Kelambakkam Chennai. It has 2 & 3 BHK residential apartments and it is a Disney inspired project. I visited the plot and the amenities are quite luxurious and lavish. You name any amenity and you’ll find it here. The homes are quite spacious. And location is also very nice. I have booked my home here and I am very happy.

Worst Builder. Full of false and fake Promises.Never fall into their Trap. Booked a Flat in Akshaya Today on 2012, still havent received my Apartment. When you call their Sales or CRM, they would say they will get back to you- But you will never get any responses. No activities on site and project is dead for last 1.5 years. They are not ready to cancel the apartment. If you approach for cancellation, they will tell you to sell our apartment to someone else. Not ready to provide us compensations for project delay.

All our hard earned money will be dead, and paying EMI's without knowing whether you will get your apartment or not.
Invested in AKSHAYA felt like cheated

I have booked flat in TODAY project in dec 2012 - REGRETTING as not delivered so far - dec 2018 . they promised to handover by sept 2016 with additional grace period of 9 months from dec 2015.

till now Dec 2018, my flat is still under construction, work is stopped as of now.

They keep changing Due dates , they are not keeping promises .

as of now 3 years delay, and even now there is no guarantee when I am going to get my flat.

I booked Akshaya Today d-Block . It is getting delayed and we are not getting the monthly compensation . Butthey charge 12% for customer delays. This is unfair for the customers.Moreover noticed that once we make the initial bulk payment towards advance the CRM guys talk disrespectfully to customers.Because they know we cannot cancel easily. The cancellation charges workout to be around 2-3 laks.

Booked a flat in Akshaya republic and n they r such a big liars. They don't even reply n keep telling dates n dates. no construction till now for my block. Big cheaters. Don't trust them. Gave 1 star as it was the minimum I could give. When they want money they will call u again n again n after delaying so much they have started charging interest on the balance amount. They don't provide accommodation also .but have mentioned in the documents

There is no option to choose anything below 1 star, So I have given 1 star

I purchased a commercial property in Akshaya January in April-2017 by paying in full and they committed to hand over the property in Aug-2017 but till now there is no progress. Every time when I ask, they are saying it will be completed in 3 to 4 months.

Few of my observation on the Akshaya builders: Feel free to check it for yourself



  1. They have got into too many projects and into some kind of financial mess, because of which they are not able to complete many of their ongoing project(Akshaya January, Today, Abov etc.). So do not buy unless it is ready to move in, because they complete 70 to 80% and not make any further progress



  2. Do not get carried away by so many awards that they claim to have received



  3. There is a huge difference in cost they quote by customer profile, even if they buy around the same time period. Do not expect them to be ethical from financial aspect, you just need to bargain like how you would do it with any small builder

Gave money on 2012 40 lacs still no sign of activity or interest to complete the project.

They play stupid politics, make you roam around different tables nothing will happen. If you want to live peacefully better stay away from Akshaya
An Appreciation for a Wonderful Architect.

Well and at the outset let me place on record my sincerest appreciation for having given us a wonderful project( Akshaya “ADAIR”). Chennai(Madras) is almost floating. There is no drop of water inside our complex. Rainwater harvesting system worked wonderfully and left not a drop of water anywhere inside the complex.

I am living here with my family for nearly 8 years and we own flats in Bangalore Koramangala and in Mumbai Hiranandhani, of all I can definitely say ADAIR is the best.

Sir it is no exaggeration if I say that the design of Adair has no match. Hats Off to Akshaya and the Technical Team for designing Adair beautifully.

My family and My Associates here join with me in sending Our Heartiest Congratulations Once Again and Wishing Whole Heartedly Many More Projects by M/s Akshaya in the days ahead.

Just going through akshaya reviews and there are some negative reviews/comments to be seen. Then when I check the date and most reviews are very old. Hence thought of penning down my experience. I am a resident of Akshaya Metropolis from past 4.5 years and to be frank I have not faced any issues which were mentioned in some other reviews.

When I was planning to buy an apartment, I was more focused on premium apartment with Value For Money aspect and had checked about 9 different builders around GST. Most apartments had hostel like structure and I was not a fan of those structures mostly because of privacy aspects. But in this apartment, that was not a concern. Also the management staff was very cooperative all through the process. They are very dtrict about financial aspects timelines for payment though. Also they are very accommodating all through the process right from booking to the registration.

Once I took the possession, there were some issues with the electrical wiring but were sorted out within a day and after that it was a peaceful affair till date(touch wood). The support staff is very helpful at the site and are always ready to help in case of any inconveniences. Build quality is pretty decent as well.

One issue is that, any complaint or problem written in complaint book takes ages to be completed. But a word with the support staff fastens the process by miles.

Akshaya Builders are popular among the high level real estate and property developers, they have been in this business over a decade, recently I checked their ongoing project and visited the site, though the flats are expensive its worth the investment as its a once a life time that people get their own house the quality design and modern techniques are the strength for the reputation which akshaya has.

The projects are transparent and the investors can actually see the step by step development in the work, customer support is very good . The management are customer friendly and they do their best to deliver the project in the said time.

They dont adhere to promised timelines nor have the courtesy to respond to questions from owners. I really feel cheated by them and paying my emi alone for past 5 years but, still not received my flat. When request for penalty they say that I defaulted on my stage payments and hence cannot pay any damages. yes, I defaulted twice in my payments for 3 days but, they are defaulting me for 2 years still I am not eligible for any damages as per their claim.

Akshaya Adena is the best place to live. I brought it in 2011 and have been living here since then. Decent community and well maintained project. During the nightmare flood in Chennai, we were told that almost 1, 000 families were stuck in 30 feet of water inside their premises, without power, water or food supply, and they are still looking at the grim, overcast skies with little hope of relief or rescue. When you see and hear of such experiences, you bow your head in reverence to the powers of Nature and clearly understand how helpless one can become in a short span of time. Also, it brings up a sincere feeling of gratitude for the team of people who conceived and built Adora many years ago. They had the wisdom and foresight to plan the structure so well that, though we are surrounded by flood water on all sides, we have been, quite literally, like an Island, so far. Other than a part of the wall that collapsed into the rising waters of the tank on the North side(today morning), we have been not seen any major issues, like the ones seen all around us. We have had uninterrupted power, water and most other utilities most of the time. So, I want to sincerely thank entire Akshaya Team who have protected us with their excellent planning, foresight and wisdom. Akshaya - Professional developer with a variety of projects. They are time tested and have been in the Chennai market for many years.

Booked a flat in 2013 paid 90% of the amount by 2014. I got possess in nov 17 with only 40% completed.none of amenities promised is ready or near to ready. Basic amenities like, lift , clean water , road is not near to ready. Mercilessly they ask to climb 5 floors or wait for few months to get the lift ready. First time home buyers be careful with this cheats, they will have a once sided agreement and you will be in a trap for lifelong. The build quality is also so pathetic even govt housing board will be better. Humble request who invests hard earned money stay away from this cannibals.

AKSHAYA BUILDER IS HORRIBLE BUILDER PLEASE DO NOT BUY ANY APARTMENT FROM THEM AS THEY WILL NOT GIVE ANY REFUND AND QUALITY OF THE APARTMENT IS WORST.

WE HAVE BOOKED THE APARTMENT FEW YEAR AGO AND ALL THE PROJECT IS NOT DELIVERED ON TIME PLUS THEY PROMISE TO GIVE THE COMPOSITION FOR DELAY PROJECT ITS BEEN DELAY BY 3 YEARS WHEN YOU CANCEL THE APARTMENT THEY DEDUCT 3.5L  AS CANCELLATION FEE AND BEYOND THAT REFUND MONEY HAS NOT BE GIVEN STILL IT’s  BEEN 2 YEARS BY NOW.

PLEASE I REQUEST EVERYONE NOT TO CHOOSE AKSHAYA BUILDERS

Booked and waiting for an apartment in today at least four years now., They don't care about customers any more so better stay away from any Akshaya project for no stress life! BLUNDERRR! I see if we can give a less than one star! They lie, ignore and continue the same no matter how genuine.

I don't have 400 characters to even share my pain lost all my energy and still have to mourn for few more minutes.
