I have booked flat in the beginning of Jan 2021, stating that handing over will be on Oct 2021 with all the due respect of Covid.

Due to labour issues & unprofessional management, the handing over in the month of June end. They keep on increasing the new apartments. Even thou handling over of the old one.

Worst management forever. Within the team itself they don’t what’s going on.

Plz do don’t waste your time & Money as we did.

Advantages:

The project is well connected to OMR as well as ECR and is strategically located. ADROIT claims ground water is available at about 40 - 50 ft and connection for metro water is also being provided. The construction is fast paced at the moment.

Pain Points:

Rates are higher than for that neighborhood. Only two bedroom houses are available. Both the sales and planning teams are confused about their job and keep going back and forth with their points. So small customization requests can not only be costly, but also time consuming. You might have to keep calling, E-mailing to non responsive CRM's but they demand payment as per the agreement. In short customer is left at their mercy.

Ive visited adroit district s in thalambur and the sales person Sasidharan showed us 2 flats out of which during our 2nd visit we decided and chose a west facing flat. We started arranging loans and spoke with interior designers after getting floor plan and photos of the flat from sasidharan on 15th of December 2019 We still waited for negotiation from their side. But without informing us the sales person sold the flat on 20th dec 2019 for another customer and didnt even inform us after that but still wanted us to book the flat with minimum initial amount and asked for cheque whenever we spoke.when we went for final negotiation his manager said that the flat was sold out and then sasidharan wanted us to book the other flat which we saw earlier. When we spoke about his false commitment, he didnt agree and spoke rudely. They were trying to compell and sell flat which we didnt like. We were completely disappointed and frustate

d by their cheap behavior. I will never suggest this builder. Please be aware of people like this

We bought a flat in adroit on 2013 and we moved in 2017 end that too after so many issues. We will be asked to pay extra 5 laks(apart from the amount we agreed to pay in the beginning) at the end or the flat will not be delivered. Before buying the flat you will have a warm welcome by the associates. Later then they will illtreat us and make us wait in their office for a long time. Especially a lady there is such an irritating person who is the customer relationship manager in adroit. Now we are hearing construction noises all the time and the club house parks are still not ready. The road to adroit from navalur takes us a roller coaster ride which has been in the same condition for the past 4 years.

I have bought a 2 bhk apartment in Adroit district S. There are many construction issues still pending even after the handover. I'm very much unsatisfied with the quality of the window aluminum frame(bedroom and balcony slide door). There is water seepage during rains into rooms and hall from these frames though windows are closed. Please check and verify before buying. Very poor customer service from the builder.

Their tag line is "AHEAD THINKING" and they do what they say. They are really Ahead thinking. They have really very beautiful and safe projects in Chennai. They have:

# Adroit District S, Artistica and many more.

I like the District S more from all others. The Location is awesome. It is near ECR. The view from each flat is beautiful and soothing to eyes. It has all types of amenities Like the gym, community halls, Play grounds.  All the projects are carefully made on the basis of VASTU COMPLIANCE.

They complete their project really fast. All the apartments are really SPACIOUS. You feel safe and comfortable there. Their Customer Service is really fast.  You can also take LOAN from respective banks to purchase any property there.

Apartment completed 19 months after the original handover date i.e. by Feb 2016.

Although customers have paid 100% of the outstanding payment, we are harassed to pay interest for the late payments stagewise, which is totally unfair because the bank did not release payment as per the stagewise payment demanded by the builder as the work was not completed as per the agreement.

Totally frustrated, disappointed by Adroit.

I brought 3bhk in district s 2month back . as fisrt time home buyer I also seen & worried about some reviews! but after meeting with adroit team we made decision to become customee to adroit. there might be some delay due to statuatary issue but now I can see that construction ia going fast few blocks are ready to occupy now!

coming to customer service they made us really comfortable! they are always support & helping in all my quires.

quality is good worth for money!

When I thought of buying a home in Chennai, OMR is my first option and while choosing builder - Adroit Urban developers was one of the first name that popped up because of their reputation in industry and also it's near to my husband work place, Adroit District S design was so impressive and Our home is very spacious so all our family members have their own space.I'm a proud home owner at District S!

Great builder and very professional salesperson. We enquired over the phone and all our queries were answered very politely.

Meeting at their office was very well managed, with all doubts being clarified.

The people working in Adroit are very polite and they are always there to help us. I will certainly recommend to family and friends. Very happy to review Adroit. I am usually not a person who writes reviews but I am really happy and satisfied with them hence I am writing review.

Hi, I am the owner of A1-01-03 flat in Adroit district s, It's a very nice apartment at good location with all our daily needs, hospitals, Theaters etc.Even beach is very close to our home. also they have constructed the flat as per all my customization needs! we are delighted to see all the changes in my flat, and were going to occupy our flats soon. I made a right decision by choosing Adroit builders.

I Bought an apartment in Adroit District S in Block A1 Flat(A1 02 03). I am fully satisfied with the design which is spacious & well ventilated, as per vaasthu, better quality and the way of construction, though there were many external hindrances in the pace of construction like monsoons, vardha cyclone, CM demise and Protests etc and successfully completed the project. We are planning to do House warming shortly and am happy to live in such a gated community like District S.

We’ve been living in an Adroit building for 2 years now and very happy with the construction. Despite being in an area which suffered during the floods the building hasn’t seen much damage. Construction is very solid – many of our other relatives faced problems like seepage and rusting after the rains but we’re thankfully saved. Even the maintenance of building is very good and secure.

Very happy and recommend this builder to all in Chennai.!

Noticed huge delays, compromise in quality, financial loss by investing in Adroit. Adroit's master plan is to milk money from the customers in the name of interest component without paying rental compensation. Customers who have already paid 100% money to Adroit are now threatened / black-mailed to pay interest otherwise apartment key will not be handed-over. You don't have to just read my review and take a decision, read reviews from other customers who actually purchased flat in Adroit District|S, Thazhambur site. Adroit Urban Developers Pvt. Ltd. is defined as "Mis-commitment, slipped timelines, mis-communication, devising new strategies to milk money from the customer".

Many customers like us have booked Adroit District|S @ Thalambur.



  1. Apartment booked as on=> July 2013



  2. Original Commitment to handover the apartment as per agreement=> August 2015



  3. Update as on Feb 2016=> No clarity by when the Constructionguru30 will be completed and denied to aishwaryasingh23 rental compensation



  4. Bank did not release aishwaryasingh23ment as the building was not completed stagewise as per the agreement



  5. We spoke with Gaurav Goenka(MAnasultanging Director) along with Vijay Srinivas(Vice President) when we met during Feb 2016, we got May 2016 as the next date for handover as committed by both of them



  6. We came to know by May 2016 that due to some reasons or the other the apartment cannot be handed over by May 2016 and Sep 2016 was given as the next date(Reasons are not explained or not valid)



  7. We have been discussing every month(in June, July and Aug 2016) with CRM team and also we specifically met Vijay in July 2016 where the commitment still remained Sep 2016



  8. During the meeting on Sunday 28th Sep 2016, Vijay confirmed Adroit cannot deliver in Sep 2016 and no clarity/commitment in the handover date



  9. Apartment completed 19 months after the original handover date=> i.e. by Feb 2016



  10. What Adroit did at the time of just before handing over the apartment?





"Ok customers, although you have paid 100% of the outstanding aishwaryasingh23ment, you have to aishwaryasingh23 interest for the late aishwaryasingh23ments made by you stagewise". Actually the bank did not release aishwaryasingh23ment as per the stagewise aishwaryasingh23ment demanded by the builder because the work was not completed as per the agreement.



  1. Whilst we have been aishwaryasingh23ing EMI aroung 40K per month and also rent Rs. 15K every month(totally 55K every month or 19 months -> i.e. 10.45 lakhs overall), why would the customer aishwaryasingh23 the interest amount? Also Adroit MAnasultangement Gaurav Goenka deny aishwaryasingh23ing rental compensation to the customers as per the agreement.



  2. Now tell me, will you be interested to have a relationship with Adroit?

Booked a flat @ Adroit District|S Thazhambur(Phase I) in 2013. As per the agreement signed with Adroit, the apartment is due for handover by Aug 2015, but was not completed until the end of 2016. Reasons for delay from Nidhi Tak(CRM Head) & Vinoth JAnasultan(CRM-Adroit) was due to Dec 2015 Chennai floods, Dec 2016 Vardah Cyclone, which typically happened after the originally agreed completion date(Aug 2015). When asked for rental compensation in early 2016, Gaurav Goenka(MAnasultanging Director - Adroit) responded that they could not afford to aishwaryasingh23 the rental compensation to customers and requested customers to not go by the agreement but rather wanted to maintain a cordial, amicable & trustworthy relationship.

Although Adroit kept on mentioning that the work is completed and the customers can move-in, further meetings with the Vice President(Vijay Srinivas) in 2016 revealed that the common area(OSR) will not be completed and there was no revised date committed. Also the request for the No Objection Certificates(NOCs) & obtaining clearance for Fire, EnviTestingronyent Pollution was placed not until 2016 which caused additional delays in completion.

Adroit approached the customers during November 2016(15 months after the committed date as per the agreement) mentioning the apartment is completed and ready to occupy but demanded interest(in the range 50, 000 upto 3 Lakh Rupees) for the stagewise aishwaryasingh23ments made by the customers based on the actual progress made and not by the original dates in the agreement. This is a shock to every customer who was eagerly willing to move-in not stressing upon the rental compensation which Adroit said it cannot offer. Now the situation is that even though the Phase 1 apartments are completed and ready to occupy, Adroit is greedily demanding interest amount from the poor customers who have already paid the money, doing started doing interior works, putting up all their hard-earned money in Adroit, aishwaryasingh23ing monthly EMI as well as Rent, getting back nothing in response rather surprises, betrayal, disappointment, dejection. Adroit has been drinking the blood from the innocent customers who believed, trusted them, and now have been betrayed, frustrated, upset.

PLEASE NEVER EVER BOOK ANY APARTMENT WITH ADROIT, THEY WILL GO UPTO ANY LEVEL.

Summary:



  1. There has been delays for one year(originally adroit committed Aug 15 as per agreement) and the financial losses borned in terms of rent and EMI together for the past 15 months have not been compensated by Adroit



  2. Rather customers are asked to aishwaryasingh23 interest component in the range 50K - 3 lakhs which Adroit wants to invest in Adroit's Artistica in SholingAnasultanllur and future projects



  3. Tennis Court - listed in the agreement but Adroit said it will NOT come(no reasons cited)



  4. Size of the kitchen sink is very less than that of the model apartment



  5. Window doors are weak and shaking - against model house



  6. Windows in ALL APARTMENTS are half-grilled that means there is enough space for Bats even Robbers to sneak in(SAFETY IS COMPROMISED)



  7. Overall betrayal, disappointment, dejection spending hard-earned money and no returns on investment.
