Aakriti Honey dew is one of best and well developed community in Tellapur(near to the financial district) Hyderabad. A very well maintained gated community, which provides 24 hours water supply, backup power generator and round the clock security. The beauty of this project is well designed club house and terrace swimming pool.

The builder handed over the flat on time to me. Thanks to well trained and professional CRM team.

Starting from the design of the project, Quality of construction and completion of project reflects the motto of the company. With dedicated staff, Skilled workers, Qualified well experienced engineers a customer would really like to stay here and invest his hard owned money for his dreamful home. I would specially thank the Engineering staff Mr. Uday, Ravi who led this project run along on track also the CRM Team who supplies the fuel for the project. All Together it's a beauty and heaven place to live for.

We were looking out for a good property in and around Tellapur. Where in we have visited almost 10-15 properties but didn’t like any of those due to various reasons ( over priced, Poor approach road, Vastu non compliance, locality etc. )

Finally after a long search have visited Aakrithi ARV Viva in Sep 2020. When we researched about the property we found mixed reviews. But we went ahead because of Pros mentioned later in this review.

I would like to comment on the management of Aakriti Construction first and then with review on property

Firstly I would like to appreciate the marketing folks Mr Masood and Mr. Manoj. They were very polite, friendly. They took us through the property and have clearly explained the standard offerings from management and helped us a lot throughout this journey

Post which we decided to go ahead with the property purchase. Wherein we were struck with the Home Loan process due to some internal issues. Wherein Mr. Madhav has supported a lot, gave us confidence and guided us to the correct people where in our loan got approved. Even though there were some hickups but at the end we were fully satisfied.

The property was 70% completed and we decided to get that completed through an external architect who was also our interior designer, we decided to go ahead with this approach as we have decided to go ahead with premium flooring, doors and certain internal civil modification. For which we have approached the CRM Head Mr. Venkat who helped us to seek approval from management within a quick time and also helped us for handover of material as per standard offering from M/ Aakriti. A special thanks to Mrs. Shruthi who understood our expectation and helped to get approvals immediately.

Pro’s:

The property is at prime location and accessible to Hitech City, major schools ( Birla Open Minds, Gaudium etc. )

The property is very much Vastu Compliant ( primary reason to go ahead with this property) when compared to other properties in and around.

Very much affordable when compared to properties near by.

Greenery and open space within the property.

Wide internal roads.

Con’s:

Bad road for a stretch of 500 meters while coming from Gopanpally- Tellapur road. Hope this road shall be laid within a year.

I know there is a delay in project completion but it didn’t effect us as we have finalised this after 70% completion of project.

Im very much satisfied and thanks a lot to management of Aakriti for providing us with our DREAM HOME.

Never buy from this builder.Very bad management.Poor response

Paid full Amount and even registered the Flat but still not given possession to us even after months.Now, looking to sell as is.Never fall in their trap.They will never finish the flats.Not RERA Registered.

To all people even remotely considering the idea of buying anything from Aakriti, please don't, especially NRI. I have already purchased a villa in Arv Viva and it was the biggest mistake, I have ever done, not to mention financial loss. The project is delayed by 5-6 years with no hopes in the vicinity. The employees are the most unprofessional people you have ever met who only care about your money and no empathy for the customer. They will threaten to fine you for late payment but when their project is delayed beyond limits, they refuse to pay the late penalty as per agreement clause. There is absolutely no form of communication on the progress/status/work completed. Being an NRI when I ask them for timely mail on status or plan, they ask to be present in office in person.

Having suffered from mental trauma of losing my investment, I would advise you strongly to not consider their project or get lured away with the sales team promise. They promised me to deliver in 16 months and its been 6 years. Finally, of course, my name is changed to be anonymous, else I would probably lose the chance of owning my villa in 8 years or perhaps more. Anyways, I did a mistake, in fact, every owner of Arv Viva did, I hope you don't. Thanks!

Experience with this builder is worst and ugly. I have invested in their Honey Dew project in 2011 and now we ar almost into 2018 I.e., 7 years and it may take 2 more years to complete with all venture and which means, one decade to complete a small venture. Quality of construction is pathetic. My flat is not even handed over to me but there are n number of wall cracks and water seepages. Not even compensated for delay, though it's mentioned in agreement. Tried for legal but people warned for further delay. Raised my concerns with builder& co for many times but no use. Raised to T-Credai(as being member) over email some time ago but no use. Most interesting thing is they have given a full page add in TOI about their new venture and appreciate their courage as if they are successful in their past ventures. New buyers should do their due diligence before investing in their new venture.i won't be surprised if that also takes another decade time to handover. Don't waste your hard earned money. If still wants to go, make sure the builder is complied with RERA norms. Pls note that the T-govt yet to set RERA infrastructure(incl judiciary).

Hello Guys, I have recently Booked a flat in this construction company and It is very good company. Aakriti designs each and every flat very unique and luxury villas available to all the pupil in terms of amount.It had started apartments in 10 acres with world class facilities to every individual and in this construction flats are available for all category pupil like who wants 2BHK 3BHK, duplex villas. It is also available with furniture direct contact with the owners of the flats.

Customer service - They are very polite and till the starting they guided us for the payment and they allow our own requirements to construct our flat as our wish.

Staff courtesy - seemed to be very good and I felt very surprised.

Planning of this group is very good and they first plan to build near hospitals and educational institutions every customer must need these facilities first and construction also very good it looks modern look and customer service also very good they give good response to customers first thing is receiving customers very respective manner and fascilities are very good near this constructions and kitchen bedroom inner constructions are very good no need to reconstruction any thing in inner side of the flat

AS I have seen many real estate dealers and their projects, Aakiriti constructions are quite good as their projects are at good places and they are very good in looks.

As far as customer services are concerned they have very good staff members, they listen to your needs and suggest you accordingly and at last they give you up tp the mark results. Good service I would say.

Staff members involved are very good descent. I'll give them quite good ratings 3.5/5.

Aakriti constriction is the worst. I have a friend who has lived there for 3 years in a company in Hyderabad is jobs. His real home is in Orissa. But because he is so in Hyderabad from his college Ya got jobs. My friend to buy a house in Hyderabad Aakriti construction of the wind.

Then after a few years of construction, the owner of the house showed.My friend liked the photos of the house. After 1 month, he was my friend half the price of the house that had been sent to the owner of the house.

Then one day my friend went to see the house it was very frustrating to see my friend. He was quite old house was out of the house branch. Had cracks in the walls of the house, the house offers no water and electricity in the house that did not feature too much. I have a friend to buy the house, but the owner of the house refused to return the money to the owner of the house refused.But my friend and I had no choice but to buy the house because he had seen half the price of the house so the house had to buy him. Ya my friend and he was just a mistake that he only saw the house was bought. If he went there himself, he would have bought the house to see well is not such a big loss. My friend of the house underwent renovation again. So when you purchased the home from any construction in the first photo of your eyes and see yourself and think, see that house then bought the house. I suggest that no one else like my friend, do not mistake you can lose even more.

To the general belief that builders are not so nice people, aakriti is a little different, like everywhere else give and take, and little patience goes a long way with these guys.

Yes there are many problems, due to poor coordination between project teams like plumbing, electrical etc am one of the existing customer of aakriti which has given hand over last year at old bowenpally[TIRUMALA SANKALP ARCADE] . I am about to finalize another property at tellapur to my younger brother who got recently settled in US. I found many negative comments with this builder but to be I have recently booked my Villa at ARV VIVA.I have very good experience so far from Sales Managers, Accounts and Admin depts at ARV VIVA. They are Polite and Good responsive for all the Admin/Operational needs. I have seen good progress in construction. They are treating this Project

We have build house with aakriti constructions we are not satisfied from there services, in our house there are so many cracks in the walls, and pasting which they have done that is totally cheap quality.

We had complaints about this, but there is no response from the company, we loss lots of money on this company, our harden money wasted by this construction company. one of our relative had recommended to go with this construction company, but it was a bad experience for us.

They are working really hard to resolve my issue with them and truly I am happy with them now. I wish them a great success.  Mani and Money seems to be nice person, I know they are   going with bad time but they are honest and are customer centric.  Honey will be live very soon. Block A will be delivered in sept for sure and add 3-4 months to Block B. work is going on in full swing and you will see the real, livable, affordable gated community very soon.

this was the review I had for them last year but the ground reality is that they are least bother about customer. In honeydew which started in 2011, not even single flat has been completed. their promise keep on changing. last year they said they will complete the block A in sept 2016 but its not completed yet even block B will take another year to complete.  hell about block C and D. I am not sure in latest pic they have removed the club house from picture of honeydew plan which should not be tolerated.

every time you meet them they have one new date,  their staff is not in sych,  they are now start charging additional and not obeying their own sale deed.

Please please do not trap with them, go with  builder who is genuine.
