With lot of hopes I had booked a flat with Shree Constructions, Thane at their Shree Shrusti project. Having lived in rental acco for too long, I had decided to go for my own home. I had liked the flat on the top most floor which had an open terrace of 150 sqft which I though was ideal for my two year old son as a small play area. After a lot of deliberations I booked a flat 1 BHK in feb 2008 with the builder promising possession in Sept 2008.
My troubles started then. The builders Mr Umesh Patil & Jitesh Mehta did not budge for any discount in their flat cost saying that timely possession of the flat was their plus point, their forte which I later realized was not so. I paid my contribution on time and took a loan from SBI (that headache is a totally different story which I plan to write later).
Since the construction was on, the balance payment to builder was as per the slab wise. The builder refused to co-ordinate with SBI to get their payment and every time I had collect the cheque from SBI and hand it over to builder which cost me a day's leave (U know how SBI works - sarkari style). The reason given by builder was he was busy with the construction so that the possession is handed on time.
Come September there was no sign of the possession. When asked the reason given was the delay due to monsoons and the rains were heavy, the cont matls are unavailable due to high costs etc. The next date of possession was in dec 2008. When I enquired again in Dec, the possession date was pushed to jan 2009 end. That's when my fuse blew. I was living in a rented place paying rent, also paying EMI and had to literally ask for landlord to acoomodate me for another couple of months. The builder had given the possession to a couple of other flat owners except me. Finally after much dilly dallying the builder gave me the possession of my flat but with hell lot of problems inside the flat. The living room tiles were of different shades, the taps in bathroom were leaking heavily, there was no waterproofing done in the open terrace and a lot more.
When brought to the notice of the builder, he casually brushed off saying that it may take time since I had rushed into taking possession. After one and half month of regular followup (atleast 3 calls/day, 3 visits/week) I could get the problems sorted out. When I asked him about the Occupation certificate he said that it would take atleast six more months to get the same since his second wing is due for completion and he would be applying for OC for both wing simultaneously as this would save some under table payment to the TMC authorities. Till date I have not recd the OC.
The play area provided by builder is so small that if 4-5 kids play together they bump into each other. The jogging track provided is totally ideal for my two year old son. The stilt parking is not complete concretized. The open parking provided is so cramped it resembles the Bumper to bumper traffic of Mumbai roads. The solar water heating system provided conked off in the second month itself. The elevators provided of Regal make breakdown once every 15 days. There is no emergency back up provided for the lift. God the list is endless. Everytime these issue are brought up, the builder goes into a fit of rage and tempers start flaring up. I would advise one and every one not to waste your hard earned money inot such projects. The price may look attractive but long term problems are free of cost in such cases.
