Multiple court cases b/w builder and residents, no club house, parking issues, incomplete work, no amenities no OC or CC. Even no parking allotted in B block.

Seems the land at the back doesn't even belong to the property. Please ask for marked parking before buying. There is less parking hence no allocation. All false promises. Talk to few residents of both the blocks before buying overall a big mess.

KMF Builders is a publicly traded company by law. By law I mean they know how to form a publicly traded company. Infact it is much worse than a proprietary or a private company. Its dictatorship all across the company. This has reflected in all their properties, their management and their customer support.

In my opinion its better to avoid KMF Builder as far as one can. If you plan to buy an apartment from KMF Builders, check who is maintaining the flat. If KMF Builder is any ways connected to it beware and keep away from them. It might be cheap, but with cheapness comes arrogant behavior and terrible quality.

I have one apartments in one of their properties which I regret as the worst decision that I have taken in my life. Firstly they don't have a single point of contact after your purchase is completed. The person whom you were dealing with before purchase is no more ready to lend his hears to any customer. He directs to another person, who treats you like a rowdy on the streets.

Secondly they have no systematic mechanisms of communication where you can resolve your problem. The decisions are taken arbitrarily with our any residents consultation. The maintenance is handled in such a way that there is no accountancy for any expenditure and income, however I could see that they are legally compliant on all the aspects of the government including the land.

Therefore in my view there are various other builders in India who provide a better value for money. I believe you are a person who wants to be treated like a customer not as slaves when you are paying a premium for the product. In short its my recommendation to public in general who are planning for any engagement with KMF Builders to be extremely cautious in dealing with them or wait until the property is out of the control of  KMF Builders.

Nbr Land Developers And Builders(Nbr Group)Love NBR Green Valley township because I have faith in NBR Company. I know that every action is very transparent and they render the best to their customers. Dealing with NBR's has been very easy and time saving.

Sometimes I visit the township and needless to say, the township looks beautiful day by day. Thanks to NBR.Great work and co-ordination and don't have any complaints Every e-mail / query was responded to promptly. Every step was well-organized. It made the entire experience a very pleasant one.' I always wanted a place away from the noise and sound pollution and the humdrum of city life in a concrete jungle.No cheating in rates or space. I have experienced it at the time of purchasing my flat. I had some monetary problems but with the help of NBR I managed & now I am proud owner of a beautiful Home.

I bought an apartment here and after the full payment the builder and in charge is behaving as if I am a worker here. I was totally confused why he shouted at me first. Later from the Common Floor I came to know that he behaves like this to all. It seems he threatened some body as he will kill him!!! He gave worst gali to some ladies here and they raised a case against them.

This is the first time in my life I am seeing something like this. There is lot of spitting marks and rough cement on the wall, When checked he told that that’s how it will be!!! I told its a new apartment but looks old and that’s not how it is supposed to be. The answer was "I can do only this you do what ever you want"...

The initial plan of Purab Manor is good. The architecture looks like deluxe flat with good spacious and taken care of air and ventilation. The things are going to change now. They are constructing a building between two blocks which is not legal. Due to this they want to reduce the parking area and making one car parking into Two. It is unfortunate to all Flat owners are treated as insects by KMF Builders. They do not even respect elders and do not care any body once the payment is done.

The electrical wires and the water pipe is laid in the same duct. That may leads to shock or fire accident to the building.

I got to know very lately that I purchased a place in the hell. They do not hesitate to use any abusing words with raising their voice. Any decent person can not talk much with them. They are taking that as an advantage and doing all these illegal constructions and make money out of it.

I got to know that if the builder is not taking proper approval from the respective department, each Flat owner need to pay them in Lacs to those department. There is no guarantee that we have a peaceful life in the apartment as individual need to fight against parking the cars.

No single amenity is provided which they promissed while I purchase this Flat. Not sure when they will provide.

Whether they provide or not.

I can strongly suggest you that do not try to purchase a Flat in this hell.

There is a lot to talk about the Purab Manor and how things are unfolding. I was planning to write a review for some time, today got some time.

I am having a flat in Purab Manor, still not moved in. Planning to move in as soon as basic amenities are setup.

This is I like in Purab Manor.

> Long and pretty wide corridors. This is what I liked about Purab Manor

> Rooms are spacious and the plan is good, utilized space to the fullest.

> 2-3 big trees in front of the apartment.

> Proximity to ITPL

> Shell Petrol pump. [You never know when you will get out of GAS]

> A military apartment complex close by.

Club House Facilities: Not Available, no plans either

Swimming Pool: Not Available currently, talks are like after Block II is completed, swimming pool work will get started.

Billiards: Mr Malik is no fan of Billiards and confident that no Purab Manor owners know Billiards. I think Billiards is like cricket.

Gymnasium: Buy your own equipment and use one of your room as Gymnasium.

24 – Hour Power Back Up: Generator is installed and running. How much time its up need to check with residents.

Landscaped Garden: Some green color, that's all. Ground floor garden is of color RED and home of 1 million mosquitos.

Aerobics Floor: Same as Billiards, Mr Malik "We are Indians, we should do Yogo at HOME"

Ample Car Parking: YES, YES Mr Malik is researching on how to make a single car parking space into 2.

Activity Space for Children: Not Available currently [Where ever space is there KIDS can run around]

Indoor Games: Not available currently.

Library: Not available currently. [We do not read books we watch criket at home]

Cafe/Restarunt: Not available currently. [Mr Malik meant the Dhabha's outside Purab Manor]

Conference Rooms: Not available currently.

Provisional Store: Not available currently. [Mr Malik dreamt, A1 store opening 3 years back]

Beauty Saloon: Not available currently. [All residents are already beautifool]

Crèche: Not available currently. [ You will find one outside the gate]

Jogging Track: Nothing provided yet [Run whereever you like]

Jokes apart the only facility provided in Purab Manor is the Generator, for that Mr Malik has taken a good amount extra. So that facility is paid extra. So to sum-up there is no facility provided by the builder as promised.

This is what I do not like about Purab Manor. [I heard a lot of stories from the residents]

> Crazy lifts, people often gets pulled out of the lift

> Out of 3 lifts in First Block, only one is operational.

> Very bad safety measures, kids can get hurt in open drainage, open lift doors, sliding thru the handrails, rusted handrails.

> Mr Malik, treats customers like his servants. [Just after the first payment goes out]

> No Name for the apartment yet. I think people are staying for almost 6 months now and name "Purab Manor" is not seen anywhere.

> A very shabby painting, outside painting not done/completed. If you want to tell your friend directions to Purab Manor, tell the old building opposite to Nitesh Forest Hills.

> No Parking space allotted and plan is to split one slot to 2.

> No Basic amenities provided and no plan to do so.

> No progress in pending work for the last 6 months(Block I)

> Block II is progress in snail phase.

> Harassing residents.

> Need to pay 3000/- to the builder if you are giving your apartment for rent. Hafta yar Hafta. Strange. Mr Malik might say its mamool and every apartment does this. I never heard this; there is not even a service lift working. So why to pay Rs 3000/-?

My request to all those who are planning to take an apartment is to ask more questions to Mr Malik and get very clear deadlines in black and white. Consult at least 3-4 residents before taking decision. RS Nair has taken a back seat so that he does not have to reply to residents queries.

Mr Malik is not available anytime near Purab Manor, so he also has nothing to worry about questions. Then there are few chamchas, good for nothing fellows, they will not reply to your query and will redirect to Mr Malik who is hidden.

Whoever purchased will have to run from Purab Manor to Golf Manor taking leave from office as Mr Malik will be available only from 11 am to 11:30 on few days only.

Mr Malik, some suggestions .

> Provide basic amenities to current Residents, let them talk good and I am sure you will get more business from reference itself.

> Paint the building, let it look new.

> Talk properly to customers.
